Read all the reviews before moving in, and decided to make the move. So far I've been really impressed. The price is reasonable giving the quality of living. The maintenance to the grounds is close to the best (and most active) I've ever seen; seems like the cut the grass every day. But having nice grounds around the place makes it a nice place to come home too. The pool, exercise room, etc are nice bonuses and the quality of each is good.

The rooms are very spacious for the price, especially the main living/dining room. The kitchen is also great being fully equipped. For the most part the walls are very soundproof, especially internally. The only sounds that come in from other rooms are through the hall door.

The only real complaints are things others have already posted. For starters, the bedrooms are both warmer/colder than the rest of the apartment. The single vent in each room isn't enough to cool or heat them adequately. Having a room on the west side of any building makes this worse too (in the summer), you get the hot afternoon sun. The halls are also not air conditioned or heated, and the hall doors aren't well insulated, so I'm sure the power bill is higher bc of that. The elevators are always "interesting" ... sometimes they work, sometimes they don't. Parking is a real problem come the start of USC classes. We eventually just started paying for covered parking ($15 more per vehicle/month). Lastly, some of the small maintenance inside the apartments takes a while for the guys to get around too. However, emergency maintenance gets immediate attention.

All in all though we've been very pleased with the Pavilion. Don't let the negative above detract from considering this complex. All-in-all, the Pavilion is one of the best apartments in Columbia, SC.
