Very positive. No complaints at all minus the wasps nests around the apartments. I've never seen anyone try to take down the wasps nests and those might be an issue moving forward. Everything else is really great though.

However, we are very flexible and can adjust should we need to. Also, it's not very glamourous- but we knock down nests that can be reached with the Enforcer power spray. I've loved living at Arbors River Oaks! It's in a convenient location, and Devin Quigley is always quick to answer any questions or address any issues. Most of the residents in the townhomes are families and it is a quiet complex.

Hello Verified Resident 754169, we appreciate you taking the time to leave us this feedback. If you would please reach out to me directly to share any specifics you are referring to- that would help me become aware/ address your concern of violations. In regards to the quality of our renter's, our rental criteria for approval and the screening company used for this- has not changed. The renovations completed in our homes, I can assure you were thoughtfully decided upon and executed. I would like to take you into one if you have not seen one. While keeping up with our Arbors namesake- we DO have an abundance of trees and greenery that attract the wasps, I completely agree with you. However, we have seasonally scheduled treatments with Rosie's Pest control and I am happy to add to that if there is somewhere specially that needs to be targeted! Do not hesitate to simply give me a call. Similarly, I am happy to look at any previous maintenance work that you may have had completed if you are not fully satisfied with it. Upon renewals, it is standard in our industry to take into account the current market rate and discuss this with our residents. While it was unfortunate that a flammable item was improperly disposed of into our compactor- I am pleased to share that it was taken care of and back to being operable within 24 hours! We also have heard residents' desires for personal parking and now offer a reserved parking program! We have 3 fire hydrants on our site, which is compliant. Also, we assist with handicap spots being added should it be necessary. Great! Super welcoming upon my initial visit. Very accommodating and had great lease options for such a short notice and turnaround. Location is AMAZING being so close to Shelby Farms. Maintenance teams and Valet Living have been great as well.
