I have thoroughly enjoyed my time living at this property. It's convenient, quiet, and has everything I want and need. It's a short walk to many of the dining and entertainment options, but far enough removed from Broadway that you aren't impacted by the associated crowds or noise.

    F rating This buildings management is run by criminals, and there is so much fraud perpetuated. There will be a class action lawsuit. They do not have the brokers license to even lease Properties. The maintenance is negligible the roof is uninsurable they hire 100% criminals that just got out of jail and they falsify documents and treat people with the level of disrespect that is unconscionable. I am personally blind, and I'm bullied on a constant basis. They falsify water bills over charged in utilities, which I believe is a felony and then if you say anything you get an addiction notice put on your door currently the Stahlman owes me thousands of dollars and I'm having to go to court to retain my home. There are currently 25 families that are rising up with factual documentation against this management. It's building and their disregard for the law and our rights as tenants.

      I did not get the apartment I was told I would have. I ended up with an ADA apartment meaning no bathtub. Because I had already signed the lease and there were no others available, I was stuck with it. The building manager told me I could transfer but I'd already paid for movers. Also, moving was a nightmare. One of the maintenance men out Sheila shine on the floors instead of a seal or wax. So that had to be hand wiped off. It was very concerning regarding toxicity and risk of poisoning my animals. Also, the concept of valet trash is completely absurd. Not only is this building to small to need it, if you work at night like me, you never get to use it. There should be an option to opt out. It is the only amenity I pay for and have no access to use. The homeless on the entrances are too much of a problem as well. Outside of these specifics, my overall experience has been great. I love my little apartment. Would be better if they didn't try to raise the rent significantly every year vs taking care of existing tenants.

        Absolute trash/scam

        This building is absolute trash. Infested with roaches, absolutely no amenities outside of the dusty room you pay 2000+ for. The gym is from an 80’s infomercial. The homeless are always sleeping on the steps. This place could be cool, but they’d rather rake their money in and not help you one bit. Parking is almost 200 a month (on top of your rent), and you always have the threat of having your window busted out (i had it done myself) since the security in the garage could give two shits about doing their job. There’s a trash valet that we had no choice in having or not having…. All the while the trash chute works just great. Oh, you have to pay a fluctuating water and power bill to that spreads evenly over the apartment building (i got charged over 250$ for water three months in a row, and had to basically call their bluff). You have to meet your delivery drivers at the front door no matter what… because there isn’t any concierge, even though you pay 2000+ plus a month. Please don’t fall for the --------.           Awesome. Great neighbors and staff. Mostly clean facility, however pet owners at times do not clean after their pets. Parking is very convenient even given the price, it's a good value. Could do with actually utilizing our rooftop, which is at a prime location.

            It has been a nightmare. We were lied to from the beginning. Forced to live with wall to wall roaches. Property managers changed 4 times in less than a year. Now we are forced to pay for the property manager's mistakes for our parking and electricity. We had no heat for 9 days in the dead of winter. Was given broken space heaters. The newest property manager has no clue what's she is doing. And I am forced to just suck it up and keep paying . Dogs barking all night long. I am 60 years old and never had to deal with this kind of behavior situation in my life. Not to mention my rent is $1648 and I pay no less than $1890. This is an outrage. Can't move out because then I will get sued. Stay in this mess and go bankrupt. The gym is a joke, the weights are broken the TV is broken. The common area is something out of the 1960 dirt and used as a dog park dogs pee all over the carpet and the couch is ripped. But every month I have to pay for this trash. Regarding pest control, we have worked with you on transferring apartments in the past in order to resolve this concern for you. As for being able to move, we have explained how early termination works so that is certainly an option if you chose to take it. The extra costs you are referring to for trash and electric are billed by third party vendors. Unfortunately because of this, if you have a concern with any balances or any issues, you have to reach out to them directly.               Living in an old building is great and not so great. The character of the building is amazing, wood floors, high ceilings, big windows etc. but that also means falling plaster, suboptimal insulation around the windows, and heating and cooling that isn't always great and is expensive at times. We have very few amenities in this building, all the equipment in our basement gym doesn't work and that's about it. We have no secure place for package drop off, we share a lobby with a business so there's all sorts of foot traffic and our packages are open for the taking. We park in a dirty old city garage that can be scary at night with homeless people lurking around. The people here are wonderful, well, they used to be before management raised the rent 20% and ran most of the old guard off. This building has been a home for many of the struggling musicians and artists in Nashville so had a great character. Unfortunately those people can't afford to live here anymore because of rent increases. We've had rent increases but no amenity increases.

                The Stahlman is a wonderful place to live. You are nestled outside the hustle and bustle of downtown when you walk out the front door, but are immediately in the heart of downtown Nashville within one block. The historic architecture is unparalleled and the apartments clearly stand out in sophistication compared to the newer complexes being built around the city. Management is responsive and the neighbors are friendly.

                  The building has a lot of character and history. Some of the amenities are dated such as the gym and the lack of smart thermostats or keyless door locks. The windows in the apartments lack good sealing and the noise from the street and outside air comes into the unit. The new staff and maintenance personel are kind and helpful.

                      well, everything was going smooth the first years until the management of the building was replaced two years ago, very nice people, always willing to help but, in general, the enviroment changes for the worst and, my humble opinion is that, the manager whicxh have been change very often, need to have more decision power in order to apply the existing regulations without any hesitation, regulations that every tennant confirmed as aceptable when they sign and approved the lease agreement. I consisder The Sthalman my home but, sometime I have my doubts.

                        Waiting for my fridge that's still dripping water THAT I AM PAYING FOR TO BE REPLACED - I have KILLED OVER 500 ROACHES WITH SO MUCH AS AN "I'm sorry?!" WOW. We did check into maintenance requests and do not see any related to hundreds of roaches, refrigerators, or any infested units.                                     The application & move-in process was easy and the staff helpful and welcoming.The building is dog-friendly and there is a large green space for dogs across the street.                                       Unreal Spacious!

                                      I can't deny it, reading some of the reviews here was extremely entertaining! I've lived at the Stahlman since October 2020 and this is my honest opinion... I think it's human nature to dislike change. With that being said, yeah there has been some minor superficial changes. The new management company added fresh new paint and décor to the lobby (the audacity). I'm not sure where the problem is here?! Bottom line, it's a fair price for the downtown location and how huge each unit is. Anytime I've had an issue with my apartment I've submitted a maintenance request and poof, fixed. Shame on others who were having issues and didn't even express their concerns... Instead, I suppose coming on here to act like a "Karen" speaks volumes about who they are as individuals. (But whatever makes them happy). If there was one thing I would like to perhaps have access to would be the rooftop. I do recognize that it could be a safety issue and/or not accessible to the disabled though. However, if that's the worst aspect to my living experience, than I would say living here is great!                                         Well the apartment itself has a lot of charm and character but the recent rent hikes for promised but never seen improvements as well as the change of guard has been extremely challenging. Maintenance has been helpful, specifically ----- and previously -------, but there are so many hidden fees and with the lack of communication constantly, it's become untenable. We as residents are handcuffed and it seems that the new on-site property manager cares less about us as a community and more about moving on, truly a detriment to us and Stoltz. Wish I could say more but dealing with him has been exhausting and I will absolutely not be renewing my lease once it expires. I can only say that with all the new apartment buildings going up, especially so close to downtown, you'd be far better suited in a new spot than here. Not only in amenities, care for the building and parking, but also sincerity and trust with management.                                           Great place to call home

                                          I have lived at the Stahlman for 4.5 years. I love this building because of the unique and historical structure But I also love that every time I have a friend or family member come to my home they are stunned by the friendliness of the people in the building and our connections. The staff from the leasing office , custodial to maintenance are always ready to greet with a smile and helpfulness. Nothing is perfect in this world but the Stahlman has always tried to the highest effort to make me feel safe and highly accommodated. I would recommend living here to anyone...as long as you aren't a jerk. :)

                                              Huge Improvement

                                              First off, I noticed a previous negative review and all i can say is wow, some people are just miserable. I have been a resident here for 3 years and the building is filled with very good people who are very friendly. The new manager Nick has made efforts to improve our homes from the minute he took over and is always quick to solve any issues brought to his attention with a smile on his face. Very few residents here are just unhappy with themselves and have no life. Very unfortunate but God loves us all. Thank you Stahlman!

                                                Live here currently and moving soon (THANK GOD). Management particularly the new guy, ---- or ---- or whatever, could not be more brainless. Spouts all new renovations coming (which we've heard for years) but can't be bothered to keep the AC working. Building WAS naturally beautiful with its marble and charm but his incompetence and "improvements" looks like something that fell out of a Big Lots. Random children's oil paintings hang the walls and the lobby floods constantly, outside of his cobbled together furniture and ------ potted plants. Packages get stolen so frequently and the halls are so dark my ------------------. Rents are sky high despite touting "great deals" but beware of who he's letting in. Druggies and drunks litter the halls with their beer cans but supposedly we're getting "new windows". Disregard the historic aspect, getting involved with ---- and Stoltz Management should be avoided AT ALL COSTS. You know it's going to be bad when you can have a credit rating of 450 and your deposit is $200 to get a spot here. Legit have seen over 40 residents vacate in the past 3 months because of him.
