I've lived here almost two years. My lease will be up in a couple of months. I'm happy to leave. I was on a waiting list for a condo across the street. Here is my detailed review, please read. It's ironic but strange there hasn't been a review since 2014. The same problems exist. PROS: (The good stuff) -quiet surrounding neighborhood. This community is in the middle of a quiet subdivision. There are apartments across the street, so you don't have alot of noise outside. -small complex. There's not alot of units so it's not alot of traffic in and out. -assigned covered parking. Worth getting so you don't have to look for parking. CONS: (The bad stuff) -Odor- This place is near the landfill! My first night here I woke up in middle of night thinking a racoon or something crawled thru chimney and died in the process. Lol. It smelled horrible. I have plugins but I had to light candles and wax warmers and put stick ups on the vent. This is an every other day event. -Noise level-There is NO INSULATION inside the unit. It's quiter outside. You can hear sounds like upstairs people have 100lb weights on their darn feet!! I can hear them open dresser drawers. I hear them get in and out of bed amongst other things. I hear conversations. I hear children cry. I hear the pipes in bathroom. I hear people inside shower, it creaks, I feel like the ceiling will fall at anytime. I hear people use the bathroom and toilet flushing. -Pest Control- I'm a neat freak. I had a roach problem in my kitchen. Disgusting. I sprayed and put in several work orders. You pay for pest control but have to ASK for them to come spray. -Utilities- Water is allocated. Rip off. I pay nearly $50 a month and the toilets run for 5 minutes after you flush. The management office says it's for common areas also. I don't know what they're implying. I have yet to see that common area. -Appearance-Don't let the upgrades fool you. The model isn't like what you'll get. I first had semi upgrade. Carpet is cheap, nasty. Wasn't replaced. I kept asking before I moved in. Never happened. Fed lies. Mold in bathroom. Apparently was painted over. After I cleaned with Scrubbing Bubbles it was exposed. Uneven door frames. My bedroom door won't close. Outdated appliances. Then I upgraded my next lease. Same mess, but with some different flooring and different type of cheap carpet. -Exterior-There is no proper drainage on site. When it rains it floods the sidewalks worse than the flooding in the street. I have to wear rainboots to walk on sidewalk. The pavement is uneven. No landscaping. Hideous thorn bushes from like 20 years ago. No grass!! Just dirt. No flowers. Just the other day when I visited a friend in this community I saw the most hideous plant/tree/cactus looking thing in middle of atrium!! Instead of rent money going to real grass or new drainage it went to that. -Amenities-None. No playground for children. So sad. Have to go to River Legacy. No gym. Well I guess it is, room with a treadmill and elliptical and broken weight machine. -Office staff-Adequate. Before I moved here, I saw alot of negative reviews about the manager. I can see that to be true. The assistant manager is professional and courteous, so she makes up for other. Some of the staff stay onsite. I'm pretty sure their units are in way better condition and working order than the tenants. I suggest looking elsewhere. The same complaints of others still exist. But, to each it's own. I sacrificed comfort and lack of privacy and sleep for too long just because of price and location.
