The previous management let things go, and it will be months before the complex is back up to standards. They took over in Spring 2005, and have solved water, swimming pool, and diseased tree issues and have installed a children's playground. They are currently working on other issues and installing new amenities including a clubhouse.

If you are planning to move in, consider waiting until late Fall 2005 or later.

For reference, the new-management rate for rent on a small 1-bedroom was just under $410 in April, unchanged from last fall. I expect this to go up some as they make improvements. If you like the neighborhood, there are plenty of other apartments to choose from. The ones just to the north are lower-quality, some others are higher-quality.

The complex is under-occupied, so parking is ample right now. This may change as occupancy increases. There is some reserved parking but it costs $25 extra. I expect this to be rolled into the lease sometime in the future.

Internally construction is fine, externally parts are shoddy but are being replaced slowly.
