EVIL EXPERIENCE - STAY FAR AWAY

I really have NO words adequate enough to describe how terrible the experience I had with Felix Apartment was. Margarette and the rest of the staff there assured my boyfriend that they would make our process of moving-in “as smooth as humanly possible” at first. My boyfriend had some criminal background from years ago but was honest with everyone at Felix from the very beginning. They reviewed the rental criteria and informed my boyfriend that nothing he mentioned matched with anything that would flag a non-approval so he applied. We paid a little over $100 with a processing fee for the application fee, and a little over $300 for a deposit. I thought it was odd that they were asking for deposit funds BEFORE approving him but it was paid to them. They gave us green checks of approval in every area of the application on the online portal and verbally told us that everything was good to go. We got a log-in to the portal with our new apartment number, started getting resident newsletters, etc – again all prior to the actual move-in.       I am currently suffering an experience of 95 degree weather and no working AC. I reported it Thursday evening on the "URGENT" line as it is noted that urgent to them is anything above 85 degrees, but I have been told Monday would be when they can get an electrician out to see me. This means an entire 4 days of no cooling in blistering Texas weather. Ridiculous! There are 24/7 electrician companies yet they decided to contract with someone who only works weekdays?! Numerous people are dealing with leaks and AC units out on this property, yet this company owns countless properties and can't borrow units or have a funded account for such emergency failures in a known hot season where people die from heat stroke. There should NEVER be an excuse that they don't have the man power or contract with anyone after-hours to assist in such cases. It is 2019 and we live in a first world rural area where units are not designed to withstand high temperatures without air conditioning due to the advanced technologies of such locations, yet I feel like I am stuck in a 3rd world country slum climate.           MY HVAC IS NOT WORKING SINCE 3 DAYS AGO!!!!!!!!!!!!!!!!! HVAC NOT WORK FOR 1 MONTH IN SUMMER I just had a baby 9 days ago. I have to go sleep in the hotel because the weather is too cold for me and my family. if by the end of today, the HVAC is not fixed, I will take it up legally with them and they will have to bear any expenses I incurred medical bills. This is the most miserable place I have ever lived all my life.

            I love my apartment I have no issues with it. But I do have an issue with maintenance issues. I have to go to office so many times to get anything fix. Sometimes it takes a whole month to get anything done. I have turned in service request and get email that it have been done and nothing have been fix. I have been here for a year now and have been having issues from dayone. I really don't understand why. it always take a whole month to get anything fix.Reporting it once should be enough!!!!!

              I just moved in to horrible previous management of the grounds but I have seen an active effort in improvements. The apartments conditions were not in a livable standard at the start of the lease. Also there are many things wrong with the physical aspects of the apartment.

                ****PLEASE DO NOT MOVE HERE**** This complex has the following issues: -Constant maintence needs that's are never being met (both appartments my family reside in have issues with a broken door seal; AC filters are never changed; leak in ceiling has gone unfixed for four months, showing signs of mold; dead bolt hasn't been repaired and cannot be locked; emergency maintenance contacted 5 times in 10-hour period to fix AC in the dead of summer, with no call-back) -Constant smoking and smelling of weed from residents smoking publicly; residents have come to family's house asking for weed or have offered husband weed -Resident worker cherry-picking cars to tow, and ignoring cars that have been parked for over three months due to issues like flat tires) -Late night drives around apartments with blaring music at 3am -Littering of cigarettes, alcohol bottles, fireworks, and spray cans -Signs of possible prostitution (woman and man residents always sitting in car at gate entrance nearly every night as if waiting for someone during late hours; women constantly shows signs of abuse i.e. black eye and bruises)

                  Do not waste your money this place is horrible they will not fix anything. it is infested with rat and roaches and have a very bad sewer problem. all of my cabinet and stove is rotted out and looks like rats has feed off it. tub is full of mildew or mold dust and dirt that they painted over and the paint peels soon as you use it its really disgusting. everything they drain up stairs runs all over my apartment. and the list goes on and gets worst please do not move here because if you dont have housing to prove that it is unfit living conditions you are stuck here until your lease is up. also they will not let you view the apartment until the deposit is paid and the lease is signed they kept telling me to come back another day because it wasnt ready

                    I've been here almost a year and I can't say my experience has been bad at all...I mean I had a few issues in the beginning but everything has been pleasant. They're working hard to get things done around here and on my end in a timely manner. We as people have to learn that although it's their jobs to get things done around here they are human beings and is trying their best to accommodate the needs of so many people so treat them how u would want to be treated and know that things happen out of our control they didn't build the apartments or appliances so with that being said this is a huge beautiful complex (ugly colors lol) but the layout is very nice and unless it's a maintenance man for each resident give them a break they have alot on their hands and have to do it with a smile as we do at work.                           The maintenance men sit in there car and drink beer they don't speak English which is frustrating. The manager Diana is just flat out rude. She's never available. She talks to me like I'm a little kid when I'm frustrated about things that haven't gotten taken care of in the 12 months I've been here. Other office staff is quite pleasant. I? will not be renewing my lease in February. Oh and I? can't forget to mention the rat that I? have visiting often. People walk around smoking illegal drugs while children are around. People argue non stop police are always at the property. And while I'm having all these issues in my apartment they are remodeling the exterior to hide what's really going on interior wise. I? would never refer my worst enemy to live here unless they are okay with dealing with nothing getting fixed when needed. Never been so frustrated when being at my own home!                             While there have been some issues and misunderstandings, I have been happy at this complex. No apartment complex is perfect, even in the richest of areas, there is something going on (you just might not see it). These apartments have been here a very long time and the apartment staff does their best to keep things in order. Could there be MORE done, yes, but it is not as if the complex is doing NOTHING. Those who continue to post negative comments, have you REALLY tried getting to know the management at the apartments? Don't just complain, come out the apartment meetings in the clubhouse and offer suggestions. The pest control problem that everyone experienced was because of a construction taking place three blocks up the road. Management did EVERYTHING they could to ensure maintenance handled problems, but the maintenance was extremely understaffed. One of the original remaining maintenance members, Daniel, does as much as he can. He is one person though, and with a crew of only three trying to handle over 100+ families can be a grind for anyone.                                 Maintenance please where? When they come they dont do much, it takes 8 phone calls and 3 weeks later for someone to come do anything. They just want to take your money and do the bare minimum to keep you pacified. Office manager she is rude and people up there want to be all in your business. I justed to get apartment for my mom as a gift and the office manger was so rude. Dont think your gonna be notify if you have packages in the office. Because you will never see them. I have had two packages go missing know they start doin a sign off list. There over priced and not worth all the trouble.

                                  Only been living here a month and already having a horrible experience. I relocated here from another state. Prior to moving here when asking about available I was told a apartment was available. One of the ladies told me to send my admin and application fee next day mail. Since it was already after 5pm I told her I would send it 1st thing the next morning, and I did just that. the next day I called to tell her i filled the application out online and sent the money next day express she then told me the apartment was gone. She then tried to refer me to there "sister apartments" I asked what about the money I just sent she said after receiving they would send it back.                                     I have been here for some years now. The property was okay for the first few years and then you started seeing staff members come and go and once they came under new management things just begin to change and I am so ready to leave. Back in June I woke up to the sounds of what it seemed like mice in the wall. I didn't think much of it until one day I seen one in my dining room area. To make it short, I went and told the manager and she said they really could not do much about it but have pest control spray. Like what is that really going to do? One of the maintenance guys was nice enough to but down a trap, and told me when I got it to let him know. After going to buy my own traps I finally caught it. I then told management that I caught it and that someone needs to come seal the hole up where the mouse chewed threw.                                       I hate cypress club!!!! I moved out and they call themselves trying to charge me for the carpet but remember it was nasty when I moved in the place. Make sure they let you see the apt 1st PLEASE DONT PAY anything until you do it you will be like I was, apt nasty not clean and have a mice for 2 months... I been calling everyday for a update amount I owe them and BOTH mangers seem to not like talking on the phone & they know what I need!!! They always have they hand out for money but never want to help you in any kinda way!!! I'm glad I moved out!!!!! STAY AWAY!!!! And they still owe my my washer machine hoses that they seem to not want to give them back!!!!

                                        Resident I love these apartments I love my home But there a 3 things that are just terrible about this place. Its almost July and are pool has not been open .I've been told 2 weeks every time I call. The last excuse is that the city has to inspect it and it's closed because of the rain. It hasn't rained in a while and all the other apartments have there pool open so what's the problem? And my toilet My only toilet is broken and my oven / stove is messed up and my cabinets are breaking I had to pick and patch myself just to be able to use them . I was told by management that it's not important... You know a part of our rent we pay is for pool usage and maintenance where are my refunds and deductions for mal maintenance????                                             Hi I am a resident of 13 years. There has been a lot of new staff but at the end of the day I have never been happier! It is a beautiful property and the maintenance staff is awesome and fix things in a timely manner. I have read other reviews, and the negative reviews can only come from people who don't do what they are supposed to do. When in the office, the staffs make me feel at home. Holidays are celebrated with décor & the pool is awesome. Managers come in and out but the best is Diana. She knows the property in and out and has good customer service. Leasing staff is awesome as well.

                                              DO YOUR HOMEWORK PLEASE. I have never had such a bad experience since living in TX. until moving here. Nothing worked and the management staff treats you like you are less than human If you want something done you have to beg and than lose your cool. Even with this you may get something done half ---. I dealt with mold and then my doors didn't even lock right. my stove didn't work and the pool was NEVER opened. THIS IS NOT HE PLACE and the pictures that are online is not the truth.                                                 Where should I start? I have been ready to move out since I moved it! Roaches uncontrollably, you have to darn near beg them to keep you on the list for your apartment to be sprayed. The company they use lest just say they come over and squirt something in one small space of you kitchen and is gone within 2 minutes of the visit. The water issues this past summer were ridiculous! There were days we couldn't shower because there was no water. The maintenance crew clean the pool daily for appearance only yet I have never witnessed it open nor cleaned. The management place notes on your door changing policy, rates and guidelines almost every month! My boyfriend's truck has been broken into 3 times since we've been here and lets not even mention the children that play outside. The office charges you for small things being on your patio although they're normal things that you should be able to store. I have had children egging my vehicle during the rain for some odd reason. They never fix anything, the pool is never open and they nickel and dime you to death about everything. If they have to remove a mop from you back porch they charge you $75 are you kidding me.
