I NEVER write reviews about anything. So take this advice: ABSOLUTELY DO NOT RENT HERE. I have lived here for 2 years. Things were not perfect by any means for the first year- normal renter frustrations (Broken AC, leaky roof, muddy grassless backyard, etc.) but THEN- There was a sudden change in the property management company and everything went downhill immediately. Capital Village is the worst management company I have ever encountered in 13 years of renting. They do not return phone calls, nor do they answer 9 out of 10 times, they do not respond to emails. My AC is still broken (meaning no heat either)- it has been over a YEAR of this- and every once in a while they will send a questionable maintenance person over- with NO notice- to "fix" the AC. The person leaves- and it either still doesn't work or quits working a few hours or days later. PLEASE DO NOT BOTHER MOVING HERE. Capital Village "manages" 3 different properties- all spread over Austin- the manager recently told me they only have TWO maintenance people for all three properties. Aside from all this- there are also problems with rats, they don't have landscaped backyards (although advertised as such) so if you want to actually enjoy your yard or let dogs out (without them getting covered in dirt or mud) you have to landscape it yourself with no reimbursement. Also the water bills are out of CONTROL. $210, $190, $175- for a single woman in a 2 bedroom townhome. They admit this is wrong but still do not reimburse. DO. NOT. MOVE. HERE.
