When I first moved in May 2004 I was fairly happy with the place. My unit was newly refurbished (new paint, carpets, furniture, etc.), the management and maintenance was very responsive, the utilities functioned well, and I had a beautiful view of the Hancock Golf Course. I was able to negotiate the price and the property manager was willing to making changes to the lease. The Red River UT Shuttle and the #15 bus stop right outside the complex, as well.<br><br>In the past year the ownership changed to Tierra Property Management, LLC and I'm sad to say that things have gone downhill from there. Management and maintenance have become incompetent and unresponsive. I've taken it upon myself to fix maintenance problems when after multiple tries maintenance couldn't fix it themselves. Management only seems to respond when I include a letter with my rent check. Residents have become noisier (though that cannot be blamed on mangement). Maintenance never fixed the leak above my shower (they insisted it had to do with the A/C, but the A/C doesn't run during the winter... so why is it dripping?).<br><br>And, to top it all off, they will now be charging for utilities (as of Fall 2006) in *addition* to what we already pay in rent. So far, my requests for explanation for their new pricing schema have not been responded to. Furthermore, something that never worked well - there is hardly ever somebody available to receive packages.<br><br>Whereas two years ago I would have (and did) recommend this property to others, I'm sad to say that I'm now in the market once again for a new complex.
