If I could give zero stars, I would. CWS is a charlatan, BS company. Do not rent apartments from them. All they want is more money. They claim their lease renewals are based on "market availability." This is complete and utter baloney. Here's what you need to know about CWS: each property operates as its own separate entity. "Market availability" just means whatever is available at their location. Their leasing system specifically renews leases at odd intervals to keep the least number of apartments available at one time. This allows them to charge more and claim "high demand." They don't care about residents-they care about profits. They are LIARS. They specifically engineer lease renewals to begin and end at intervals that allow them them to charge current residents the most amount of money possible. There is no other reason a person with a smaller apartment than me would be paying more than me in rent, which is in fact, the case. Don't believe me? Then I can refer you to a former employee who used to work for them and left because they are a corrupt organization. (Former property manager at another facility). If you do lease with them, I'm sure they will try to sell you on the "SureDeposit" scam. Don't fall for it. It basically allows them to put a third party between you and your lease closure. It's nothing more than a company that can demand you pay a specific amount after you move out, to cover whatever costs they deem necessary. Fork over the money and pay the actual security deposit. I argue until the cows come home with management until every square inch is perfect and I get my entire security deposition back. You lose this power with the SureDeposit. As for the property: it's fine. Nothing spectacular. Parking sucks. Units are nice and pretty quiet. They claim the turnover rate is very low. THIS IS A LIE. This was before they bought the property. And what they also don't tell you is that certain people own their units, because they used to be condos. So the "community guidelines" don't apply to any of these people. This company is complete BS. Don't waste your time. Half the residents have just left due to rent increases averaging $200 per month. That's more than inflation. And for all the paperwork they make you do before you move in, to prove your income, how could they possibly know if could afford this kind of rent increase, even if I sign the renewal? No matter, if I default in rent, they'll just sue me. I don't care how good their maintenance is. This property, and this company, are not deserving of your time or money. ***On a final note, I was pressured to remove one of my other reviews (on another popular review forum) of a previous residence owned by CWS, and they offered rewards in rent renewal based on this action. If you want to find it, just look. They are a shady, despicable company.
