I have lived at Park Terrace for 2 years and have seen 5 management changes and 4 maintenance changes. Unsettling and service has gone downhill.
Pros:
The grounds are nice, although herb garden was recently removed
Gated and feels very safe
Neighbors are upscale people and fantastic, I've made great friends here
Walkable neighborhood, close to everything, $6 cab ride to DT
There are zero bugs in my apt
Quiet, I never hear my neighbors
Cons:
Management is completely unstable. Many are complaining about current lack of service...one had water seeping through the floor damaging furniture and it took 4 requests to get moved. The previous maintenance man was amazing, but they stressed him out so bad he almost killed himself. What they did to him left a bad taste for many residents, there's a serious lack of respect for owners/mngrs. Recent maintenance means things broken for months (washer). I never was able to get a floor issue fixed.
Service lacks regarding amenities-pool hrs, package holds, even service requests.
The pool is under a huge tree and is ALWAYS freezing, even in 105 degrees. There is very little sun at the pool. It's a waste and a heater NEEDS to be installed.
Because people walk right by, if you leave your blinds open, you lack privacy, everyone can see in.
Lack of windows make it hard to air out or get any sun. My apartment is extremely dark, I have to have lights on at all times of the day.
Grills are seriously lacking-use tons of charcoal and no outdoor lighting makes it hard to grill past sundown.
My overall feeling is that the rates are overpriced for what the apartment offers. It's a great location and you end up feeling like you're paying for that above all else. It's why I've stayed so long. If you can get an apt here for $925/month, then it's completely worth it...I came in during high demand and paid way too much!
