Mold, mold, mold

It's tough for any management company to be on top of repairs when there are big underlying issues that haven't been addressed. Ground floor apartments in Buildings 2 & 7 have severe water leakage problems. I think part of this is due to foundation shifting, causing pipes in the walls to leak (see Pantry & A/C closet pics). During the beginning of the pandemic 2020, we started having rainwater leak under the living room wall and puddle. Every time it rained, it leaked. We had area rugs that were ruined. FINALLY someone came through and found where the water was leaking through the walls and under the window. The wall was so saturated, the adjacent bedroom door wouldn't stay closed because the jamb was warped. We had to wait for the wall to dry after a few weeks. When contractors tore out the sheetrock to replace it, they didn't do anything else (look at the damage in the photo). They left the interior the way it was photographed, just replacing sheetrock and painting it. Unfortunately, there are no government agencies in Austin, in Travis County, or the State of Texas that helps tenants with mold issues. An Austin Code agent even told me that they can't include the word "mold" in any of their reports. When leaving, I showed the maintenance guy the pantry & A/C closet mold, & the resolution was to paint over it with mold treatment. The one in the pantry is most likely due to a leak in the wall coming from the bathroom sink on the other side of that wall. But think about living in your home with the A/C blowing air that's filled with black mold! And then Austin Code telling you that there's nothing they can do! Move there and pray for rain (but not for leaks) so that the dying landscape gets watered. About 6 or 7 years ago, the sprinkler system worked, but no more. Everything is dead—grass & bushes are pathetic. We used to love the complex back when people addressed problems, but the owners are in Japan, and some of the tenants in certain units are being "non-renewed" to allow the owners to sell them as condos.     Be aware that, if for whatever reason you need to pay by check or money order, they *do* charge a $30 "convenience fee" for doing so. That's $30 every month = $360 for the year. It's in the lease, so not really any way out of it.
