I would not recommend this place mainly due to the landlord. Pros: Desirable Hyde Park area. Walking distance to or from the triangle. Cool shops within walking distance. A lot of nice businesses close on Lamar. Decent layout. Extremely nice neighbors. Most neighbors are quiet. Paid gas and water. Cons: Landlord is not personable. Tenants are treated as a dollar sign rather than people. Repairs are done incorrectly due to penny pinching. Apartments are outdated and all have different layouts. (never know what you're getting) Dangerous construction. (One balcony has collapsed and others are falling apart) Landlord goes against lease. (illegally upping rent in middle of term, charging outrageous fees not determined in the lease, etc) Bug problems. (tenants are responsible for paying extermination fees so god forbid other tenants ever bring in bed bugs) Next to an inspection shop which is noisy. Landlord constantly threatens to tow your vehicle if you have more than one per unit. (This discourages couples from moving in. However, in the lease it states that each tenant is allowed 1 vehicle so this is again, illegal) Upon move out, the landlord will try to find anything to charge you for and therefor keep a chunk of your deposit. A lot of the "damage" you are charged for never gets repaired or verified (refuses to provide proof such as receipts) Landlord constantly says the the mail lost your check and hits you with a $75.00 dollar late fee. I have never seen so much "lost" mail in my life. You never know when the rent check will be cashed. If sent early, it may be cashed before the 1st or on the 7th, 8th, etc. Not knowing makes it harder to budget correctly. Landlord only communicates via text message. It's mind blowing how unprofessional this is. He often doesn't respond until a week later if ever. One tenant's roof caved in and was not repaired until a later date which forced the tenant to room with her family/pay for a hotel stay for an extended period of time. The tenant was never compensated for any hotel fees, discounted rent, etc. Landlord can be considered overall as a slumlord. With that being said, I would not recommend moving here. If this were a newly built, high square footage, luxury apartment, I'd STILL recommend staying away. Make sure to read the lease. The lease makes the tenant sound like a puppet while the landlord is not accountable for just about everything. Remember that tenants have more rights than their landlord. It's just not worth the effort of exercising your rights. Find another place of living.
