We're very sorry to see you've changed your initial 12/31/13 kind review of our community. Our management team consists of highly trained and certified staff members. Our community has also previously been a candidate for Property of the Year through the Austin Apt Association, which conducts a fair, unbiased third party review of it's candidates. We have not cosmetically improved our community, rather we have renovated to provide our residents with more cost saving, energy efficient homes. Our community does not have a flea or roach problem. We provide professional pest control services weekly to our residents to prevent such issues. Additionally, we have never had black water in our tubs. Please understand, while we're sorry that you are unhappy about the charges to your account, they are only charged to you if you have not adhered to the TAA lease obligation you signed. We encourage you to contact our office to review your account or Phoenix Recovery Group if your account has been placed with them.

Unfortunately while reviewing the circumstances of your move-in, we were able to learn very much from this experience. We are sorry, not that we tried to accommodate your needs earlier than expected but that we did allow a break in policy by allowing someone to move in while we were actually in the apartment getting it ready. Our onsite staff tried very hard to prevent more hotel costs from incurring to our original prospect that we lost sight of the need to start off on the right foot in a very well made ready home. This, coupled by not be made aware of an additional person who was not happy with the overall selection of apartment or area nor aware of the actual move in date and unit selection, made this an overall bad situation for both parties. We hope in the future if a need arises, you do give us an additional opportunity to show you how wonderful our community truly is.

We will always strive to improve and are appreciative of this review. Our maintenance team has been increased to provide a quicker turnaround time for service requests. The installation of our carports and the ability to keep the cost of reserving one at a minimum, has helped with providing an opportunity to let one reserve a place closer to your apartment and ensure you always have a specific spot when coming home. While we do have adequate number of spaces throughout our community, the carports have been an added feature. While we are sorry that you will be leaving us in November, we are very happy you will have the opportunity to own your first home.

We strive for improvement and positive, as well as negative, feedback always provides room for growth. For that, we are appreciative of this review. We are grateful for the opportunity to provide the improvements that were made during the transition time our community faced earlier this year. Since our community is relatively small and only staffed with one full-time person, we've taken extra steps to make sure we are available as much as possible virtually by sending text messages and emails regarding packages and requests. Our 24 hour answering service also allows us the ability to speak directly to our residents if the instructions are followed and messages are left. Our maintenance team has been increased to help provide a quicker turnaround time and we appreciate your wonderful comments regarding them. Google Fiber is now live and has been for several months. While the actual construction aspect was completed more than a year ago, we still had to wait until the service was provided to our area. This was unfortunately out of our control. We will be continuing to make improvements to our community that includes our laundry facilities throughout this year. As owner's of our community, we take much pride in the updates that we have accomplished this past year. From the exterior siding replacement, extended balconies, driveway seal-coat and more to the interior re-painting, outlet replacements, USB outlet installations, Google Fiber additions, and such, we value our residents. As a resident of our community, pest control is included. We use a top rated, licensed, third party pest control company to provide this service which includes a yearly termite inspection for prevention. Our community was built in 1983 and typically we do not have complaints regarding noise outside, especially during the night. Please contact our professional management staff during our office hours so we can determine what is occurring in your specific location. As members of TAA, we screen everyone the same way and only allow qualified applicants to move into our community. We apologize if we are not able to provide private information publicly or individually, but please understand we take every issue/complaint very seriously and hope to resolve it as quickly and fairly as possible. We also recognize that while we hope that these resolutions result in happy conclusions, we understand sometimes this not the case. We look forward to continuing this discussion with you and discussing your options.

Stony Creek Apartments
As part of the move-out process at our community, we will gladly schedule a walk thru at time of move-out. When our residents are unable to be present for this, we always take pictures. As required, per the lease contract, a Statement of Deposit Accounting is sent out to the forwarding address provided at move-out. If a forwarding is not provided by the person moving out then the SODA is sent to the last known address, which is typically the apartment that has been vacated. If a balance is owed and not responded to or paid within the allotted time, then the account is turned over to our collection agency, Phoenix Recovery Group. All move-outs are done by the onsite management staff and are accompanied by the move-in inventory form provided to the resident at time of move-in. Once the account has been turned over to the collection agency, we refer all communications directly to them. We are sorry you feel the need to dispute the charges through this venue instead of the avenues thoroughly outlined in the TAA lease contract or with our office prior to/or at the time of your move out. We hope you are able to resolve this matter with them quickly.

As our community is a smaller one, periodically we do not have the actual apartment available to be seen at the time someone may lease. However, as we strive very hard to provide a nice, cozy, cost-effective home for all of our residents, we would never ask someone to sign a lease contract prior to them seeing their home. We also provide the TAA move-in inventory form as part of our lease contract. While we're very sorry your experience was not what we would like for you to have had, we are always available to discuss it. We do our absolute best to accommodate all of our residents with all avenues of communication, including email, text, as well as an experienced on-site staff. Vector 1, our pest control company, provides written documentation of all services performed, including pre-inspections, treatments, and post-inspections of any pest related issues.
