These apartments are TERRIBLE! I would advise avoiding them at all costs. There are problems with this complex systematically across the board and in all facets of living at the location. There are issues with the maintenance staff, the office staff, the grounds, and the amenities. In short everything is a problem. The maintenance staff is, by and large, slow and incompetent. While the complex states that it has a 24 hour policy regarding maintenance requests the reality of the situation is that it generally takes a week or two (and multiple requests) to have an issue resolved. And to make matters worse, the maintenance workers usually do a shoddy job that requires additional visits. So in reality, with the multiple visits (each taking a couple weeks to address), it takes a month or two to get something properly repaired. What s worse is that the general attitude of some of the workers is disagreeable at best. All this being said, there is one good maintenance person but he can only do so much to fight the tide of ineptitude. The issues with the office staff mirror those of maintenance: a general attitude of laziness combined with a lack of follow-through. If you ask the staff to make note of something you can usually expect it to be forgotten or over-looked. Your best bet is to count on making multiple trips to the office to resolve any single issue. Again, there was a really good employee who worked in the office but sadly, he left to pursue other opportunities. It almost seems as though the office staff cover for each other s laziness (but this would require too much effort and organization). The issues with the grounds are due to largely to the trees. The trees ooze sap onto the parking areas and you cars and it s pretty much impossible to get the stuff off your car once it s on there. Along with the sap is the occasional coating of yellow pollen that your car gets. Now the pollen wouldn t usually be so bad but couple it with the sap issue and you have a problem on your hands. Oh, and if you think the problem can be avoided with covered-parking you re sorely mistaken, there is NO COVERED PARKING. There are garages that can be rented for around $100 or so a month but don t always expect to get one close to where you live. Another problem arising from the tree sap is the fact that it gets on the bottom of your shoes. After this happens, expect dirt and grime to cling to the bottom of your shoes and that will do a good job of messing up your floor and carpet as well. Atleast one other resident has complained about the lack of power washing/dirty breeze ways, you can read their account to understand that story for yourself but the theme remains consistent: things get dirty/filthy and there is minimal effort to clean the area. The problem for the amenities is the absolute lack thereof. For around $1700 a month rent (I just checked the website) you get: a fitness facility with a busted AC, subpar equipment, and baby blue walls (yes, they spent money to paint the fitness facility an aqua blue color when it could have been spent to take care of real problems). The other amenities include a pool (nothing special here), and an office with substandard equipment. For the amount paid in rent I advise you to take a look at other complexes; you ll often find larger and more up-to-date fitness facilities as well as indoor basketball gyms, dog parks (something desperately needed since the staff do not enforce the rule that requires dogs to be leashed), and other creature comforts designed to give you a little bang for your buck in apartment life but sadly, that is completely void at this complex. I m sure there are other issues that I m forgetting (as there are so many), but this should give you an idea of what life at the Marquis at Caprock Canyon is like: slow staff, sap dripping trees, unleashed dogs, and an absolute lack of caring about any of these problems. In short, avoid living here you can do much better elsewhere.
