Since my scathing review this past June, the management here at Salem Walk has improved conditions here tremendously. The two maintenance guys who work here are amazing. They are so friendly and helpful, and always come through. The leasing office responds to requests quickly. When I moved to Austin last year, I based my decision for housing primarily on location and price. Salem Walk is located in South Austin, halfway between MoPac and I-35, 15 mins from downtown, 20 minutes from the airport, and 5 minutes from shopping on Brodie Lane. It is a kickass location. I pay less than $600 for my 1-bedroom apartment, which is one of the best deals in all of Austin. There is a price to pay for this discount, though. Quiet this community is not. Last summer, there were car alarms going off multiple times every night, hordes of -------- teens loitering in the parking lot on weekend nights (the racial makeup in this complex is 90% --------), the constant roar of traffic on Stassney Lane, and an unfortunate placement at one of the most dangerous intersections in Austin (Stassney Lane and Emerald Forest Drive). I have witnessed a few accidents, and I hear the deafening sound of screeching brakes of near misses at least once a week. During warm weather, the pool area is bombarded with people throughout the entire day. During the day, it is mostly families at the pool with their ill-bred children running loose and screaming. The management here wisely fixed some of these problems last summer. There is now a security patrol that patrols the property nightly and responds to calls from tenants within 20 minutes. This has been wonderful and has resolved many of the problems I discuss above. There used to be no one to lock the pool when it is supposed to close at 10pm, so there were all sorts of dubious characters coming and going at all hours. The police had to come on numerous occasions to break up loud parties, and to stop the illicit drug use and underage drinking that takes place in the pool area. The pool area is now locked and patrolled at closing time so that these individuals no longer cause these disturbances. However, noise is still an issue with trashy families crowded within 1-bedroom apartments, bumping up their stereos for their entire building to have to bear. Unsupervised children mill about without any regard for cars driving through. I've witnessed heated lover's spats taking place in the parking lot. Tenant turnover is quite high. Questionable characters still walk through and loiter about, which causes me enough concern so that I will be ending my lease when it expires. In conclusion, this is one of the best values in Austin price-wise, but with low prices come low quality tenants that still infect this complex and cause problems despite management's efforts.
