Synopsis: They're big on appearances and it's in a great location. Then there's smoking, pests (cockroaches, scorpions, beetles, spiders, something in walls), and management is hit or miss. I moved to Austin and needed to find somewhere quickly. Tramor at the hills staff was there to help me. They were friendly; the wooded location of the community seemed beautiful; and they provided me with a lease to sign immediately. That's about the endSee More >

While I am pleased to hear that the staff was able to provide you friendly service, it is unfortunate that you have not enjoyed your time on property. We do apologize for any inconvenience caused by the water issues and thank you for your patience as we had to take numerous steps to find a remedy. Thankfully, we were able to locate a skilled technician who addressed this matter, and it has greatly improved throughout the property. I do not know where you moved from, but from personal and professional experience, I know that when people first arrive to Texas they can be taken aback by the pest activity, especially in heavily wooded areas. This is why we offer weekly pest services. If you are also still have issues with pests, please let me or the office know. You are correct, we do not notify tenants of packages. Holding deliveries is a complimentary service we provide. If you continue to have issues receiving your packages I recommend requesting to have all of your deliveries held at the post office to ensure their safety. I do apologize for my delayed response, but should you have concerns currently or moving forward, you are welcome to reach out to me directly at [email protected]

At first glance, this place will seem terrific. Staff is friendly, area is quiet and safe, and the price is reasonable for Austin. What you're missing is that there is a hot water problem. I've barely ever gone a month here without a hot waterSee More >

Alexander, I empathize with your frustration. The water has been an issue my team has been working tirelessly to resolve, but due to the specific type of breaker system installed before we purchased the property, it required a specialized technician. Thankfully, we were able to locate a skilled technician who addressed this matter, and it has greatly improved throughout the property. We do apologize for any inconvenience and thank you for your patience as we had to take numerous steps to find a remedy. I do hope that our quality customer did provide some helpful assistance and should you need a home in the future, even if it is not this specific community, we hope that you consider Tramor. Either way, we wish you the best.

Thank you for taking the time to give us feedback. I'm glad that you find your apartment comfortable and enjoyable but it's unfortunate to hear that you have not had a positive experience with maintenance. Our crew strives to provide quality work and professionalism so it is disappointing that this was not up to our company standards. We will make sure to address this with the staff and if there is anything you would like to discuss offline, we would be happy to set up an appointment at your convenience. Thank you for taking the time to give us feedback. I have spoken to the staff regarding your concerns and they are, and continue to, take steps in order to improve. You are correct, properties with boiler systems can fluctuate or freeze (thankfully we don't have many freezing days here in Texas!) but our staff does its absolute best to give as much notice as possible. In the future, if you have opportunity, we suggest walking a property before moving in to ensure that the community is the right fit for you, especially regarding the overall layout. Thank you again for taking the time to write us a review and for your positive shout out regarding our maintenance staff! We hope that you find/ have found a home that is better suited for your needs. If you, as the reader, have any questions regarding this review, please call 512.346.5151.

Bad problem with many irresponsible dog owners. Besides the dog feces everywhere, there are many dog owners with large pit bulls, doberman mixes, etc. that either walk their dogs off the leash or cannot control their dogs even when the dogs are on the leash.See More >

We appreciate your posting. Our community is very pet friendly, but we will not tolerate aggressive behavior towards others. Please let our office know if you are experiencing a problem with a specific dog or owner. We certainly will address issues of aggressive dogs, but we don't know unless it is reported to us. As far as the dog feces on the property, we are doing our best to address this issue. We are holding all pet owners liable for not picking up after their pets. We want our property to be neat and clean as well. Unfortunately not all pet owners are as responsible as they should be.

Thanks for your posting. We do our very best to notify every resident when water is being turned off no matter what the reason. Several winters ago, there were broken pipes due to the freezing weather, in which the water did in fact have to be turned off. We have made vast improvements over the years and have been able to put in place preventative measures to keep the pipes from bursting due to freezing weather. We continue to make improvements each year with this. This winter has been a true testament to those preventative measures which we put in place because we had zero broken pipes. As far at the electrical issue, we did have an outage on the property but it was not due to any type of wiring issues within the building. That was simply an Austin Energy outage.
