This is the best apartment I've lived in in Austin. I'd still be there if I hadn't purchased my own place. I lived here for 4 years. Cresa and the rest of the staff are warm, friendly and extremely helpful. Maintenance was never an issue, and done promptly. The apartments have very functional floorplans, and most are updated with nice laminate, brushed nickel fixtures and recent appliances. All AC condensers were replaced across the entire property in the last few years. They've recently been hitting exterior improvements hard, as well. They do well at taking care of their property. In October 2014, there was a fire in my building and I lost most of my things and had no idea how I was going to manage the interim period. The staff went out of their way to put me in a furnished apartment, make sure my dog had food, and had me in a new unit within 10 days. They made a potentially awful situation really easy. One of the best features is how dog friendly this complex is. It seems like nearly everyone has a dog, you'll get to know your neighbors on walks, and there are no absurd weight limits or ridiculous breed restrictions. I used to take my dog to the office where he'd be showered with pets and treats. Sometimes you have neighbor noise. That's just apartment living. It rarely affected my day to day. When I moved out, it was 100% hassle free. I got my entire deposit back as well as pet fees, no questions asked. This is a great place. Top notch management, great location and friendly staff. That's very hard to find in Austin these days. Additionally, let me say, while reading some of the negative reviews (I was curious), many of the complaints focus on the boiler system, or pet waste. Trust me, EVERY apartment in Austin has a lot of pet waste. It's unavoidable. The staff has people go out and collect it frequently. It's very easy to avoid, and if folks were a little less uptight and more friendly, they'd just grab a few extra waste piles while cleaning up after their dogs and help everyone else out. This was almost a non issue for me. The boiler system can be frustrating. It's an old complex and it does affect water temp sometimes. (On the bright side, you can practically never run out of hot water). That being said, it is pretty easy to manage. There were times when they had to shut off water for maintenance. Again, it is apartment living. It happens. It has happened in almost every apartment I've ever lived in at least once. The staff was always communicative and despite temporary frustrations, these problems were usually resolved in a few hours. I was never without water for long and outside of a one time water main break, I was always notified and prepared. I'd say everyone is entitled to their opinion, but consider these negative reviews practically and in proper context. I loved living here and I'd recommend it to anyone.
