I have lived here for 2 years and I have never had a problem. This is not an apartment complex, each unit is individually owned. I currently lease my unit and am in the process of buying it. The walls are a bit thin...but it is not a house, it is a "4-plex" so what do you expect. But you can't hear people using the toilet...although you may hear them moving around if by chance you were making no noise whatsoever.
I have extremely nice neighbors. I have even become friends with several neighbors that live on the other side of the property. The neighborhood is quiet which I love. I feel very safe here. About a year ago there were a couple car break-ins at night but this is not a gated community so that kind of thing can be expected. But I haven't heard of one taking place in a really long time.
We are givin one assigned covered parking space and you are allowed to have one more car in any unassigned space for free...more than that and you do have to pay extra because there just isn't enough space for everyone to have 3 cars. But there are lots of parking spaces near every unit for when I have friends of family comming. Plus, it is always well lit.
The HOA fees are very high and I don't really like how much money goes into the landscaping. But you are always welcome at the meetings that occure either weekly or monthly (I forget which). And they send out monthly news letters telling you what they plan to do that month. I believe they are about to remodel everyone's fences in September.
The location is great. I have immediate backroad access to Marsh, Midway, Kellersprings, and Trinity mills. One of my favorite things about this location is that around Forth of July, I can go to one side of the complex and watch the Addison fireworks show and then travel to the other side and watch the Carrollton show.
There are two pools so if for some reason I feel there are too many people in one pool, I can go to the other one. That provides me with more privacy and relaxation time in the pool.
I have a little garden space outside my home in which I can grow whatever flowers I wish. My porch is large and private. And unlike most townhome communities, since these are individually owned, you can paint and remodel the inside anyway you want.
I would recomend this place to anyone.
I do want to mention that these units are almost exactly the same at the Rosemeade Townhomes community (also in Carrollton). They had to have had the same builder. But the Rosemeade townhomes are not individually owned. I know someone who is paying $1025 a month for the same exact design that I am. I pay far less and I will pay even less when I purchase mine.
