we lived at riverchase in coppell for almost 2 years, and had constant problems with them. I was always fighting bogus charges, between the $50 they charged me in electricity for the month BEFORE I move in, to the $70 at move out I was told to my face I wouldn't pay, it was a constant hassle to get it resolved. The amenities look nice in person, but when the pool isn't broken (like it was for 6 weeks this summer) it is usually full of illegals that don't live in the complex. Security is a joke, and the gates were broken more than they worked. We had to call the police a number of times for the domestic abuse from our downstairs neighbors, and eventually they were convicted and evicted. Pest control is a major issue, with dead rats all over. They charge $400 for you to move in with your pet, along with $15 a month, but the place is littered in dog droppings. The "dog park" they promised when I moved in took 23 months to complete, and is about 200 sq feet of grass. They will constantly tell you about improvements that are happening (like the outdoor kitchen they haven't put in since telling us about it 14 months ago) and they won't fix many issues. My sink has leaked for 10 months, but it's "fine because we're replacing them all". they will nickel and dime you at every step of the way, making you pay HOA fees despite the fact it's not an HOA, you pay for gas even though you don't have gas appliances, and they charge you pretty much randomly for water. Want to park anywhere near you? That's $25 a month. Want to renew your lease? That's a 10-15% increase every year (from everyone we talk to, as well). Want a garage? Nope. Want laundry that works? Not likely. we had so much trouble and hassle with this company, we actually worked extra hard to buy a house a year a head of schedule to get out. good news is, the house is 3x bigger than the apartment and is only costing us $100 a month more than we paid. Oh want to move out early? too bad, that will cost you $3000. Marquis charges way more than it's worth, consistently under provides amenities and doesn't hurry in repair when something is broken. We were given 0 compensation for being unable to use to pools, and nothing when the gym went without heat in the winter or AC in the summer, making it unusable. I can't speak to how other apartments around coppell run, but I can tell you this is the worst managed, most awful, and generally difficult living experience I've ever had (been renting since 2002). It is constantly a headache, neighbors are terrible, and when you dread coming home it's not a fun experience for anyone.
