The bad- The management. The office staff/management are very disorganized and are frequently at the root of miscommunications. Expect that you will have to follow up with them multiple times/correct their mistakes to get routine administrative tasks completed (such as paying a pet deposit, or e-signing the lease for instance.) They send multiple notices about resident events which have critical information (like the date/time) wrong and cancel many events last minute. After signing the lease agreement, at our scheduled key pickup/move-in date, they had to correct several errors on their side, which resulted in a fire drill (both of us had to immediately resign all 50-something pages of the lease multiple times before they would release the keys, which was stressful because we secured movers and were operating within a specific timeframe.) They also told us our proof of insurance did not have the correct policy effective date which they later admitted was an oversight on their end. As the end of our lease approached, the assistant business manager Nicole sent us a "courtesy" letter summarizing our move out expenses and date which they keys were due back to the office. The move-out/lease end dates in the letter seemed off, so we followed up in person and were assured by Nicole that the dates/amounts were correct. Low and behold, after we moved out, we received a call from her that they had not received the keys (?) - which again, after returning their call, they admitted was a mistake on their end. We thought our ordeal was over, but several week later we received another lease end summary from them citing a significantly higher ($500) amount owed. After contacting Nicole to sort out the discrepancy, she admitted that the lease end/move out date (and subsequent prorated rent amount) was initially incorrect in their correspondence. Due to our overall experience with them making mistakes, we contacted Nicole's manager, Francis, in an attempt to resolve the issue. Three weeks went by, and no word from Francis. At that point we felt we felt compelled to pay the $500 "balance" because the due date was fast approaching and we didn't want to risk a derogatory remark on our credit histories. Not until we reached out to Francis a second time, did we receive a response which basically said, "sorry, we provide the prorated amount strictly as a 'courtesy'...you still owe it." The ugly- Many residents have dogs which is great but they do not clean up after them and the sidewalk along bent tree forest drive is always littered in dog poop. There were a hand full of car break ins inside the locked parking gate. At least 2 apartment break ins as well. The hallway on the 3rd floor always smelled like marijuana. The good- The maintenance staff. So polite and timely about all request. (Now only if the management could take a lesson from them) The apartments are nice, hallway are inside, a/c and carpeted. The pool is nice as well. The location to North Dallas area with quick access to Dallas north tollway. Many shopping and food choices. Overall - if your looking for location it's a good spot and want maintenance request completed in a timely fashion. Then go for it. Other than that I would stay away. If you decided to move there, don't say I didn't warn you.
