We are currently in our 2nd lease at Lakewood Flats and feel that there are definitely more positives with this community than negatives. We've lived in several apartment communities prior to this and would have to say that this is our favorite apartment community. One of our favorite features of Lakewood Flats is that we are able to access the Santa Fe Trail and White Rock Lake directly from the back of the property. We utilize the trail every week for either biking or walking/jogging. We live in a 1br on the 3rd floor and during our time here, we have yet to hear any neighbors through the walls. We can hear noise from the parking lot and stairwell as the doors and windows are not as insulated as the walls, but the noise is very minimal. Having lived in other apartments where we could hear people pacing back and forth above us or talking in apartments next to us, the noise level here is about the best you can hope for in an apartment. We have had a few minor maintenance issues, such as a running toilet, and maintenance has always been quick to respond. As far as parking goes, we don't rent a covered parking spot or garage and we haven't had too many issues. About 95% of the time we're able to find a spot in front of our building and the other 5% of the time we are able to find a spot a building or two down, typically due to arriving home during the late night/early morning hours. The community is gated, with the gates breaking every now and again, but management seems to be prompt in getting them fixed when needed. New management took over towards the 2nd half of 2016. The new office staff have been friendly and seem to be doing an okay job so don't have any major complaints as of this point. One of the negatives we've noticed so far has been that the trash area/dumpster for the property is always overflowing onto the grass & sidewalk on the weekends. Valet trash picks up Sunday through Thursday night, but between Friday and Sunday residents take their own trash to the dumpster. Management sends out property-wide letters to remind residents to make sure to put the trash inside the appropriate dumpster area, however, from our perspective, the issue lies with there only being one dumpster for the whole property. It seems a better solution would be to get another dumpster. Overall, we've had a positive experience here so far and would likely renew our lease again, however, as I've recently taken a job much further away, our plan is to move closer to my new job upon the expiration of our lease.
