Don’t pay lake highlands prices for a place worse than south Dallas apartments. Guns, bugs, rats, terrible management. You would be better off at any other apartment. It used to be a great small community, we would do things for the holidays, have all the kids together, cook outs, now it’s nothing but a nightmare thanks to the management that has taken over S2 residential.

Roaches, Scumbag owners, Rotten floors/walls, horrible plumbing.
The owners are more likely to harass you than they are to help if you speak up about a problem that is their responsibility. They just want you to shut up and pay rent. Even when you do that, you'll get hit with rent hikes and even when you comply with that, after 9 years of not one late check, you'll get a notice saying you have 60 days to move. Truly monstrous. Stay away for your own good.

I would in NO WAY rent from this property or property managers. I had many issues during the year there and could not get a response from the property manager OR the Property Company. Extremely poorly managed property. They offered to help me get out of the lease by showing it to other prospective tenants. Said it would talk just weeks but I was required to pay two full months. After THREE months, they never showed the property and yet rented several units out. I was forced to finish out the year of the lease and tried to move back in...but while I was paying rent, they had changed the locks. Nice. Useless company. I have rented many apartments over the years and this is BY FAR the poorest management job I have ever seen. I would not recommend even stopping to look. The heartache alone.

BEWARE! Regency Apartment provided names of under-aged children to the collection agency before giving us a chance to discuss/pay bill after we moved out. We had vacated the apartment and had hired a cleaning company to come in and professionally clean the apartment after we left the complex. Regecny eventually sent us a bill for $1441.00 for cleaning, trash bags removal and others. We called and asked that the bill be reviewed by management in the light of the cleaning we had already done and the fact that it is unreasonable to charge $25 for a bag of trash to be moved to the dump which is within the complex premises. The Assistant manager said he would look into it and get back with me. A week later, we got letters from a collection agency addressed to our under-aged minor children aged from 10 years old to 6 years old. We were very outraged and when we called, they asked that I call the collection agency to request that my children's name be taken out, to which I responded that it was not I who gave their names to the collection company, we were still in talks about the bill they had sent, and it was no where near 30 days yet, so getting a letter from collections was still very premature, and sending collection letters to under-aged minor who have no business with renting the apartment is beyond bad business practices, it is illegal.

Animal feces all over grassy areas of property, the landscapers don't evenly cut the grass nor do they edge the grass either, so weeds are growing Up The Sides Of The Buildings And Groing In The Parking Lot. The buildings exterior siding is dirty stained and theres missing pieces Of Siding. And Dont go to the managers office no one answers the door, neither do they return phone calls in the same week. This Property Has Great Potential , However It Shows Like A Low Rent Property....Come On Regency condominiums! let's get it together, I Know You Can Do It!

My husband and I recently signed a lease with Regency Condominiums. We spoke to a lady named Mary. She was very pleasant, professional and very informative. She explained everything we needed to know as new tenants to the building. She was able to ease our decision in signing the lease. I can say this, we had visited other places and was not advised as we were here. We are very pleased with what we saw and comfortable speaking Mary and comfortable in our new home! Thanks to the Regency team!

I want to thank Mary, the manager at Regency for making our moving experience so easy. I am really liking my new condo and find it very hard to believe that it is so quiet here. I am on the end of my building and love the open space. Maintenance guys are very nice and very concerned about my needs. Thanks for working with me on my changing my move in date and letting me come earlier to see my unit before I signed any paperwork, it was everything I never got from where I just moved out of. I also love my garage, yay!

These Condominiums are awesome dont let anyone fool you they are just pissed off cause they cant do whatever they want here and the rules are stricter making this a better and safer place than before. I can actually walk around with my pet at night and not have to worry about anyone harassing me.

Horribly run. Apartment manager Wendy is unprofessional and has constant excuses...Anytime she does something wrong she has some excuse as to why it is not her fault. Maintainence "Emergency" number doesn't work as they never respond. In a hot Dallas Summer the pool is out of service. Maintainence requests are not responded too and when they do come, they usually don't fix the problem completely. Nothing but excuses and problems with this apartment. I would definetly NOT move in here if I was a renter. There are always "shady" characers hanging around outside at all hours of the day and night. Many residents are afraid to go outside. NOT a good place to live!

WORSE EXPERIENCE EVER
HORRIBLE MANAGER- I usually do't write reviews but this place is SO BAD something has to be said. The towing is just ridiculous. THey change the parking spots from vistior the guest every other day. The maintenance request fall on death ear. I had MOLD in my garage up until I moved out. And of course the manager- she SUCKS. She is RUDE and she is destroying the place. I even asked for the owners info and she hesitated to give it to me. ALSO, there NEW way of doing things by removing the looks on the shared doors to the stairs is just completly stupid. You could get robbed or ppl could be robbing you and no one would know. You never know who is behind that door. SMH By FAR, the worse place I have EVER stayed

Five freakin' stars.
This place is awesome. I don't think it used to be, but we moved in shortly after new management came in, and they are top notch. The property is very clean and quiet, well-maintained, and you actually feel like you're coming home to a suburban neighborhood rather than a parking lot with some housing on it. The manager, Windy, is strict but fair and caring, really gets things done and takes personal pride in being a quality manager, not just someone waiting for a paycheck in her office. The actual unit we moved into is perfect: highly effective AC, one-car garage, mosaic fireplace, balcony facing a wooded area, very spacious floor plan, all new appliances, lots of windows for natural light, and a layout that's good for entertaining. Dogs up to 35 pounds are allowed and Windy has talked about hoping to put in a dog park. We've only had one small maintenance issue in 2 months and the maintenance team jumped right to it--no issues with the water, no bugs, no appliance failures, or anything of the sort. It's just such a pleasant place to live and we couldn't be happier here. I think some of the other reviews on here might be slander from competitors.

Awsome change
I recently had an issue and instead of giving me the run around the manager ----- took care of me and so did the maintenance guys, they realy do care about the residents here. I am happy to say Regency is my home and I love my new condo. I see the staff working hard to make us happy and going the extra mile when it comes to making sure things are working around here. If I ever have any questions I know I can count on ----- to be honest with me and work with me if I need help. What a change, I hope to be here for a long time.

Hilarious!
Every month it's getting worse. The one review about no dog poo! Ha I could upload a pic right now of the poo by the mailboxes ... someone even stepped in it.. bet he was glad he had such fantastic management. Both reviews were written on the same day by the same person .....the manager. I myself don't appreciate the 'paring' situation, my parents came to visit and had to park at the doctors offices across the street. I am a resident here. Everything got fixed fine before this new person. It was a quiet complex, even peaceful. Now it's not. Scared foe what's to come if there's no change in office staff. Very dissatisfied resident.

Change is Good
I admit that I wa put off by the new paring rules, but I am behind the new management at The Regency. I like seeinf staff and maintenance on a daily basis. The old manager was unavailable. I'd have to try the office phone daily for a week before I'd get a response just to have my request ignored. Since our new manager, maintenance requests are addressed within hours, as opposed to weeks or never. The management misrepresented himself and the unit I was to move into. since I expressed my concerns to our new management she has done everything to ease my concerns. It's time for a new lease to be signed and now that I know I'm being heard I'm confident that my new lease and new unit will be all that it should have been when I first moved in.

Property Under New Management
I would like to let everyone know who excited I am to have a new manager here at Regency. I can not tell you how many years I have waited to have a manager that actual cared and got things done here at this property. I am amazed at all the things that have changed, we can actually park in our parking spaces, no more doggy poo all over the property, and I will say the more I see changing the Happier I am to be a resident again. I would tell everyone looking for a new place, this is the place to be why? Because the new manager and maintenance staff actually care and they are actually here everyday of the week.

Something is extremely fishy about this new property manager -----
I recently went in to view this property and meet with management and I must say I cant quite put my finger on it just yet but theres something just not right about this manager. Aside from her being generally unpleasent and dishonest shes just a few marbles short of a full sack. Being in this business for many years I would expect her kind of behavior from a Mc Donalds or a Taco Bell manager but most certainly not a community/residential manager. Beware of this lady (-----) and if something is not siting right in your stomach while talkin with her I urge you to go with your gut feeling. She went as far as to freely talk poorly about other staff from other properties and even urged me how unsafe the neighborhood is as she apparently had someone shoot a bow and arrow at her thru the window. PLEASE... sign me up that surely sounds like somewhere I would want to live/work.... Gimme a break. If this is the type of staff they hire I most certainly would think twice about living at this property while under her direction
