My son signed a year lease for 2012-2013 and it was a nightmare experience. They got new management, so we thought things might improve so he renewed for the 2013-2014 school year when they offered him a "special". The nightmare got even worse!! Save every single receipt for every single transaction if you choose to lease at Campus Park. It was very hard to believe they could screw things up so badly....EVERY SINGLE MONTH!! My son also signed an "all bills paid" lease yet we received utility bills each month. I'd have to prove his lease said all bills paid then they'd say it only covered certain amounts and certain things. It was not worded that way in the lease though...and we were never told that there was a limit on the bills. He's been out of the apt. for 7 months now and we just received another bill from them today!! Unbelievable!! I appeared personally in their office twice last summer to make sure there was no remaining balance and was told all was paid and the apt. was left in perfect condition, yet bills are still appearing in my mailbox.       Be very leery of special deals that they offer around lease signing season. They will say, if you sign the lease before x day you get _________ (a new tv, a $250 giftcard, your rent lowered, etc.) They have no intent of actually giving these things to you. If they offer you something like this, GET IT IN WRITING. Even if you do what they tell you and sign the lease, they will say "Oh sorry, there's nothing in your file that says you get a giftcard." It's ridiculous. It might be their disorganization, poor business marketing, or just being ------ people but regardless, they don't care at all what they said to you trying to get you to sign up. Try to sign the lease in person if you can. They offer it online, but they can't cut as many corners if you do it in person. That way you can make sure your file says what it needs to.

        Very disappointing experience. Noisy, and never felt safe. Management is awful. When I received my final statement of charges, I was charged excessive cleaning and painting fee. Apartment was cleaner when we checked out than when we checked in! When we had to address management about issues, we were met with a condescending tone and bad attitude.

          Campus Park is a terrible place to live! The tour and everything was great, but from day one, I knew that it wasn't going to work out. First of all, the rates WILL go up. They charge you like crazy for electricity and water! I live in a 3x3 with one other girl, and last month, our rent was +$60 for overages! The crazy thing is, she was only there one week, and I went home for a week or so out of the month, as well. When you confront the managers, they can never offer explanations for ANYTHING. One thing I DID like about CP is the maintenance. They used to show up quickly, and fix whatever problem you had. However, they even failed us plenty of times. I've been waiting a month on this one problem to be fixed, and we went three weeks without a washer after putting in countless requests! The noise level at campus park, is surprisingly, not as high during the summer as it is during the regular semesters; I guess people are just backwards!             This apartment complex is a horrible place to live. They have a bed bug problem and roaches. It s like the projects or something. The apartment was falling apart when I moved in. Then I when I moved out they want to charge me for damages that were already there and then I tell them I put it on the inventory sheet, they tell me it was lost when management of the property was switched. I would not recommend anyone to live here. They jack up the prices and when it comes to moving out they make up charges to get more money out of you. The staff is horrible the property manager is never there, when you leave messages or ask to speak to her you will get the run around. My best advice is to move somewhere else if you can afford it. DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!!!!

              Not worth the prices of their cheaply made apartments, but definitely not the worst place to live. RIGHT NEXT TO TRAIN TRACKS THAT YOU WILL HEAR VERY OFTEN!!! Also get ready to be put randomly with some pretty ------ people. Me and my friend got randomly placed with a HORRIBLE girl after we even filled out a roommate profiler. They obviously didn't pay any attention to our opinions. AND THERES PRETTY MUCH NO GUEST PARKING!!!

                Horrible place to live. The apartments are horrible. The staff is the only good thing about this place and even then they aren't that great. For some reason the manager is never available ever. Parking is a nightmare, good luck trying to find a spot close to your apartment. The clubhouse is a joke and so is the pool. Here's an idea, quit leasing to thugs who sit around and smoke weed all day.

                  Tips for CP ◾Fill out a move-in inventory (if you aren't given one, ask) and be very specific. Turn it in by the deadline (usually within 48 hrs. of move-in), and keep a copy. ◾Take pictures of the condition of the apartment before you move in, paying particular attention to any cracks or dents in the walls, the inside of the refrigerator and stove, the bathroom floors, and the flooring. If you see damage, be sure to print out the picture and note on the back the exact location and date. ◾A couple of months before moving out, check your lease to see how much notice you're required to give (sometimes it's 30 days; sometimes 45 or 60).                     The management sucks, its very loud and going to the campus office doesn't help one bit because they don't do anything. Its not even cheap anymore so match poor quality with worse pricing. Also when you move out, they try to steal as much of your deposit as possible, even if you haven't done anything. They're constantly raising prices and you have to pay utilities and they also try to get you to pay for anything and everything if they can. Overall just a cesspool of shoddy carpeting, horrible furniture, and the worst management and staff you can imagine.

                      Very unprofessional. I was told that I would receive a $400 gift card if I signed a new lease and did not receive anything. Community manager was very unprofessional, didn't contact me like she said she would, ignored my phone calls, and constantly put my concerns off. It seems as though the staff told me anything just to get my signature and money because by that time there's nothing you can do. I've noticed this with most student apartments; they're in the business of taking students money and not being held responsible for their end of the bargain. They make students sign lots of documents to protect their company from not being liable for anything. Move-in day was a major disaster, apartment not what I expected at all. I was definitely walking into this lease blinded by the photos and office staff. Campus Park is definitely not the place for new-incoming students, do your research and get documentation of everything that was told to you and anything you sign.

                        The last year living at Campus Park has been one of the worst experiences of my life. To start, I was shown a model apartment that was great. It looked so nice. I was told my apartment would look just like the model but it would be a one bedroom. Then move in day comes around. I was so excited until I opened my apartment door. It was so small and the furniture was hideous. It was nothing like the model. My couch had a stain on it and it was barely big enough for 2 people to sit on. The coffee table was a terrible light wood color and the leg of it was not even attached the table was just balancing on it. I was furious and went to the office. They did order me a new couch and new coffee table. They had told me they would get me a new kitchen table, but never did. Then I received my first rent bill.                           I have lived at Campus Park for 2 years. I will be moving out soon because I have graduated from UNT and am getting married soon. I have had an overall good experience at Campus Park. My main problems were not largely inconvenient. I've had a consistent problems with my toilet bobber getting stuck, so that water flows into the tank a few minutes longer than it should. I've turned in two maintenance requests for it. Both times, the fix temporarily worked, and then stopped after a few weeks. It hasn't been a big enough problem for me to really get upset about. I've had a few other minor maintenance issues that were all taken care of within a reasonable time. I have interacted with the management staff a number of times. I think the people who say 'the staff are rude' may either have been dealing with different people than I did, or their perception of rude/polite may be skewed a bit (maybe they think a LOT of people are rude who most people would find pleasant).                             At first this place seemed like it would be a decent place to live, i was showed a 3 bedroom apartment when i was looking to rent a 1 bedroom and it ended up being entirely different. the one bedrooms are TINY!!!! there is no dining area even though the floor plans show one. there is barely enough room in the living room for a couch and one chair. The furniture was garbage when we moved in, although they did replace the couch in about a week. It gets VERY loud from thursday to sunday due to the neighbor apartments. The walls and windows are paper thin you can hear peoples conversations outside even if they are whispering(not an exaggeration.) The rent is not all inclusive even though they say it is, i ended up paying about 60 bucks more a month for electricity and water and thats just for a tiny one bedroom. all of the staff members are arrogant and very unhelpful, they do not care at all.                               So I had my lease signed 7 months before I moved in and the model apartment looked great. nice black kitchen appliances and such, leather furniture in the kitchen, nice side tables and coffee table, and hardwood floors in the kitchen, laundry room, and bathrooms. Move in day comes and I go to get my keys and they say before we can get our keys we have to sign up for renters insurance, and this is the first I heard of it. I ended up never doing renters insurance and it never came up as an issue with me. Then I am informed that our room had been moved from the first floor to the third, again first I had heard of this move. In this apartment complex uses seperate leases and we only had three for our four bedroom so we had to move in with a former resident who did not move out the previous semester.                                   Reasons why I love Campus Park: -near campus, I can ride the bus -my roommates are awesome -the pool is the best in Denton -they provide Free Food or free stuff at least 3x a month -they maintenance man always explains what the problem was and what he did to fix it to me -the office staff has a great sense of humor and know when to joke around with me and my roommates, and when to be professional. -everyone in the office knows my name. They treat me like family! That is why CAMPUS PARK is my home.

                                    Campus Park Apartments is really cool. They have great amenities and a wonderful staff! I've been living here for the past three years & have enjoyed every minute of it. The staff really does go out of their way to make sure the residents are comfortable and well taken care of. The pool, clubhouse, and everything else has been a great asset to me. I always use thier supplies for school and even take left over groceries (if allowed)! They have made my stay in Denton, away from home, feel just like home. I always tell people, you only get out of anything, what you put into it, so don't limit just putting your money into Campus Park, but go to the events and things they do just for YOU(the residents)! You'll be satisfied, like they say in the Men's Warehouse commercial, I guarantee it!

                                      Had my window shot out within the first month or soso of living there because they leave the gates open. talked to management only to be told that "providing security to our residents isnt our job". there are no cameras so anyone can just do whatever they want at the apartments without consequence. management has TERRIBLE communication skills, ive called and been told id be called back and never was on multiple occasions. they leaves notes attatched to your door to convey messages and hold you responsible for the content even if you dont recieve the papers or another resident walks by and takes them. the model home was decent but the actual apartments are falling apart! i touched my towel rack and it completely fell off, my bed leg broke and is propped up by a small dresser, the furniture is mis-matched and we werent even given a living room table at all. the bathroom floor comes up as ypu walj on it and the desk has a filth that i cant seem to scrub off. our couch is actually held up by a wooden board that it sits on to keep it together. the cabinets dont close all… See More>

                                        I moved in here on August 17th with my roommate. We walk up to the apartment and someone has the door wide open and is STILL cleaning our apartment. Not too sure why this couldn't have been done the day before? She was in the way for a little bit as we tried to move our stuff in. A couple days later we receive a knock on the door with guys standing outside saying they are here to replace our carpet. Seriously? My roommate was still in her PJ's and we were informed we had to leave while they did this. I called the office and let them know that it would have been awesome if they informed us that they were going to do this. The guy apologized and said they were scheduled to do it the day we moved in so they had to reschedule. You couldn't put a note in our welcome packet we received the day we moved in?                                           Possibly the poorest place to live I could ever imagine. Not only do they fail on multiple levels of displaying competence as a community, it's a poorly run business. When moving into the apartment for the first time, it was an absolute nightmare. My bathtub was black from filth and hair. The microwave hadn't even had an attempt to be cleaned. Everything in the kitchen was filthy, sticky, and absolutely disgusting. There have been constant acts of vandalism such as drunken residents kicking in outside closet doors and throwing things through windows but the office insists that you should pay on getting these things replaced yourself even. Mail is an absolute nightmare as well. Any time you need to pick up a package or ask them if something has arrived, they act like you are the biggest inconvenience to ever step into their life. The entire place is run by a bunch of incompetent kids and one very incompetent manager.                                             Please save yourself a lot of trouble sweethearts!

                                            I took over someones lease and when I moved in my room was not cleaned, my desk was broken (it looked like someone possibly had sexual contact on it... the maintenance guy pointed that out not me yea gross), my bed was broken, the carpet was stained with black stuff and cig smell and stains, my fridge was broken, my dryer ate my clothes because it was broken, the tiles were coming up in my bathroom, and also in my kitchen, the tables and furniture had burn marks in them. The worst of all is they did not change my locks after the previous people were evicted...my first night there I wake up in the morning to two people sleeping on my living room floor! I understand that it was not their fault it is the residents but they could of fixed it. When I lived here they promised me everything will be fixed.                                               I love Campus Park. I've lived here for a semester and a half. It's been good. They've taken care of me and my 2 roommates very well. Whenever, if ever there's a problem maintenance comes and handles things quickly and sufficiently.

                                                Great Apartments!!!

                                                The apartment is roughly 1 mile from campus with cozy living space, and fully furnished apartments. The complex is kept clean, new pool and new lounge area. The location is right where you want to be in Denton, this is where everything happens. Instead of overpricing apartments, Campus Park actually becomes your family. Not only is the apartment a "bang for your buck," the staff is great, too. Courtney is awesome! She understands the people around here and is just an amazing person to be around with.

                                                  Ready to Move Out

                                                  I am counting down the days until my lease is up. I live in a one-bedroom apartment, my rent is $850, plus cable (which was suppose to be included in my rent, along with HBO that I no longer get as well) First, it is NOT worth the price at all. Yes, you have furniture, but when you are paying $850 for a 540 sqft apartment when you can have 700 sqft for 650, it just doesn't make sense. It is noisy...all the time. Plus, our lease agreement said that no pets were allowed. Later on in our lease they changed that policy to where we could have pets as long as we paid a deposit for them. Today, I got a letter saying we were being charged for our violation of our lease by having a pet and that if we didn't pay $100 in 48 hours, we would be evicted. We spoke to the management and they basically said ignore it...wtf? Use your money better elsewhere!
