Do not rent here if you can avoid it. It's terrible. I've lived here with my boyfriend for almost 2 years merely because it's affordable and we can't wait to find a new place. We've had an absurd amount of issues here - more than any other place I've lived in Denton combined. The hot water in the entire building stopped working for an entire week in the middle of January and management was hardly apologetic - didn't offer anything for the inconvenience, just posted a note on our door saying the entire building would have no hot water until they could fix it, whenever that may be. This also meant no laundry. This happened again just a few weeks ago - no hot water, no warning, no apologies, just cold showers. They finally 'fixed' it, but the hot water pressure is laughable and the cold has to be almost entirely off for it to work. Then there was the instance when the upstairs neighbor's child put something down the toilet which somehow caused sewage to come up through our bathtub. I had to bleach our upstairs neighbor's ---- out of our bathtub. There are no words for how disgusting that was. They took 3 days to fix that issue. Then there is the A/C unit. Our AC stopped working pretty early on when we first moved in. When we filed a request, the maintenance guy told us that we just didn't have it turned on. Of course it wasn't on, it didn't work! Why would we leave it turned on and rack up our utility bill when it doesn't work..? So we called again a week later and he finally checked it out and told us that it wasn't installed properly which was making it was freeze up, hence it not working & leaking all over our floor. It leaked so badly that we had to have towels down in our hallway constantly to mop up the water. Instead of installing a new system, he vacuumed out the water from the leakage, which temporarily allowed the A/C system to function semi-normally, although our apartment was still always fairly warm. Over the summer, it froze up again and completely stopped working. Our dog had a heat stroke and almost died because our apartment got so hot. He had to be rushed to the emergency vet and boarded until they could fix our AC unit. The maintenance guy, Joe, has always been pleasant with me, but it's hard to be understanding when his refusal/unwillingness to legitimately fix our A/C unit despite MULTIPLE work orders caused my dog to nearly die. When we called it in on Monday (it happened over the weekend), they were randomly closed for 4 hours for no apparent reason and we couldn't get anyone out to fix it. When we finally got ahold of them on Tuesday, they asked why we hadn't reported it earlier. Um, because the office was closed. This leads me to another issue - irregular office hours. They close the office for 1-2 hours for lunch daily so if you need to stop by to put money on your laundry card or get packages during the day, you're usually out of luck unless it's right when they open. Sometimes they're open on Saturdays, sometimes they're not. There's no way to tell. The 'hours' sign is worthless, when they wanna close they'll just tape paper over the hours so people can't see what they are. Very frustrating when you're trying to pick up an important package or do laundry for work. Moving on to other issues, we've had to call maintenance three times in the past couple of months about leaks and water pressure because they only offer temporary fixes instead of permanently solving the issue. Also want to note that the maintenance man used our bathroom at one point while we weren't home (he left the seat up which is how I knew) which seemed a little weird and gross. He also effectively destroyed our hallway ceiling and wall when he 'fixed' the AC (I use the word fixed loosely as it is still leaking in the hallway as I'm writing this), then the next time he was in our apartment he asked us, "What happened? You need to call that in!" You happened, dude. You did that. Management and maintenance also enter without any sort of notification. One day we came home to find Joe entering our apartment to leave a note which could have been left on the clip outside the apartment door --- you know, the one for notes. Our dogs were loose in the apartment as we weren't expecting anyone and he almost let them out when he attempted to enter. Minor issues - office can be rude/condescending, parking is horrible (weekends are particularly ridiculous), the appliances are old, our oven stopped working completely and it took them a week and a half to install a new one (the one thing they have legitimately fixed), dishwasher doesn't drain, ceiling leaks in several spots when it rains. They have breed restrictions on which dogs and charge a pet deposit ("refundable" but we all know that means you'll get as little back as possible) as well as a pet fee (non refundable) IN ADDITION to an extra $10/month PER PET. So if you have two dogs, that's two pet deposits, two pet fees, and $20 extra a month. They do allow you to 'finance' the pet costs, paying an additional amount on your rent until it's paid off, which was somewhat helpful. Many of the residents are very quiet and nice, but there are so many who let their kids run around screaming CONSTANTLY which makes the overall complex very noisy. There are tricycles and toys littering the entire complex. Multiple residents walk their dogs off leash which is unsafe and annoying. There are gigantic roaches, spiders, and we've had a pretty consistent ant problem the last few months. They're starting to charge for pool use ($5 band) just as they do for the laundry card (also $5). The fitness center is small, depressing, and not worth using. None of the gates in this 'gated community' actually lock or even close completely so the gate cards they give you are worthless and the added safety they advertise based on that 'amenity' is nonexistent. Alright, I THINK that I've covered every issue. Please avoid living here if you can. There are so many better options.
