When you move out they charge you for cleaning and painting even though this is t needed and painting is to be done after every resident! The place is covered in Fleas, outside and inside! Pick somewhere else to live!!

    Don't bother wasting your money here. The staff are not educated enough to work there, they overcharge for ANYTHING. As if rent isn't high enough, they'll overcharge for utilities because only $10 is included in rent. they also charge $150 for missing bracelets that they never enforced and when you move out they make a big deal and will tell you they'll ruin your credit if you don't pay it asap. So many drugs came in and out is ridiculous and you wouldn't be surprised that there was a lot of gun shootings also. Also the amount of dog poop around the complex is super high because they don't enforce people to pick up their animals feces!!! The only nice thing was the trash guys who would clean up the area as much as possible.

      I've lived here for 2 months now and it has already been a terrible experience. The first day I moved in my shower was broken, along with my roommates toilet. I have been home alone and had someone attempt to break in, resulting in me having to call 911. Our dryer has also been broken for two weeks. My roommates and I have put in numerous requests, called every single day, and gone to the front office multiple times for TWO WEEKS, still no one has came to look at our broken dryer. There are crickets, roaches, and flies everywhere in our apartment. They also bribe residents to write good reviews for free things like t-shirts and etc. This is not a safe place to live, not a clean place to live, and the staff do not care about their residents. I would not recommend this place to anyone.

        Honestly this was one of the worst apartments I've even lived in. the first day i moved in there were chip crumbs everywhere ketchup stains on the walls. The window in my bedroom wouldn't even close so bugs would come in. my room mate got bit by a spider and had to be rushed and an urgent care. cable boxes were missing and they refused to deal with the company to get us new ones so we had to do it our self. They didnt make the moving out process easy either. the office staff was unwilling to work with us because it is run by students. I stopped living there after 3 months because i couldn't handle the bugs and the dirtiness of the apartment and they still changed me with move out fines.

          The Forum is the BEST place to live in Denton. I could not ask for a better living experience while in college. They have the BEST pool in town, I can always go and layout with my friends if I want. They have 3 sand volleyball courts, and there is no where else in town that you can go and play sand volleyball, especially REAL beach sand! Honestly, I can't get over how nice everything is. The clubhouse is all completely brand new and the the gym is open 24 hours, so I can go workout whenever I get off work. Just the community overall has a positive and FUN atmosphere. When you go into the office to pick up a package or put in a maintenance request the staff knows exactly who you are! The property is HUGE, so it makes me feel so good that their staff takes the time to get to know my name and who I am. They even make a point to know my dog as well! This place is awesome! I'd recommend it to any student going to UNT or TWU!

            I moved at the Forum in August 2015 because me and my teammates/roommates thought they looked nice inside and spacious. However, the neighbors turned out to be very loud, they were yelling and screaming all the time, they walked in heels/cowboy boots 24/7 and they were dropping heavy things pretty much every night (12am-3 am). I pounded on the walls a few times to let them know they're too loud, and they left me a note on my door telling me not to pound because it's annoying, like I had nothing else better to do with my life but they lack on common sense and they don't understand that when you live above someone is polite to take your heels off and get rid of the brick sandals so I left them a note since I thought that's the way they like to communicate. Nothing changed, months later without sleep, my roommate who just had surgery was trying to sleep and my neighbors decide to have another "walk in heels marathon" I pounded on the wall one more time.               I stayed at the forum at Denton Station for a year. My experience was less than satisfactory. The gates were broken nearly half the time I stayed there, and on weekends I couldn't even park my car. When I stayed there, all the community areas(such as gym, pool tables, etc.) were in poor condition with parts missing or broken, however, that was all fixed after the remodel when I was leaving but I'm sure will soon be destroyed again do to their poor security. The apartment was in fair condition when I moved in(some small chips in the wall and on the counters). Any of the few issues I called staff about took entirely too long to resolve and when they fulfilled the work orders, they left our front door open and unlocked. When I left, there was no damage inflicted to the apartment by my roommates and myself but when I left, I was billed for the small damage that was there when I moved in along with damage to furniture I did not use.                 Turn and run! Terribly managed property from the top down. My son and his roommates experienced a roach infestation. After multiple service requests to eradicate the roaches and the inability to solve the issue their response is we'll move you to another apartment. Then when we tried to break the lease due to this health hazard they threatened legal action. Here's an idea, run a community where people want to stay and you won't need to try and force people to stay against their will and concern for health & safety.

                  AWFUL. I am currently still a resident here (only because I signed a lease.) About 2 months ago my apartment was broken into, and I was awoken by a man in a mask standing over me. Thankfully my other roommate had been woken up by our dog and heard the yelling between the burglar and my boyfriend (who thankfully was there) and was able to call the cops. Luckily none of us were hurt, but the situation could've been much worse. My roommates and I went to the office and wanted out of our lease, which they wouldn't allow. We tried to stick it out because we are still in school and paying rent there. Then about 2 weeks ago there was a shooting around 7:30 pm right outside the building. We were about to leave for dinner when we heard the gunshots. Once again, we tried to get out of the lease since the apartments have proven to be unsafe with 2 dangerous events happening in less than 2 months.                     I lived here for 2 years and the apartment itself was decent. We never had a bug problem and all of our appliances worked fine. We had a very bad noise problem however that multiple notes to the upstairs neighbor and several noise complaints did not fix. That was very frustrating. Maintenance staff was very friendly and efficient which was awesome. The pool was really nice (sometimes pretty dirty but hey, what do you expect with a bunch of college kids) and the gym wasn't bad either. All in all, I enjoyed my stay there. One thing I feel I should mention though is that I had to pretty much avoid talking with the office staff unless I really needed their help. I found them to be extremely rude and less than helpful.                       So far I enjoy living at the forum denton station. When I have a problem, mateniace is quick to fix. The only problem I've had was that when I moved in my room was very dirty and there was a lot of damages but other than that. I am glad I moved in here.

                        I like living here but the only thing I do not like is that the walls are so thin. I can literally hear when the people above me shower or flush the toilet and it can be annoying sometimes. I do like the pool and all the events that are put on.

                          Loving here had been great! Much better than my precious experience at another apt complex in Denton. The staff is super helpful. The only thing that sucks is that towing is insanely strict, also they hit my car trying to tow someone else away. But another resident saw it and reported it, thankfully! Without that guy I would have been out $400. The people are great here, and I definitely plan on staying

                            It's a great place for college students. All bills paid, which is great! I feel like its cheaper than staying on campus. It was about $2000 cheaper for me to stay here than on campus. Its quite, clean, and gated. I feel safe, because it is gated and has security.

                              Omg people are so stupid. First of all students live here, obviously, they aren't going to mop and wipe down every little thing before the next resident moves it. Do not walk around barefooted can you not freaking tell it's not clean. They don't have a maid that goes through every room and cleans, it's your responsibility. The router doesn't have anything on there but if you ask the front desk they will tell you and if you call Charter they will tell you how to change the password. You people need to stop expecting so much and learn how to handle things on your own. And if maintenance isn't up to your liking then let them know, but also keep in mind that they are trying their best. Don't expect too much from working college students. It's student living, what do you freaking expect. And to the parents who complain like no other, your child is probably whining 10x just because they don't know how to handle things by themselves and would rather run to mother and complain.                                 Living at The Forum at Denton Station has been an amazing experience so far. I've been here since August and I have no complaints. There were a few minor maintenance fixes to be made right when we moved in. It took maintenance no time at all to get our requests completed. Everyone in the front office is so nice and accommodating. Everything is always kept clean and tidy around the complex. My only complaint would be the fact that there is a very small amount of visitor parking for when we have guests over to visit. This is very frustrating because our guests have to park on the streets outside the complex surrounding the area and the walk is quite long. Other than that, I have really enjoyed living here at The Forum so far.

                                  My child has lived here for less than a week! Upon move in we discovered one of the dirtiest floors that I have ever seen! Stepping on it turned the bottom of my feet black. An air conditioner that does not work, an ice maker that does not work, an internet router with no network or password information available for connection and a cable box that doesn't work! Thus far, all requests for assistance/maintenance have been ignored! In the heat of the summer, I consider having a working air conditioner a priority. I am not impressed with this complex, at all! They advertise their amenities but they are only a positive, if they actually work!

                                    I moved here in January and just renewed my lease because I love it so much. The rent is reasonable and I love that each room has its own bathroom. The staff is great and friendly and they always throw fun events for residents. Maintenance promptly handles any requests that me or my roommates have ever had. Altogether, I've had a great experience at the Forum.

                                      DO NOT LIVE HERE. First off I want to say the major problem, rent. My roommate's base rent is $565. We've been here for five months and I kid you not, every single month she's been overcharged. On move in day she was charged over $700 because of a pet fee. We didn't have a pet nor did we ever say we were going to get one. They were really nice about fixing that month's only. Second month she was charged the pet fee again! This time we did have a pet but we had already paid the one time pet fee and were supposed to only get a $5 rent for her. Went down to fix it again and they immediately took it off. Third time pet fee was there AGAIN and apparently their online rent system had crashed and didn't take 2 of my roommates payments so they were both charged with late fees. They fixed it but said they used the one time "late fee wave" you get each semester. Even though it was the forums fault my roommates rent was late my roommates had to use their wave.                                         My daughter moved into the Forum in August. You will pay 12 months worth of rent and only get 11.5 months worth of access to this property. Supposedly included in the rent is an average amount of electricity and water. If you go over, the overage is added to your balance due. Water billing lags tremendously. My daughter pays 1/3 of the apartment expenses. 1/3 of the water for her first month in the apartment was $47.25, so the total for the three bedroom unit was $141.75--that is ridiculous. I called management and by their own admission they know they have a problem with the water metering/billing system. Even after admitting the problem, they refused to remove the charge and continue to use the faulty system. A month later--guess what? Another astronomical charge for water, but the Forum agreed to lower the water overage to $36 for the unit. In essence, the Forum is claiming that my daughter and her room mates have used $36 worth of water more than the average amount that is "included" in the rent.                                           Management is lazy and incompetent. The apartments are okay, but once you get on management's bad side they have no willingness to work things out and find a reasonable solution. I missed a rent payment which was my fault, but the bookkeeper was completely unhelpful in resolving the situation. Instead of getting a notice that my payment hadn't gone through I got an eviction notice at the end of the month. Her excuse was that it was the "holidays" and that was why she didn't send out notices, but I pretty much just got excuses and nothing else. Just be aware that if anything like this ever happens to you, you will be dealing with the same nonsense and "it's not our responsibility to be helpful" mentality. These people are heartless and are only yes-men for corporate. Don't put yourself through that treatment.

                                            I have lived at the Forum for three years and I love it! It is so convenient having everything furnished and only one bill to worry about each month. The amenities are amazing and the staff is always friendly. It is in a good location as well because it is close to UNT, TWU, food, shopping and entertainment! Noise isn't too bad, but I would imagine that comes with any apartment. I would definitely recommend living here to anyone.

The apartments are really nice, my roommates that I got paired with are awesome, and I love that my pet is welcome as well. Now that the Forum has undergone changes in management things have definitely picked up for the better, and I love that they really try to engage and get to know their residents. Anyone looking for a great place to live in Denton should stop here first and I guarantee you'll fall in love like I did!

Maintence is very prompt and the staff is always readily available to help when I go in the office. The staff are always friendly and willing to help with anything I need. The furniture that comes with the apartment are in good shape and the floor plan flows and gives each one of my roommates enough space for themselves.

                                                    A: I could hear the water running from the bathroom of the unit above me and loud bangs and occasionally footsteps. Other then that unless someone is on their porch you can't hear them.
