The community is nice, I enjoy the management team that we have as well. That being said, the appliances are very dated, the gate works about 50% of the time and we're forced to have bad internet. Rent should be about $200 cheaper due to the fact everything in the complex is quite dated.

    The only reason I choose this apartment complex was for the school district I wanted. That was a mistake the apartments are outdated and grounds are always dirty and gross. Office staff could care less on issues and make no effort to resolve or follow up. For the price I would say pick anywhere but here.

      This community is great! The location is in a quiet space and the people are very welcoming! The apartment management is my only complaint and concern as they pick and choose what to answer you back on and they also choose to not to answer your calls when you have a concern or need something from them.

        I love this community and the area because it is quiet and calm. People respect each other and I wish it continued like the way it is. There is enough space for parking. Maintenance team does its job properly. There is a good view and perfect air.

          Our experience at Preserve at Pecan Creek has been pretty pleasant so far. The community and units are well taken care of and are more affordable luxury apartments. The only real complaints we have are that parking sometimes fills up and the walls/ceilings are thinner, so you can sometimes hear neighbors. Overall though, it's pretty good value and a pretty nice to live, and my wife and I are happy with our experience so far.

            Terrible the overcharge you and then won't explain to you what all the extra charges are. They charge pesticide fee but have never ever even once come to my apartment. They force you to use a certain internet provider as well.

              For the most part, I do like the Preserve at Pecan Creek community. I have had no issues with any neighbors, the grounds are well maintained for the most part, and the staff is courteous and helpful. However, there is an outstanding issue which concerns me: months ago, I put in a mantenance request about a sewer leak behind Building 2. Within a few days, I received a response that the issue was being reviewed. Now, months later, the leak is worse, and it is causing odor issues, leaving a large, permanent puddle of sewage next to the building, and making all the gound in the area muddy with contaminated water.

                  Pros- Office Management & maintenance team are the absolute best! Ciera and Quin are fabulous! They care for the community, and it shows with every interaction. Bell Partners should be counting their blessings to have them on their team. The property is clean and well maintained. The maintenance staff are so kind and professional. They answer service calls very quickly. I'm very impressed with this maintenance team! Cons- Parking; if you don't pay for a reserved space, you are likely not going to have a place to park when you get off work. Brightspeed is the internet service provider for the complex. There are constant outages and several of these outages last days. Last con is the high renewal rates under Bell Partners. Rent went up $50 per month on my first renewal. On the 2nd renewal, rent went up $65 per month. Under Bell Partners, 3rd renewal was quoted at an increase of $432 to stay in the apartment I had. Another unit was found at an increase of $264.                       I have had a good experience in my apartment. I really don't have any complaints at the present time. The apartments have changed management several times, and during that time there were a few problems, but they have always answered my request in a timely manner. I like the location of my apartment in the complex. I can't speak about any other locations. I've heard good and bad about some. I have been satisfied basically the whole time I have lived here.

                        Overall I am pretty happy with my time here at preserve. For the most part it is fairly quiet and peaceful most of the neighbors are friendly. The complex stays fairly clean and aesthetically pleasing. I think that you guys do a great job with customer service. Quinn in the front office goes above and beyond to help residents. I also like that you guys put a dog park in the middle of the complex. I only have a few complaints: I pay rent on time probably about 10/12 months a year I am rarely late with that being said I don't believe that a $100 dollar late fee after 3 days is reasonable. I know it is in the lease but I think this is something you guys should reconsider, a few of the neighbors have mentioned the fairly extreme late rent policy. I know that when sun ridge still owned the complex it was $75 dollars which is a bit more reasonable. Another complaint is parking. I'm not sure if there's people that don't belong in the complex parked here but I work nights and when I get off late at night/ early morning there's no spots sometimes.… See More>

                            Very quiet community, everyone is very nice. Maintenance is friendly and fast. I do not like the wifi company. They are very rude, unresponsive, and have lied to me about 2-3x within a few months.The previous representative from the company had to call them his self just to get some wifi for us, they also lied to him while on the phone. Terrible customer service and actual service.

                                  I am very disappointed in how some tenants are allowed to break the law and break the rules with out consequences. I am very upset with management to allow other tenants to verbally and physically abuse others for sitting in their porch. My neighbor and I had to call the police this past Sunday because a tenant became outraged because she assumed we told on her for her parking in the middle of the street for over an hour with her car running. I did call. We had to video her cussing and screaming at us. She told my almost 70 year old neighbor she would wrap her cane around her neck. Police came we filed a police report. I call 3 times over the weekend and today. Manager told me she had not gotten any voicemails. This is very disappointing. This tenant is unsafe and dangerous. She hit me, threatened my neighbor here in the property. I could go on and on. This is just very unsettling. Her pit bull is out without a lease. I'm very sad and very nervous about this environment.

                                  It's much better since Bell took over, the new management is fantastic. The new-to-us maintenance crew is awesome as well! We are thankful for the gate that now actually works most of the time, anf the fact the the dog waste bins are regularly emptied! However: 1) The residents in this complex need to be held accountable for cleaning up after their dogs, there is significant dog waste throughout the property, especially between buildings 3/4 and 5/6 and behind the garages between 4/5. The common area behind the dumpster is bad as well. 2) The dumpsters walkway up to the trash chute could use a pressure washing, and could be a regular thing as it gets very nasty. 3) The reserved parking spots either need to completely go, or completely stay. There are many spots reserved where cars literally never move, but we cannot currently rent our own spots (spots, not garages or covered). There are also broken down cars (building 4) that are in disrepair that haven't been towed or relocated for months on end. 4) The irrigation/sprinklers could be turned on, haven't noticed them run in a long time.                                     I have lived in this community for almost 5 yrs it has always been pleasurable. Yes we have gone through several office staff changed but it's expected. The grounds are kept clean and maintenance is always fast and efficient. Only issue I've ever had is lack of parking and have had to start paying for covered parking because of the lack of not only for residents but visitors.

                                      You don’t want to live here

                                      The management is atrocious. The staff is extremely rude and could careless about you. They have an excuse for everything. They openly discriminate. They have zero desire to help you or make the complex an enjoyable place to live. When you move in don’t expect to have a clean, functioning home. You might get lucky and score some of the previous tenants dirty dishes and moldy towels. Broken blinds are not replaced. Appliances barely work. Mildew is growing in the bathroom vents. Parking is very limited parking. There are cars parked that have not moved in months. They have been sitting so long they have flat tires. If you are still considering this place, heads up there is one trash area for the whole complex and it piles up consistently. It’s so bad people are resorting to throwing trash into the woods. USPS does not deliver anything that can’t fit in your mailbox. There’s no package boxes and they won’t bring it to your door. Plan on going to the post office often if you like ordering stuff.                                         Good place to call home

                                        Pros - Great property management. Ciera and Quinn are amazing. They truly care for the residents and go above and beyond in customer service. Ali and Jonathan are exceptional at overseeing the property maintenance. They provide quality service in a timely manner which is a tremendous improvement over the previous maintenance team. The property is clean and well maintained. The location is great. I love all the trees and feel safe living here. Cons - It would be nice to have a working printer in the business center.

                                          Lived here for about 7 years. Neighbors are usually quiet and nice. Close to I35 and a trail (sidewalk). Would recommend getting a parking spot/garage. Heather was awesome and walked me through how to add my spouse to my lease and then how to navigate leaving when we bought a home. She was kind and listened to what we needed and helped us figure out the best time to end our contract.

                                            Be mindful you have to pay for water, sewage, drainage. You also have to pay for bug spraying every month. Even if you doesn't utilize that service. You also have to have renter's insurance. There's only one internet provider in this apartment complex. Only cable service is Direct TV. Be mine for all the hidden fees which they charge for a ministrator fee on your water bill. Every month there is an inspection to much invasion of privacy! One month they will inspect the sprinkler systems. Then two months later they want to inspect everyone's Apartments. Very uncomfortable living here. They always want to enter the premises for some kind of inspection. This my first time ever experience this kind of discomfort in apartment complex. It feels likes the housing authority here.

                                              Honestly, you're better off living right next door at The Lodge apartments. This place has great management, but the parking is definitely a deal breaker. Don't expect to park anywhere near your apartment if you come home after 9pm. Sometimes, I've had to resort to parking at the Lodge. I have a friend who lives there and their parking is 10x better than here. The appliances and kitchen counter top designs are dated and old. The pool is a tiny joke. The parking lot looks great in the daytime, but fills up quickly at night. You shouldn't have to dread coming home late and have to walk a far and unsafe distance.
