Can't say enough BAD things about this place. Any time of the day, you can be sure you'll hear loud music blasting from passing cars. The walls are paper thin, we can hear our downstairs neighbors yell all of the time! When we moved in, the apartment had obviously NOT been cleaned after the previous tenants left. The dishwasher has never worked for us, leaving food particles on all of the dishes from PREVIOUS tenants, even with completely clean dishes that go in. The toilet stopped working and it took them two weeks to even fulfill the maintenance request. Even after a request to fix the dishwasher, he said he could do nothing to fix it that, and I quote, 'these dishwashers are the basic dishwasher you can get. They aren't the greatest. I can't really do anything about it.' There's never parking for guests at night. The kids in the building will run around the building and scream at the top of their lungs purposefully from the moment they get off of the school bus until 8 or 9, and even more on the days they don't have school.     Now we are being asked to move out. We have to move by December 27th, 2014 cause I have called the police on the neighbors upstairs 2 times and complained on them alot to the apartment management. So its ok if they are loud. But we have to move out of these apartments due to me complaining. If you were smart you would not move here. For one the staff/management will not do anything about a noise complaint from the neighbors upstairs Due to them living here for 8 years and no one had complained on them before. Since we have moved here the neighbors upstairs have been really loud and very disrespectful. I have asked and asked them to take care of it and they say they can't do anything about it. --------!!!! I don't care how long they have lived here something can be done. They blame it on the wood floors. It is not the wood floors it is the disrespectful neighbors that don't give a crap about anyone.       Where to begin with this place. Lets start with the lack of customer service among the staff. I had a lot of problems with noise coming from the apartment under mine and they straight up told me that they couldn't do anything about it. They are nice before you sign your name but after that you are just a dollar sign to them and seem very off-putting when you come to them with an issue. The only quality in the staff are on the maintenance staff, on that hand I have had no problems with the maintenance crew. We have a couple of problems with toilets and kitchen parts but were all fixed in a timely manner by a courteous and professional workers. The tenants are either one way or the other: homely families, or low end and trashy people. I have seen several drug deals in the area and I'm afraid at times to walk out my front door. I can't even walk across the living room without the downstairs neighbors jumping down my throat.         Wonderful place to live. The staff is always friendly and courteous and extremely helpful. It is obvious that the office staff enjoy working together which makes the office a pleasant environment to visit. The maintenance staff is extremely efficient and thorough. We have lived here for 7 years now and if there is ever a problem, it is usually fixed within 24 hours. Our neighbors are very pleasant and friendly. If there is ever a problem after hours, there is an off duty police officer on site as a courtesy officer (even though we've only had to make 1 call in 7 years). Finally the location is excellent. It is back off the main road so you do not have to worry about speeding traffic and both stores and a major hospital are two blocks away (as well as some outstanding restaurants. And freeway access is excellent as well (2 blocks to the access road). 7 years ago we had many options to chose from and have never regretted choosing Providence Place as our home.

          This was my first apartment experience and it has been wonderful. Staff answer things in a timely manner. On Christmas Day I had a typical maintenance problem and staff was here within 30 minutes and stayed until the job was fixed. I love the pool and quick access to walking/bike paths. I've had no problem with noisy neighbors or any other issues with the complex.

            I moved here with my 2 children a year ago from Hawaii to start a new life. The staff is very accomodating, efficient and very helpful! They were so welcoming and helped me get situated easily and quickly. This apartment had everything I was looking for! My children's safety leaving and arriving home from school was one of my biggest concerns but the staff here assured me the school bus comes on the property to pick up and drop off the kids so I never had to worry about them crossing a busy street or traintracks.. The 2 pools, a gym, parks and basketball courts all added smiles to my children's faces to! Moving from my beautiful home to Texas was very hard but finding a comfortable, nice,very affordable place to live has made my transition a whole lot easier! Like we say in Hawaii Mahalo Nui Loa (thank you very much) Providence Place!

                  This apartment is not for anyone of color or of anyone who wants privacy. For over 8 months, since we have been here, cops have surrounded this place for screams, kids missing, and just yelling. Some violence have occurred, and people smoke marijuana, lived here. If you talk loudly, someone assumed you are in some type of violence, whether it is day or night. Yes, kids are all over, running and some are unattended as young as 5 years of age. However, in my case, I have cops kicking our doors for no reason. Cops are not here to serve or protect. They are here to interrogate, harass, and accuse you. They will kick your door down, whether you plead the 1st, or 4th Amendment. They assumed this low income housing are those of no standard, or moral, so when they come for a calls, or just your nosey neighbors who decided they will call on you; when they come, you are marked.                     Worst apartment complex. Kids are unsupervised and will destroy your property. Dog poop is always left on the grass. Trash is strewn all over the grounds. Neighbors are undesirable people to live in close proximity. This a low income apartment complex. The people who live there are Section 8 or public housing. All I can say is look around before you rent here.

                      My husband and I moved here despite the bad reviews. We have lived here for two months and we LOVE it. When we moved in our apt. was not ready- but Stacy made it right. All of our concerns were addressed and fixed immediatley. The apartment is a great price and HUGE. We love the hardwood floors and the nicely kept landscape. The only thing I could complain about would be noisy kids. These apartments are very family friendly. You will hear kids playing! I don't mind the noise, by 8pm it is quiet. The office staff was been great, always helpful and are willing to work with us on payment. The maintenance crew was super friendly and fixed our problems right. I have also NEVER heard the train..and our building faces it! So far we love the apartments...feels much more like home than a typical apartment in Denton.

                        When my husband and I moved in here we did so despite all the bad reviews we read. So thankful that we did. I read over and over again that the ladies at the front office are rude. I really have zero clue what that is about. We deal with Linda every year when we redo our lease. She might not give you hugs and kisses but she is certainly very respectful and helped us keep the initial rent we signed up with two years in a row when rent here went up. This last time we renewed she did bump it up a bit but I'm not complaining. When my husband or I have gone down to the office to get mail the other ladies have been real nice. Twice we have paid rent late. Once was a day late, the other time when my husband lost his job and it was a week late. Both times he explained the situation (first time he just forgot it was the 3rd) and they didn't charge him the $50 a day late fee or whatever it is.                           These apartments are very well priced, however, I believe this is the only positive thing about these apartments. I have lived here for close to two years now and have had continuous problems with the staff. The staff has major attitude problems and will offer every excuse imaginable and never take responsibility for dropping the ball. They will disrespect you by dimeaning any issue you may have and tell you why you are being unreasonable and your issue is not a big deal. The apartment manager, Stacey, is no better. You can tell she has "trained" the staff because the attitude and excuses are verbatim what I have heard from Stacey. If you have any maintenance issues, they are not considered important or an emergency, no matter what. We have had a broken A/C twice, both during summer times and niether were considered "emergencies" and took several days to be fixed, despite the fact that I was 6 months pregnant during the first incident and had a 6 month old during the second incident.                             good price for denton

                            i've looked at every apartment complex in denton and providence is by far the best one for the price. I can afford a 2 bedroom 2 bath at providence but at other apartments in denton a 1 bedroom 1 bathroom was the same price! The only problem i've had is with the maintenance people. They take 2-3 days to take care of anything even if its something critical. You shouldn't live here if you don't mind kids, because they are everywhere. It's more of a family friendly complex. But overall i really enjoy providence.

                              This place sucks.

                              There is never any room to park at night. There are kids everywhere and they keep us all up at night. They don't exterminate the ants living on the edge of the sidewalk.The paneling underneath the cabinets is so cheap a cat with her claws removed can break into it. Within the first week of me living here my carpet started coming up. There is mold growing above my shower. Half the electrical outlets don't even work. My garbage disposal has been broken for three months and no one has come to fix it even though i called and left several messages via email. The girls in the front have an attitude and it takes forever to get help even if its something small like receiving a package.Their laundry facility has been broken the entire time I've stayed here If you are looking for a nice peaceful place to live where you will be treated as a person look somewhere else because this place sucks big time.

                                Good Place To Live In Denton At A Great Price!

                                I Lived Here For 2 Years With My 3 Year Old Son (At That Time) While I Was Attending UNT. I Rented A 2 Bed 2 Bath Apartment And The Price Was Great! I Never Had An Issue With Bugs OR Rodents, But I Also Lived On The 3rd Floor. I Never Had A Problem With The Staff, But I Also Never Really Spoke To Them Either. The Only Issue I Ever Had During The 2 Years Was Once When My A/C Stopped Working. It Was Extremely Hot And It Took 3 Days For Maintenance To Fix. Other Than That They Fixed Things In A Timely Manner. Parking Was Great For Me, But If I Ever Had Any Company They Had To Park A Ways Away In The Street. I Honestly NEVER Heard ANY Of My Neighbors. It Was Great. I Don't Know If It Was Just Because Of Where My Apartment Was Located And The Fact That I Only "Shared" One Wall In My Son's Bedroom With Another Apartment, But I Loved It. Honestly, I Would Have Still Stayed Here If Denton Wasn't So Far From North Dallas/Addison. Apartments Here Are Twice As Much And Not Near As Nice.

                                  I beginning to believe any positive reviews are written by the staff. They office staff is unhelpful, and it may be that because the accept low income tenants that they believe all tenants are beneath them and just cant be bothered with any complaints or questions.

                                    When I moved in to a brand new apartment at Providence Place Denton, we were missing a cabinet in our kitchen. After numerous work orders and visiting the office there was no effort to get it fixed because they made it clear they didn't want to order the part. We took very good care of the place and cleaned it very thoroughly and after we moved out they not only took our deposit, but added hundreds of dollars for the one small stain in the carpet and not cleaning the oven which was actually cleaned. They will get you for your money no matter what way you go about your deposit. My suggestion would be pay the full deposit and don't plan on seeing it again and hope for the best! Or you could just go somewhere that wont screw you out of your money. Not to mention their walls are about as thin as card board so you will know you neighbors from the side, above you and below you very well by the time you move. My neighbors upstairs clearly like to bowl in their apartment. Well from the sound that's what I would guess anyway.

                                      DCTA A-Train Horns and Bells -- aka no sleep.

                                      Denton DCTA A-Train is now running. We're officially in a 'quite zone' but, depending on the day of the week, the horns and bells start around 4 AM and run until after mid night. So it's ok if you and your kids can live on ~ 4 hours of uninterrupted sleep a night.

                                        DO NOT LIVE HERE!!!

                                        This apartment complex is nice but the management office is horrible. Two years after I have moved out and I am still dealing with them! They do not document paperwork or finances correctly. There were occasions where rent checks were lost. When you move out you will not get any notices of any outstanding balances you may have. Another incident was the maintenence. We were living with black mold in our apartment and it did not seem like it was a priority to fix. Seems like a nice place to live but until the management office changes, I would say it is a no! If you do decide to go with them you need to keep all your reciepts because they tend to loose or misdocument what you have paid for!

                                          Not a good place for children

                                          I have lived in Providence Place for a while. We moved here after serving in the military. I have to say that in the time I've lived here, the property managment has gotten marginally better. The first 2 years were miserable due to bugs, maintenance requests ignored or lost and horrible neighbors (bad parents, domestic disputes, loud bedroom time activities, drug dealers and prostitutes!) I initially liked the complex because it was newer, the units are bigger than other apt complexes, and it is rent controlled. I initally thought the rent control was a good thing due to our financial issues with going back to school, but now realize that it is the major component in the complexes problems. Rent control attracts unsavory renters. The following are just a few of our experiences and problems here: The pool, when it isn't closed for maintenance, is always overcrowded with the worst people imaginable. We now buy a summer family pass to the city pools and avoid ours whenever possible.                                             Not bad for denton

                                            For an apartment in Denton these really aren't bad, especially for the price. The buildings are nice and well kept. Yes, I can hear my neighbors move around, but it's not nearly as bad as it could be. I mean, are there ANY apartments that are sound proof? The staff may be a little busy sometimes (which could come off as rude), but they ARE competent for the most part, which is something I've never been able to say after 6 years of apartment living. There are LOTS of families and it is kind of annoying that there are so many kids running around making lots of noise every night, but hey, at least they have a safe place to play. There is not enough resident parking, and with all the recent construction it has taken up a lot of guest parking. Whenever I get in late it can take a while to find a place to park, and sometimes it's on the other side of the apartment complex.                                               Providence Place Apartments is now Hamilton Bay Apartments

                                              In April 2009, we moved into a 1 bedroom/1 bath on the second floor, overlooking a parking lot. No washer/dryer. We pay $724.00/mo. Our apartment has brand new carpeting with a thick padding, new paint. The floor plan is very, very nice, almost like a resort at the beach. The appliances are about 10 years old, but are in very good condition. The unit does NOT come with a microwave oven. There are two pools, two hot tubs on the property which are also very nice. There are several lakes on the property, and the trees are mature with a lot of shade. The grounds are kept very nice. They mow the grass every week. The security gates at the entrance are broken, and have been broken since we moved in. Anyone can come and go whenever they want to. The security cameras don't work. There have been several cars that have been broken into, and several apartments that have been burglarized since we have moved in. In September, the complex was sold and renamed.                                                 Overall i like resideing here at providence Place what im very unhappy about is that its advitised as having being gated, like most places i relize cars sneak in here and there the cameras are a good back up but really what is the sense of having gates if their open 24/7 poor manament in my eyes and complaints seem to take forever to be addressed as simple as a maint call to a complaint of loud music great place to live but poor manament very poor !

                                                  families with kiddos? not a good place :(

                                                  Honestly, we moved to these apartments because they looked nicer than most and was made out to us as a family friendly place to live. It was quiet at first but then some upstairs neighbors moved in and we could hear literally everything, the walls are pretty thin which can make for a sleepless night if your neighbors are having a party or staying up late. There is an apt complex police officer that's very nice but he couldn't always keep the teens and young adults from being disrespectful when partying. The partying was not an every night thing but between car alarms and loud talking it got to be pretty annoying, especially if you have school aged children that are trying to sleep. The bus stops are over crowded with no supervision so there were a fair amount of fights and children getting hurt, bullies are pretty common in the complex where kids play such as the park and the bus stop so beware of that if you move here with kids.
