I had a pretty decent experience at Renaissane Courts. I was able to get the income-based housing and had a large two-bedroom, two-story apartment for less than most Denton one-bedrooms. They even called and let me move in early, no charge, when the unit was vacated and cleaned ahead of schedule. The inside of the apartment was pretty great. You could tell that someone had 'beat it up' a little, but most issues were easily fixable. I was lucky enough to have the large blinds that originally came in the unit, but you can see that many units have miniblinds after the originals were replaced. The space in the apartment was amazing. It was more like a small house. The bathrooms were great, with a lot of counter space. The upstairs bathroom had a vanity and sink in one room and then the tub, toilet, and another sink area in the other 'room' or the bathroom, so its perfect for one person to get ready while the other showers, etc. There was crown moulding that made it look really nice, and fans in every room. One bedroom had two walk-in closets and the other had one giant walk-in that was probably more than double the size of the others. The units are set up with Verizon Fios, so although slightly expensive, the quality and speed of the internet and cable are awesome! They also have it set up so that they can move where the connection is in some of the rooms, so you have a choice of where your TV goes. The office staff was always so nice and helpful. Casey usually helped me with anything and he was always extremely friendly. Nancy is also so nice, and seemed very adamant about keeping the quality of the complex up. If you look at the Lincoln Properties website, you'll find that most of this company's other complexes are very nice and in more expensive and central areas. Unfortunately, the staff in this complex does have to deal with a lot of problems. I personally never had any issues with my direct neighbors, and was near the front of the complex so that may have kept things quieter. There were definitely undesireable neighbors though. The unsavory lurkers and porch yellers that the last poster mentioned seemed to be mostly in the last buildings at the back of the 'front' section, by the bayou, but some were sporadically placed throughout. One morning, literally before 8 am, I went out to my car with my boyfriend. There was a car with its windows completely rolled down and music blaring, but no one was around at all. We stood there for about five minutes before a head poked out around the corner. He had to ask the owner of the car to come over and turn it off. There was also a very angry man and wife with a minivan that nearly ran me my dog over a few times by the dumpster and then yelled at me. There were issues with people leaving trash/furniture sitting next to the dumpsters. The office had to pass out pictures of the mess to get people to stop doing it (and I don't know if it ever really stopped). Some genius also tried to steal quarters from the washers/dryers at one point and that caused the laundry and fitness hours to be severely limited. Those little things really made me hate some of the residents, but I suppose this comes with the oh-so-nice price. The staff was also super helpful and understanding when I got my puppy. I adopted her on a weekend, and didn't have any time to really prepare, as it was an urgent hand-off from the people who were holding her. She was well within the pet restrictions, but I had problems getting the full pet deposit together in just a couple of days, so they worked with me and were very understanding. If you are honest and up-front with them, they will help you in any way they can. (also no pet rent!) Maintenance was always very happy and willing to come fix anything I needed. Sometimes it took an extra call or two to get it done the way I wanted, but Tom always got it done. I had a dishwasher that wasn't working properly and they ended up getting me a new one within days. There were also grounds keepers that were always around picking up trash or dog poop. I saw these guys pretty frequently. Electric bills were generally not bad, but there were more expensive months. Sometimes it was in the $60's but I think in the summer I may have paid around $110 one month. I had a friend that lived in the smaller two-bedroom, with 1.5 baths, and said hers never went above $80. The walls were not paper thin, but I did here my neighbor yell to wake up the kids in the mornings, when my unit was really quiet. Parking was never hard to find. My building was one of the ones that are on the street, so there wasn't even one of the bigger 'lots' next to it, but I never had to park away from the building. There was always a spot either in front of my apartment, or a couple doors down. There were parking stickers but I had guests park anywhere when they came and never once had any problem. Another thing that scares some people is the fact that there is a jail across the street on one side. I read one review before that said people would get out of jail and come over to this complex. I never saw that once. Actually, I saw tons of cop cars every day, driving around the jail, courthouse, or driving to the police department that is a couple of blocks away. I never once had any burlary or vandalism problems and I bet that had something to do with the nearly 24-7 police patrol. (oh and a police officer lived in the bulding caddycorner from mine.) When I moved out, I actually got most of my deposit back, and within a very timely manner. I have never had an apartment before that actually took a reasonable amount from my deposit for the repairs they were performing, so this was quite a nice surprise. The apartment itself was great and I actually even looked into moving back for my upcoming move (didn't have the availability I needed). The only real downside, in a nutshell, is the neighbors. If you keep to yourself like I did, you may not mind.
