I use to live in apartment #1003. When we first moved in, the management went out of their way to make sure our maintenance needs were quickly addressed, we had a live-in "super" who would immediately answer our calls and the managers were always available. The apartments were sold a number of months into our lease and the quality of the management, maintenance, and appearance of the apartments quickly deteriorated. We had a leak from the bathroom above our apartment, it took the maintenance staff over a month to finally address the leak but left a hole in the ceiling above our shower for over a month. Our toilet was loose and would move every time we would sit on it. "Water" would flood from under the toilet periodically and the maintenance staff would simply replace the sealant and tell us they would order the parts. This lasted for well over a year. Our biggest complaint was the flooding of our apartment every time it rained more than a drizzle. Water would build up in our rear patio and enter through the back door. The first couple times we called, the maintenance workers would come and clean the carpets and check the drainage pipes behind the patio which were installed to address this periodic flooding. They would apologize because nobody was present to open the drainage pipes and promised that it wouldn't happen again. After a couple more flooding incidents, the management thought that placing sand bags around our back door would suffice as fixing our flooding problem, which they didn't. A few more incidents later, I noticed some flooding entering the apartment from the front bedroom. When I brought it up to the apartment management and my concerns that there may be a problem with the foundation, they tried to pacify my concerns by explaining that the flooding occurred because of "mini-cracks" in the foundation, but there wasn't anything serious to worry about. We finally had enough of the excuses and decided to move out. We made all of our concerns known to the management and the owners. We asked that we be refunded our entire pet and security deposits because we couldn't reasonably be held responsible to the damage to the apartment because of the persistent flooding. Both the manager and owner agreed and promised to refund our total deposits after we vacated the unit. We left our forwarding address and our final electric bill payment and waited for our refund. This was in November. We called again in December and were told that "the check is in the mail". Since then, we have called and have only reached the answering service. If you do decide to live at Del Prado, be prepared to deal with an absent management and severely inadequate maintenance work. Good luck.
