We would like to invite you to contact our community to discuss the charges you incurred at move out. We encourage our residents to do a final walk through with us so that there will not be any surprises regarding your final charges. We are more than happy to provide the documentation to you for the pet damages you were charged for. Any time a pet has been in an apartment we are required to do a pet treatment. I would also like to clarify for you that the payment of final charges is the responsibility of all lease holders and all lease holders receive a copy of the final billing statement. You are not being double billed. You are both responsible for payment of your final charges. When payment is received, regardless of who pays it, both lease holders are cleared. We would be happy to discuss all of this with you to help answer any other questions you may have.

We provide our residents with the best possible service. We value and respect each one of them and I'm pretty sure that shows in everything we do. Our team is a group of seasoned and dedicated professionals who have served the residents of Oakmont for many years. As with all apartment communities, residents are charged for any damages left behind at move out. We invite our residents to request a walk-through with the manager at the time of check out so there will be no surprises. Dear Anonymous, Since you have not identified yourself nor spoken to us regarding your charges for move out, it's difficult to specifically address your complaint. However, I can address our policies regarding charges. Charges for damages are documented with photos and cost estimates from the vendor who will be making repairs. You would receive a bill only for the amount that we are charged. We certainly do not make a profit on damages left behind in an apartment, in fact it usually costs us more than what we charge back to the resident. Everyone has the opportunity to accompany us on a walk through of the apartment when it is vacated so that we can discuss any charges that may be billed for damages. We really encourage this step because it does help avoid misunderstandings and there are no surprises when you get the bill. In your case, it sounds like you did not take advantage of your right to request a walk through. We hate that you have concerns about how you were treated at move out We would be happy to discuss the charges with you if you would like to contact us at 817-318-0018.

Dear Anonymous, When we offer our residents an upgrade for renewing their lease such as an accent wall, we ask you to contact us to schedule the work. I'm very sorry that you misunderstood this and did not ask about the accent wall because we certainly would have scheduled that work to be done at your convenience. As far as the carpet charges for your apartment, we have an invoice proving the carpet was new when you moved in and it was saturated with urine at the time you moved out. Under those circumstances you are liable for the entire cost of replacement, however we charged you less than it cost us to replace the carpet, which is very fair on our behalf. We do also encourage anyone who is moving out to schedule a walk through with the office so that if there are any charges, it can be discussed at that time. Unfortunately, it appears that you did not do this and were surprised when you received a bill for the damage you left behind. Our contractor uses industry approved devices to detect carpet damage. We would have been happy to let you see this for yourself if you had communicated with us at the time of your move out. Just because the lease does not indicate a pet, does not mean the urine was not present in carpet. Obviously it was and it was not there when you moved in. The carpet was damaged well beyond any hope of cleaning it, so the carpet company who gave us the estimate did not benefit by finding that the carpet had to be replaced. They do not replace our carpets. A different company does that so your allegations that we or our contractors are somehow gouging residents when they move out to make more money are totally unfounded. On our end we try to make sure all of this process is fair to you, but you also have certain responsibilities. The condition of the apartment (including carpet), making sure all charges are finalized and paid, contacting the leasing office for a walk-through are your final responsibilities when moving from any apartment community. Please feel free to contact us if you would like to discuss your final charges again. Thank you for your kind words especially toward our maintenance team. They do work hard to make Oakmont a great place to live.

A: I have lived in 3 different areas of the property and can honestly say "no". The units are pretty well insulated. If you have an issue with noise, just let the office know and they will address it immediately.
