It's in a low-income area, in a fairly sketchy, isolated side of Fort Worth. Once you get that out of the way, and realize you probably won't want to walk around alone at night outside of the gates with expensive jewelry on, you can appreciate it for what it is: a cheap place, with a very friendly staff, that offers great floor plans for the price. For the record, I DO feel safe inside of the gates. The tenants are predominately black or Mexican, although there are a few whites (and possibly others, I obviously don't know everybody here). Break-ins happen maybe once a month on average, and mostly because of tenants that don't set their alarms or may as well paint "Break In Here" on their front doors. I've had no major problems with my apartment, but like all apartments from the '80's that were built for profit maximization and not luxuriousness or energy efficiency, it's got its drawbacks. My electric bill ranges from $100 to $300 range keeping it a decent temperature. I can almost guarantee you that you will not find a better place for the price range in a 5 mile area. I did considerable research in East Fort Worth and this was by far the best. The amenities are nice, although the pool is closed outside of business hours (a recent policy because of dirty people from neighboring apartment complexes leaving feces and baby diapers around). The grounds are quiet, except for the occasional Fiesta or Hip-hop party. I feel safe and my neighbors seem nice, although disproportionately black and young. There are many minority families that live here and let their young kids play in the street, which gives it a nice family atmosphere during the day, but may be annoying if you hate kids. Check it out at the very least. The price is great, and talk to Susan if you have any concerns regarding safety here. She's managed this property for the better part of a decade and done a fantastic job. My neighbor moved out a few years ago and came back because he missed it here -- just to give you an idea of the draw of the place.
