Ive lived at this apartment for over a year now. Noise: YOU NEED TO KNOW: THIS APARTMENT COMPLEX IS LOUD. Not only because it is full of TCU students - to be expected this close to the university - but because the walls are SO CRAZY THIN. I was first in an apartment by the river. Pro: great patio. Cons: THE TRAIN YARD RUNS ALL NIGHT, I also had a neighbor who sang foreign pop songs. He had a great voice but he sounded like he was singing in my kitchen... Management let me move to a townhouse which was quieter because I have less neighbors and am further away from the train yard. However, I can still hear my neighbor do EVERYTHING... her alarm, shower, brush her teeth, dry her hair, flush the toilet, what she does on the toilet... (I think you get it). Also because of thin walls/wall of windows, it is harder to cool in the summer time and harder to keep insulated/warm in the winter time - like good luck getting the apartment warmer than 68. Maintenance: In the first apartment, my door to the patio would randomly swing open. I called for maintenance because it would not stay even when locked. The maintenance man came promptly (thats a plus), and then hammered on the door jam, leaving hammer marks on the wood and left. As you can imagine, this did jack-diddly-nothin to fix the problem. My air conditioning went out in late May/early June, it took over a day to fix. In the Texas summer heat, it was 86 in my apartment. I couldn't sleep here and I never stopped sweating. They did not adjust the rent. They also re-roofed after the hail storm and I was not supposed to park in my garage the two weeks they were doing the construction or come in and out of my apartment. Wouldn't have been that big of a deal if it wasn't from "sun up to sun down" in September. Rent was also not adjusted during this time period for the length of time I was not supposed to be using my apartment. The roofers left nails everywhere - had to go twice to get my tires fixed. Staff: The office girls are sweet but I second the other reviews when we say that the management, CWS does NOT care AT ALL about the residents. If I could choose between nice people at the desk and getting stuff done, I'd take the getting stuff done. We shouldn't have to choose. Grounds/Safety: They mow and edge often, however a tree was in the walkway for at least a month before they did anything about it. The lighting could be much better at night, especially in the common areas. Accommodations: They have the smallest apartment gym I have ever seen. Impressive they can fit what they can into the space. They have a small pool and its well maintained. OVERALL: It is my experience that $1200/month for this apartment is too expensive for what you get. I am leaving at the end of my lease to pay the same for a nicer apartment in the same area. You can repaint/reroof it all you want, but no matter how much lipstick you put on a pig, its still a pig.
