We've been here since about 2009. The maintenance team has always tried to work around my schedule and when we first moved in and had an issue where our A/C unit stopped working, It was fixed within 4 hours on a Sunday night. Since then, the few minor issues we have had have been corrected quickly. Last year the outside A/C unit stopped working on our cross neighboors apartment, and the management made sure they had a window unit for about two days (I think it was over a week-end) until they could replace the entire outside unit with a new one. We're in the new section of the apartments and have *never* had roaches - I've seen 1 in four years - he probably flew in from a tree. Twice we had ants (over the 4 year period), most likely due to some water issue around the building... or lack of water and the ants came looking... twice I put out ant baits and within 24 hours they were gone. It wasn't a big deal; I can function on my own with little things like this. I always keep ant baits in my home just in case something like this happens. I'd rather be prepared. The same goes for keeping bug spray. We are in Texas after all! For electricity costs, I can only say the "Energy Star" rating in our apartment does the trick. My old apartment (somewhere else in Friendswood was double the electric costs. So I am not complaining. I ask the maintenance to add freon once a year and they do without a complaint. Keeps things cozy. It can get a little warm in the summers, or if the humidity is high, but that is due to Texas... and I only see that getting better if the apartments add dehumidifiers into the A/C systems. I don't think we're paying for that... although it would be great if we had that option! I stayed in the apartment during Hurricane Ike. Obviously the apartment is well made, as I am still here and there were only a few units which had roof damage which was fixed promptly. The two sections of the complex appear to be on completely different electrical power grids. So, it was quite unfortunate that the individuals on the right side of the complex did not have electricity for about a week, while those of us on the left (as you face the complex) had it within 3 days. The front office gets kudos for doing the best they could during the unfortunate and difficult situation, in the wake of understandably grumpy renters. Of course there have been a few issues over the years, but that is to be expected when many people are living together in the same area. The management has always issued letters and tried to correct "people problems" as efficiently and effectively as possible. It's been years since there has been a volleyball court issue (as someone mentioned in another review here). There used to be a problem with water in the parking lots, but that was corrected by a contractor about 2 years ago. It was close to my section of the complex and had been a frustration, but since the correction, I can use that section of the parking lot just fine now. As far as the gate issues: yes, they are broken frequently, but I do not believe this is something management can correct easily. Most likely there are renters who are purposefully bumping the gates with their vehicles. As tenants, we must be vigilant in keeping an eye out for suspicious activity. Our community is only as good as the tenants who live here and we should report issues, not ignore them. People who bump gates are likley to act out in other ways on the property as well. If we don't take the time to get involved, we have no one to blame but ourselves - because as far as I have seen, our management does care and they do listen. The more of us who report these issues, the less of us have to look like the "one squeaky wheel" and I believe problem issues will be corrected much quicker. Don't wait for your neighboor to report an issue! Intermittently the Friendswood police will come and sit in the parking lot at night to "watch" for reckless activity. I am all for that! The Friendswood Police department is excellent. I like to have them around.
