Resident 2016 - 2019

10/1/2019

I have lived here for just about 3 years and I have to say that I LOVE LOVE LOVE it here! I have so many good things to say about them and I'll get to that. So I'll get the negatives out of the way, since they are so minimal. NEGATIVES/NOISE: My only complaint is noise, which I have to admit, I have a sensitivity to it. I have noisy upstairs neighbors, which has been an issue since I moved in. That obviously is not the fault of the staff and cannot really be controlled by them, though they encourage me to report it to them if it's ever an issue. They were very understanding and accommodating and agreed to let me move to another unit once I moved in and realized it would be an issue. I decided against it, since I have a great view of the lake (and didn't feel like moving again.) But I appreciated the option to work with me. Also with noise, sometimes you will find that you can hear your neighbors shower water or bathroom fan. So if you are sensitive to noise like me, be sure to get an upstairs unit. (You can still have the beautiful woodlike floors on the top/2nd floor.) OFFICE STAFF: The staff in the office is very helpful and responsive! I can be bothersome at times, but they have never let me know if I annoy them. :-) Always a very quick turnaround on emails sent to the main inbox and always smiles when I visit in person. There have been only a few staff changes since I moved in, which says a lot about low turnover compared to other places. Sarah is now Asst Mgr and was a leasing consultant when I moved in. Her promotion was much deserved! I usually prefer to only deal with who I know, but after some time, I see that everyone is on the same standard of being great and helpful. Brittany and Samantha have been there awhile now and are just as helpful too. The property manager Amada is not as "visible" as her office is in the back, but the few times I have needed her help, she will provide it. She's just not someone you should expect to deal with or see much (if you're used to that from a property manager at other places you've lived). COMMUNITY/GROUNDS: The community itself is very clean and quiet overall. (This would always depend on your neighbors though obviously for actual noise while in your home.) But the grounds are kept neat and there is not a lot of unnecessary noise in the complex. (I work from home a lot, so keep in mind that mowers and leaf blowers may be heard often, but I'd much prefer that than unkempt or messy grounds.) PARKING: There are lots of parking spaces in most areas and it does not seem to be an issue. I do have a garage though and I guess this also depends on which building you live in. So find a building near the extra parking if you will have guests and/or no garage. NEIGHBORHOOD/LOCATION: I LOVE this location as it has easy access to all highways and parts of Northern cities in Dallas. Shopping and restaurants are all around. That has been the biggest thing holding me back when considering moving, because it really is the PERFECT location in my opinion--not in the middle of the commotion of Preston or traffic, but close enough to get to what you need. I have looked at a lot of other properties in the general Frisco/Plano area and being in the middle of busy roads and traffic deter me. I feel very safe here and enjoy the quick and easy access to 121, DNT, 75, 35 and shopping and restaurants. Since everything is in the neighborhood, it is easy to get around and avoid paying tolls as you can drive on the service roads or take Lebanon to Preston or Coit. You canNOT go wrong with this location. MAINTENANCE STAFF: Maintenance is AWESOME here too! They guarantee a quick turnaround and have always handled ANY request easily within a day unless there were circumstances where that was not possible. But they are responsive and provide updates and keep communication open, so you always know what's going on. OFFICE HOURS: The office is closed on Sundays, so that was a slight adjustment for me in the beginning, but since the staff is so great the other 6 days, I really don't notice it... and they deserve to have that day completely off for everyone. PRICES: The prices are comparable. Everything in the area is increasing and getting ridiculous, because of the market and corporations moving from large, expensive cities. So you most likely find that anywhere worth living. I hope this helps you make the decision to move here! It is truly the BEST place I have lived and I usually tend to move a lot and have toured tons of properties. :-)
