I really had a great experience with the new property manager and the staff. I couldn't recommend them more! The staff was very professional and are just great people . I appreciate her time (Farrah)to listen to my needs and concerns. Looking forward to this up coming year with Farrah.

    Broken shelf

    When it comes to tenant issues, this the worst apartment you could ever come across. Our master bedroom shelf have been broken almost a month now and guess what , I’ve been going in and out of their office like as if I have nothing important doing with my time and still not been fixed. I guess they only attend to issues which they deem fit as necessary, important or urgent on their to do list . I just can’t wait for our lease to be due so man can quickly move out.

      I've only been here for just under 2 weeks and the manager, Ramona is making me loose my cool. Before we moved in, there was a huge ant hill in front of my unit and I informed the manager, Ramona about it and she told me she will have pest control take care of it. I called a day before we moved in to complain about the ant hill again and Ramona told me that pest control took care of the ant hill and that there is nothing to be done again at the time and just wait for the ant hill to disappear. Apparently she lied and that is what she does all the time. My wife was cleaning up the porch 3 days ago and she stumbled on the ant hill and there were ants coming out heading to my unit. I called the leasing office to complain again and Ramona told me she will send pest control to take care of it and up until now nobody has showed up and I have ants running around my porch.         Hello Mr. Acquah! ?Pest control came on the 4th and the 8th. The tech stated that the ant bed could not be removed until we could make sure that the treatment worked when he spoke with you. The window screens are special orders so they take longer to receive. They came in on Tuesday and have since been put in. Please reach out to us if you would like to discuss this further!         I have lived here 4 years and have never had a problem! The maintenance staff is always on time and efficient! We have gone through 2 office managers since I have been here and neither were as nice and accommodating as the staff we have now! Ms Sandra is simply the best always smiling and willing to help! When you move into a property that's not yours there are Rules..follow them and you will have no problems...your attitude depends on your day!

          I've stayed here for over 3 years now and i have had 2 cars stolen and multiple times my car was towed, jus recently my car was towed and i had a parking tag that i had for the 2 years out of 3 that i have been here. They said they put a notice on the DOOR and around the property informing residents about the tag no longer being valid, which i didn't receive.. management nor orion showed proof of documentation that a notice was issued.. i spoke with someone from orion and they told me that they was investigating the issue to make sure management posted the notice in the proper places but haven't got an update about the issue and its been over a week now. I believe that the property and the towing company are working together on this and i also have a problem with residents having to park outside of the gate and no cameras or security guard are there to protect residents.. jus two days ago i had to park outside of the gate do to the previous issue and 3 men was there walking around look at car being suspicious, i had… See More>

            Dont move in this apts cause your car will get towed , u can't even have visitor's cause they expect Everyone to park outside the property smh how yall expect people to live there but cant even invited visitors over cause yall want people to park all the way outside the property thats straight -------- if not your car will get towed i never deal with noooooo apartments that do that is just a waste off money i rather pay somewhere that dont trip over parking space for visitors cause who wouldnt like there friends an family to come over for dinner or a get together i believe EVERYBODY agrees with me ...

              Do not move here!!!!, Your family friends or company can not park on the property they have to park on the street, when there is enough parking, its a scam between the office and the towing company, so when your company park on the street they will tow there car without notice, You must get a parking sticker from the front office for your company, but the office is closed on Sunday, so how are you suppose to get a sticker when the office is closed on Sunday ,we were not notified of this, this is not in your lease at anytime your car can be towed, they can just make up something be aware !!!!

                The manager does not have a lot of good traits and is a major racist. She will kick you out for no reason at all and blame it on a breach of contract. Not to mention the loud neighbors screaming at each other. The kids will knock on your door and run once every week. The gate is most of the time broken, the entrance door into the apartment is broken and they will invite themselves into your home. Sometimes they "visit" when you're not home "to look". The maintenance men will procrastinate until you've told the office more than 2 times. This place is also unsafe, ambulances come into the apartment bi-weekly and expect the cops to come every month or so. Overall the manager was the biggest problem, she is very unlikable and deceitful. She acts all nice when you're handing her your application fee and deposit otherwise she is a hell hound.

                  I was a prospective tenant, but ----------------- completely lied throughout the entire application process. It takes seven days to process an application for an apartment. On the 7th day, ----------------- still did not give me an anticipated move in date. I overheard her in the office at the time w/ another prospective tenant, and she could not and did not know how to do calculations. These apartments are income based. However, -------- has been in this industry for 3 or more years. It is sad that her error rate for processing applications is well over the required amount. Not to mention, she takes deposits knowing that she does not have any units available.

                    The only problems here is --------(manager),maintenance, and loud neighbors other than that theres really not many problems. -------- is a racist she trys to get rid of anybody thats on housing just to move her own kind in. She charges you for everything but takes their time on fixing things. And for tha neighbors they are always loud sun-sat.

                            I don't even live here, but my friend is going through he'll with the apartment manager. I can't wait until my friend move out. You can't fix on your car in the apartments, but I seen the manager boy friend fixing on her blue truck. Trash all over the apartments. The Manager lie so much. I believe in God too much! Every dog got a day! The apartment manager put her son out of her house on Collingham property & a resident on property took her son in for three day. The manager found out, she called the cops them. If you are b.l.a.c.k. and on housing, she will try to fail your inspection and/or lose your housing.                               I been here for almost a year now. I plan on moving in June! I can't take all this negative with the apartment manager --------. If you go back to all the reviews on here, the (no's) or more then the (yes). Also, if you read the review, please respond back to me on how many times you see something negative about --------. Please read all the reviews if you want/plan on moving here! -------- is so races. If you are --------, you will love it here! She would late you play your music day/night. Have birthdays party's until 2-3 in the morning. If any other race, try do the something's, she will be at you door trying to give you a 24 hours eviction. The apartments are so bad! The kids are bad as well! A little kid got Ran over by a car!                                   Bad! I want to start off by saying, the office staff is so bad. The property manager -------- is so massy and put letters on people doors every month. She walks around the apartment looking to found any and everything, just so she put a note on your door to put you out. The staff is always new people. -------- move on the property last year, just so she can walk around the apartment at 2 and 3 in the morning, hiding behind buildings.                                       These apartments are sooooo unmanaged, it's ridiculous. When I first moved and signed my lease, I went in to move and noticed the cleaning crew didn't clean my apartment thoroughly. It looked the same as it did when I had seen it 2 weeks prior moving in, when -------- said that everything was going to be cleaned by move in date. They had feces and urine on the toilet seat, rim, and top, and even on the floor in BOTH bathrooms!!!! Yuck!!! Also, there were roach droppings in the cabinets and drawers in the kitchen. Anyone familiar with roaches, they know that they leave and have an odor out this WORLD!!!!! It took me literally a week to really clean this apartment after I had signed the lease. I shouldn't have had to do that. I told the manager -------- about it and she just said she's going to "call" the women to discuss why they didn't clean them properly.                                           I was there one year always problem with management, they never care about tenants. when we want to talk Mithchell,she never call back,I vacate apartment with neat n clean they never gave deposit back and charge 300 more to my credit.When i asked Higher Management number for complaint they never gave.I am not satisfied with their management.

                                            seemed nice and peaceful the first year but!!!!

                                            i moved there in november of 2004 it was nice and peaceful my first year but it seemed that as the years went on there were fights,all the time, alots during the summer,kids would get into fights with kids then the parents are involed. then came the shootings,that the offfice didn't let the residents know, then there were the next door residents, with fights,or being high or drunk at 4 in the moring it was just time to go along with me be newley married with my second baby on the way, then to top it off all the years iv'e been there ,no problems nothing, as i moved out cleaned the place from top to bottom pregnant and the manger knew me and that i was pregnant and i never recived my deposit back, no holes,bathrooms clean, kitchen clean, stove icebox,was clean called the manger ,she played like she cared at the fact i didn't get my deposit back and was to call me back and never did.

                                              When I first moved in theses apartments managment was very good, but after Michelle took over these apartments became trash. They have a real bad roach problem and you really have to act a fool in order to get things done here since she has took over. I guess when black people get a little higher up they act stuck up. She lies no stop and when you call or go into the office she never there or leave messages for her to call you back she never returns calls, they try to blame the teants for all the things that are wrong with these apartments now. They change agents like crazy and they act as is if they know nothing about whats going on. The gate is always broke, roachs, loud musice, HPD is always on site cause something is always happiending over there. They really need to let her stuck up wanna be more than everybody else self go cause if you where so much why do u live on site, your no better than anybody else just in there for the free rent and getting a check.

                                                POOR MANAGEMENT

                                                The management in the leasing office is very poor. The manager named Michelle, is impersonal, she doesn't keep her word, and u have 2 go in and act a fool 2 get something done after numerous attempts. It seems like every time I go in the leasing office there is someone new working in there. So how can u run a property like that. They had a previous manager named Sandra they was awesome and got the job done!! But some kind of way they ran her off. I have never been to a apartment community where they community center is not available to the residents. There is a very very very bad roach problem, and trust me I'm 1 of the cleanest persons in the world. The wall are very thin and u can hear all of your neighbors business. So 2 the new management company that just took over almost 1 year ago, u need 2 fire your manager because she is lazy, and doesn't like her job, just displayed from her actions!!!!!!!!!!!

                                                  If you are looking for a clean apartment complex with a knowledgeable Management staff keep looking. Here you will find a a office staff who will do the nothing but collect their paycheck. The maintenance staff are unprofessional and really don't fix anything. I have live here long enough to observe what really goes on. Please don't even consider move here unless you like to feel disrespected,cheated out your hard earned rent money and oh yeah unsafe.
