Don't let the outside fool you. Inside the office are unprofessional and unorganized staff. I have received notice of eviction because they lost my rent. Maintenance are poorly trained and hardly correct any mechanical issues I've reported. My heater runs continuously even with it turned off and the property should call professionals to resolve this issue instead they rely on their maintenance. The inside of the apartment is appealing although the walls and insulation are paper thin. You can hear any sudden movements and your neighbors talking. There is no security on site and I've seen a few vehicles (mainly trucks) put on cinder blocks. Parking is minimal. I feel there are more apartment units than spaces to be supported. I've been on the list to get a parking garage ever since I first signed my lease and it's been a year and a half. This community also rented out my apartment before I even gave notice to vacate. I would not recommend this property to anyone. Don't waste your time or money.

    Mandolin is a nice complex, it's better than some other places inside and out. Security is on site. Well lit place at night time. Only thing is parking for my guest is hard to find... but I have my own carport space no charge or I could pay for a garage. My last apartment charged for a parking spot monthly. All my friends that visit love my apartment. So it must be nice. I wouldn't trust the negative comments said about this place. See it for yourself.

      Avoid if you value your possessions. Since I have lived here, I've personally seen 7 *SEVEN* vehicles up on cinder blocks with their wheels stolen. That is absurd. I lived in apartment complexes all through college and never once saw a vehicle on cinder blocks. And I am never home and only drive past half the complex. I can imagine the actual number. The office does absolutely nothing. Some of the office staff is extremely rude and inattentive, id say half are great the other half absolute trash. Management has sent out one email mentioning any sort of thefts. I believe their have been strong armed robbery's committed in the complex as well. The rent is outrageous, and will go up a few hundred bucks every time you renew. The parking, as with most complexes, is bad, but you do get a reserved space. Management seems to enter the apartments once a month for routine "maintenance" and I am pretty sure ive had them tamper with my things, though I have no solid evidence.         This apartment complex is awful!!! The walls are paper thin, and you can hear EVERYTHING. I have complained several times and had to call the police because the people above me and my boyfriend stomp around until 3 in the morning. It is not practical especially as a law student that studies all the time the noise can get distracting. It also take weeks for the maintenance people to come and fix what you need fixed. Not to mention you have to flush the toilet twice to get your business down. Do not move here, you will regret it!

          I visited my aunt the other day she was staying in this apartment. At first entrance it look nice and clean but the first problem that we encounter is the parking. When we were about to park there no wnough space for us. I was wondering how come the space of the parking lot were so limited when there were a lot of apartment rooms. They should calculate it properly to give a praking space approximately 1 apartment ha should have 2-3 parking spot this include and should have a guests parking area. I stayed for couple of days and I observed that the apartmrnt is shaking everytime somebody walking by. The apartment is in second floor and the people living on that floor were so noisy and our apartment was shaking evrytime they move, walk and run. These only resembles that the building is not a sound proof and not strong since we can feel the movement of our neighbors. I am sure they experience the same problem as I do. And in my surprise the building is new.. I'm planning to move there but due to these circumstances that I am experiencing these give me a doubt..

            Stay AWAY from this Apartment community! Unfortunately, I live here right now. The structures of these community's buildings are not good all but you hear your neighbors conversations, walking, using the bathroom and most especially the bedrooms activities! It SUCKS to live in your own place, you called home that you have to take double dose of sleeping pills just to get a rest of sleep! Staffs: The only person I always noticed that always has a good customer service is Ashley, the leasing agent. The rest of the office staffs attitude SUCKS and RUDE as hell! People... there are plenty of great apartment communities in the area thats way better than this hell! I cannot wait to get our contract to end or I just have to pay for the entire lease of 9months to get the hell out of this place!!!! I'm screaming for mercy! Parking SUCKS! CARS are stolen here everyday!

              My son lived at Discovery at Mandolin for over a year. When they did his final walk thru nothing was said about a "cigarette odor". My son doesn't even smoke and would not even let his Dad, who does smoke, smoke in the apt. Once we received the Final Statement of Deposits and Charges, they deducted $45 for "strong cigarette odor". The statement stated that we had 15 days to object and that it must be in writing. I wrote a letter and even sent it registered mail. I received the receipt stating that they had received the letter, but no other reply and then today I received the check minue the $45. I feel that someone should have either called or replied to my letter. I don't feel that this was handled in the correct way and I would not recommed for anyone to live in these apts.

                After viewing 6 apartment complexes in the area, I chose Discovery at Mandolin. I moved from a 3500 sq. ft. home on 75 acres, to the Houston area. I was more than pleased with the cleanliness and modern fixtures/decor these apartments have. Each unit is assigned a covered parking spot, so parking for me was never an issue. As far as noise goes...it's an apartment complex. You've got thousands of people living in a confined space. If you want quiet, pick a 3rd floor unit. I was on the 1st floor and there were 2 little boys above me. So, yes, they made noise. Nothing I couldn't deal with. The grounds were immaculately kept. Yard service comes every Wednesday, rain or shine. The maintenance guys walk around EVERY morning picking up dog poop that some residents are too lazy to pick up themselves. Poop bags and waste stations are in abundance throughout the property. Some people are just ignorant and lazy and leave it for someone else to pick up.                   First off, after moving into this apartment almost a year ago, I was initially worried about whether I made the right decision after reading all the negative reviews. But now I just think they were written by drama queens. Yeah, you are going to hear noise when you live in apartments. Do you really think every single person will just lock themselves up in silence everyday in their apartment? Go get a house in the country if that's what you expect. As far as all the light bulb complaints, please change your own light bulb. I've yet to notice a significant amount of outdoor lights being burned out. These apartments aren't even expensive in comparison to the norm. Good look finding something cheaper that won't have more noise and faults. I have had to call maintenance once, and they came out later that day and the issue was fixed. Everyone at the office has been nice.                     The only reason I'm writing this is because in my search for a new place i rely heavily on this site. If i were to research Mandolin based on these reviews, I wouldn't live here. I would be completely missing out on a great apartment. So this is an honest review by a REAL RESIDENT. Safety I'm a young single man so I go out A LOT. I've never felt unsafe here! I come home between 2-5am and have never experienced any sort of safety issues. Plenty of people here drive luxury cars and big trucks. I have yet to wake up and see any with signs of theft. Security is not an issue at all here. If someone does try to commit theft they wouldn't get very far considering the mass amount of cops who live here and work all sorts of shifts. Parking You get your own parking space. So parking for yourself is never an issue. I do admit it is tough for guest to find parking near your place after 5-6pm.                       I actually agree i have lived here for three years and have seen a total 180 on this property and it is because of the staff. Any issues i had were corrected and is the reason why i continue to renew and i will bet my neighbors will say the very same. you cant really take ratings these days too seriously cause you cant make everyone happy all the time and there are people that no matter what you do they can't be pleased.

                        STAY AS FAR AWAY FROM HERE AS YOU POSSIBLY CAN!

                        This is a --------! It takes months for light bulbs to be changed. ------ in the office acts so dumbfounded, but appears so nice in person. If you have a problem, they blame it on the other person not in the office at that particular time. They never get back with you but quick to charge. They add 60bucks to your rent, but then asks for more money for water. You complain abut noise and they say it is going to happen, but noise is from people in the office. The paint they use to paint over wall marks, not made by you, doesn't match. Then they want to charge you for it when it is time to move. Management doesn't know what is going on half the time. They say break-ins aren't their problem, yet thet lock the supposedly open 24hour info center up around 6 or 7 every night to protect their equipment. They hired some security person that walks around looking like oompa loompa! Apartment looks nice, but that is deceiving. Stay away from here! AS soon as lease is up, I'm outta here!

                          Glad I Left

                          Very cheaply built. Walls are paper thin. Noise is horrible. I am so glad we left. Rent was way over priced, management was horrible and rude. They have changed management about every other month but instead of getting better it got worse. Don't walk in the grass because it is full of dog crap. They never enforced the doggie code. I had my car broken into twice and spoke to several tenants that their apt or garage had been broken into. Also, there were several cars and motorcycles stolen there with in months. The management will tell you anything just to get you to sign a lease and they will basicly lease to any thief, dope head, shady person they can get to sign a lease. One more thing if you need to buy drugs, there is always drug deals going on on the north west corner of the complex. If you live there, get out, if your thinking of living there, DON'T.

                            Dont live here!

                            I have lived here for 2.5 years. I was the first resident of this apartment. The apartments look nice, but quality of construction was truly cheap. They boast about their granite counter tops, which are faux, and hard to clean, and where nicked when I moved in. The carpet is bubbling in places, and grout is starting to separate on the tile. The management has changed so many times I cannot even remember. They have lost my rent check several times, causing me to receive eviction notices and cause me stress. Then when I call to speak with management they are RUDE, SHORT, and treat you with disrespect. They are untrustworthy. The freezer has gone out twice and still does not freeze properly. The dishwasher does not wash well and leaves gross residue after several cleanings, and I have used every dish-washing soap you can think of! The toilets are low flow and do not flush properly.                               This complex is weird. Its not cheap at all. The actual grounds are not bad. The apartment was fine on move in. Its the tenants. They are loud, irresponsible, trashy and immature. People arguing in the breezeways isnt uncommon in my building. There are unsupervised children that stay home all day in their parents apartment, blasting music that can be heard from the other side of the building, no regard for others what-so-ever. Most of the tenants are younger, and constantly work on their vehicles and motorcycles, including reving the engines up nonstop. People park their cars horizontally in front of their garages, constantly blocking both entrances and other garages. Crime is bad. There is always a good bit of trash in the breezeways.

                                Honest Rating!

                                I have been living here for a few months and I am a satisfied resident. I am not a disgruntled resident or a bitter resident so I can give you a rating that is not bias. The apartment complex overall is a comfortable living environment. The leasing staff is nice and respectful and open to listen to my problems and get them fixed within a reasonable amount of time. I have seen maintenence around the property and they are really nice guys. Parking..Overall parking is reasonable. I mean we do live in an apartment complex so we can complain all day about parking and not having enough space but in the end we have to realize that it is an apartment community, and we do have one assigned covered parking space assigned to us. Me and my boyfriend have a routine, whoever gets home first parks in guest parking so that way when the other person gets home they can have the assigned parking space. Easy fix to a minor problem!                                     I have lived here for over two years. The apartments have gone through three different managment companies and about eight managers. There is a high turn over rate from the staff. This new manager is terrible. They have double assigned the covered parking and there is no longer a patrol car parked up front. There have been three stolen vehicles from the property recently. The parking is a problem. I would look else where. There are a lot of nice properties in the area. Rent is high, maintane is slow in repairs, management is unfriendly and parking is terrible

                                      Should you move in to this apartment complex? Well, it depends. We have lived here for nearly 1 year - staff seem nice (even the 3rd company/new management) albeit sometimes disorganized; grounds are usually clean (not counting the stairs & walkway). However, if I had to do it over again & had a choice, I'd rent somewhere else or just lease/buy a house (get more bang for your buck). Problems I've encountered with this complex: 1. Parking: simply unacceptable. You will definitely have a hard time finding a parking spot. You get one assigned slot; you're on your own if you have more than one vehicle. Basically, 50% of space is taken up by garages, which you have to pay for to get (another way for the company to make money). You have to compete with guests for unassigned (uncovered) parking spots. You will not find any open spots after 7-8pm; therefore if you come home late (esp if you have large bags/groceries/a child or baby to carry), you'll have to lug them across with you - this is not only tiring but also unsafe. 2.                                         Have lived here for 2yrs and it has gotten worse by the day. The management here is terrible. They are not consistant, friendly, or know whats going on right under thier noses. To start, parking, unless you get in by 7pm do not expect to get a parking space. You are allowed 2 per apt but some tenants have 3 vehicles and take up an extra space instead of paying for a extra space, which there are many left. Management never checks the vehicles to see if they are registered in the lease. Second, if you have kids, do not let them run in the play ground or grass area for it is like a field mind of dog crap. The office is good to pass out flyiers to tell tenants that they will be fined if caught by "management" not picking up after their dogs.                                           WORST DECISION I EVER MADE!!!!

                                          I originally moved into Discovery at Mandolin in March 2010. The first management company was outstanding and since then it has been downhill from there. Gray Co has now taken over the management on the property and the first 2 days they were there I got an eviction notice slapped on my door for "delinquent rent" and was ordered to move out in 24 hours. I called the office, no answer. Left 2 messages (during business hours). I went the following day to speak to them and was told that I needed to show proof that I paid my rent. I took the day off work to clear up this rediculous situation I found myself in. I went to Chase bank, got a bank statement, got a copy of the check they deposited, as well as a letter from the manager stating that the company received my rent check and that they had deposited it into their account already.                                             Don't Recommend!!

                                            We have gone through 3 managements - & the latest one is by far the WORST! When we first moved in it was Great! Up until the most recent management the grounds were Very Clean, office staff was decent, & we weren't living in a MOTEL!! That's right a MOTEL! Discovery's latest property manager has decided to RENT out rooms by the NIGHT for the CHEAP!! This is ridiculous, I don't want my family living next to crackheads & trash that just need a place to stay for the night. Also, since this new management the grounds have been trashed up more & more, it doesn't even seem like they are screening the people that they are renting to anymore. There is never any parking - so people are parking ANYWHERE! They park in the Carwash, and double park in the emergency vehicle entrance ALL THE TIME! One of the reasons we signed our first lease with Discovery was because of all the amenities they offered. But NOW they are all slowly being stripped away!                                                 Stolen Mail.. 150.00 bucks.

                                                My boyfriend and I moved in Discovery At Mandolin with a great attitude and we were very excited to live here. We have defended this place for a very long time and we now feel it is truly going down hill and fast. Our washer had been broke for 2 days before they came to fix it and it wouldn't drain out the water... so dirty clothes and dirty water sitting for a little over 48 hours doesn't smell to great. We ended up having to empty the washer with a cup to get the smell so lighten up. But they finally got it fixed. (Thankfully) The main problem we have with this place is that my boyfriend had ordered a 150 dollar straightener to surprise me because mine had broke a week before. Well we both leave from 7:50-6:30ish, and they usually don't give it unless someone signs, so they leave it at the post office for us to come pick up.                                                   This place was great when we first moved in; quiet, office was stellar, parking was good...and then they sold it...and it's gone down hill ever since. We are in the 3rd owners. The 2nd ones moved anyone and everyone who was breathing into the complex. There are breakins every week, vandalism to cars, etc. We have a 3 bedroom 2 bath, moved over from a 1/1. They both have mold all around the windows every fall/spring and we were told it was becuase of the season change...rriigghhtt...Our master bedroom is 10 degrees colder than anyother room in the apt and we were told that it was b/c we have so many windows. WHAT?! If that is the case, EVERYOTHER 3/2 here would have that issue. We have upstairs neighbors that play golf in the kitchen, when we complained, continuously, we were told the call the police who in turn told us (shockingly) there is nothing they can do about it. They forgot we were moving from a 1/1 to a 3/2 after 2 months prior notice b/c a fired employee forgot to put it on the maintance calendar (nice way to lay blame).
