Worst apartment complex I have ever lived in. The neighborhood is pretty bad, but that is to be expected in East Downtown. I understand that in Eado I am going to see a high number of homeless people when I leave the property. However the building owners and Greystar Management do nothing to stop criminals from sneaking into the complex (they climb over the gate or come in behind residents/cars entering the buildings). It's pretty common to walk around inside the complex and see people sleeping/passed out in doorways, hallways, etc. On 3 occasions I've witnessed homeless people defecating in the bushes outside the complex entrance (on apartment property). They also regularly use the water spout to bath. Basically, as long as the criminals stay out of the common areas, management doesn't care. There have also been several incidents where residents have caught non-residents trying to open their apartment doors, or trying to pry open their windows while they are home. There have been numerous cases of cars being keyed or broken into (even though the parking garage is supposed to be secured and for residents only), or bikes being stolen. There is one security guard for 4 buildings spread out over 3 blocks. He is only authorized to protect the building's property, not the residents' safety. When people complain to management, they are given the number to the local police precinct and are told Greystar will do nothing about the matter (front desk staff are nice but they have zero power to do anything; Greystar gives them orders and they must follow or they'll be fired). If residents complain too much management will not renew their lease for a second year. Parking and traffic are also the worst I have experienced--and I lived in DC and LA. There is now only a single entrance for a 375 unit parking garage. Every time there is an Astros or Dynamo game, or an event at BBVA Stadium (about 120 days per year) the police close down the main street adjacent to the complex. So depending on which direction you are coming from, you have to take a detour through total gridlock/human traffic to get to the small side street where the entrance is located. For most people it takes anywhere from 20-30 minutes just to get to the entrance once they're in eyesight of the building. They also do nothing to stop non-residents from illegally parking on game days. So after you drove around the block for a half hour, you'll get home and have to park on the 7th floor of the garage. If you live in the buildings across the street, and have bags/packages to carry, that means making multiple trips up and down 7 flights of stairs and across busy streets. All in all, Ballpark is the absolute worst apartment complex I have ever lived in, and there is no way I will renew my lease.
