I have been a resident for about two years. There are some very good things about Silverado such as the staff is nice, you can pay your rent online, and submit maintenance requests online. The grounds are nice in the front of the complex but not very nice in the back. They do keep the grass cut regularly but sometimes the Lawn Service guys are here 3 or 4 times a week and can wake you up if you had a day to sleep in. The neighborhood is rather quiet so that's good. Another reviewer mentioned how loud the AC Units are. That is very true, they're extremely loud but I also think that it helps drown out the noise from your neighbors. Since the a/c is so loud you rarely hear any noise from other units. The Leasing Office tries to involve the residents in things like decorating contests, chances to meet your neighbors, and they sometimes have a local pizza place come to the property to give discounts to the residents. I would say the two biggest downsides to living at Silverado are the plumbing and the parking. There are HORRENDOUS plumbing issues, you will receive constant notices that they are shutting the water off in every unit for an entire day. This has been going on since I have lived here. For instance for the current month, December 2016, I have about five different notices from The Office stating that there will be no running water in your unit because they are working on the plumbing. This happens each month and I have stacks of paper notices and e-mails as proof. Last Saturday they turned the water off from 10am- 5pm, then today at 6pm they sent another notice that there will be no water from 8am-6pm tomorrow(Thursday). I don't think the Management realizes how absolutely disgusting it is to be home all day and not be able to flush the toilet. I'm actually going to contact the Health Department because they have begun to turn the water off for multiple days each week. The fact that they're willing to do so twice during the week of Christmas lets you know that they could care less about the resident's inconvenience. When they do turn off the water it's during the day so if you work nights or have days off during the week you will definitely suffer. Also, if you are a teacher or have kids who will be at home during the summer this will affect you a lot. The other water issue is that the water bills at Silverado are more than what they were when I owned a home. They bill based on the total usage of all of the residents, and you have to pay more of the bill if you have a larger unit. So you could have 2 people in your apartment and yet pay a higher bill than a family of 5 if you happen to have a bigger unit. As far as parking if you get home after 6pm, good luck getting a parking spot that is not way in the back of the complex and having to walk a very long way to get to your unit. There is no resident parking and you are only guaranteed a place to park if you pay an extra $40-$70 a month for a covered spot. Most complexes have a policy that guests cannot stay for more than 7 days but Silverado does not. Several of my neighbors have girlfriends/boyfriends who sleep over every night but don't actually live with them, this means that they take up the parking that should be for residents. As a Silverado resident you could feasibly pay $800-$1200 monthly and never have anywhere to park. If you come in after 11 at night, you will probably have to park outside the gate on the street which is not safe because Silverado is a narrow two lane street with a blind curve. The other negative is that the drainage is terrible so when it rains the grounds are covered with mud for several days and you can't avoid stepping in it. Also, at each renewal they will try to raise the rent $100-$300 PER MONTH if you don't renew for at least a year. As one reviewer below mentioned, maintenance will only fix or repair certain things. I have the same issue with my stove where only one of the burners actually works. I've never had trouble paying my rent but I know that some complexes will work with you if you have a stable payment history. I would hope they would do so, but I have no information about this. If not for the lack of running water several times monthly I would actually recommend Silverado for those who couldn't pay a few hundred more monthly, but that is just something that no one should have to get used to.

    Hello Value Resident, Thank you for your review! In the latter part of 2016, we did shutoff the water for necessary repairs. Two of the repairs were made to exterior pipes that were cracked, which results in water waste. We had the pipes repaired expeditiously as we understand that water waste is bad on the environment and increases water costs. At this time, all of the repairs are complete. As far as parking, you can always find parking on property. During rush hours, you may not be able to find parking right at your front door. If you would like to reserve parking close to your front door, carports are available for rent for as low as $20.00 per month. Please contact my office for further details.
