I loved living here. The ground are clean. The neighbors are friendly, and its in a safe location. Never had any trouble with noise, or pests though i did bug bomb my apartment the day i moved in. That may have helped. The only reason i moved was because of Hurricane Harvey. The first floor flooded BADLY, and all first floor residence were told they had to leave. This place was my first apartment but i loved it. The office staff is okay, like all people they have good and bad days but my overall experience with them was good. Maintenance staff here is amazing! They are quick, polite, and they clean up after themselves. One drives around in a cart covered in stuffed animals. I don't know why, but it always brought a smile to my face. They allow dogs and cats. Weight limit is 30 lbs, pet rent was/is $10 pm w/ $300 pet deposit. This community was only recently changed to allow dogs, so don't be shocked if some of the older residence give you a hard time as first. That brings me to my next topic, community age range. This complex used to be a +55 year old complex, so there are a lot of older residence who have lived there for 10, 20, 30 years. The rest of the demographic is primarily students. there is covered and non covered parking and its cheep to get a covered parking spot. The pools areas are always clean. Oh and there are nice patio/balcony options as well.

Great space and friendly-environment. Facilities like washing room and maintenance is good. Minus on Management response which is not professional and helpful. Many of my friends left their apartments due to this issue. If they don't learn how to build mutual beneficial relationship with their customers, they will lose more customers to other nearby apartments.

If it wasn't because I found something closer to work for the same price, with washer and dryer in the unit, Stratford House would've been my new home. Patty inside the front office was incredible. Greystar should be proud to have such a sweet and knowledgable leasing agent working for them. The units are gorgeous and massive. For an older complex, everything is modernized minus the lack of laundry connections in the unit. It's away from the flood zone that is the Braes Bayou. The area looks a little sketchy, but you can tell nothing ever happens around there. Plus with Meyerland so close by, and the Galleria and NRG just a short distance away, this apartments complex is in prime real estate, especially for the price range. Don't bother checking anywhere else, jump on Stratford House!

I lived here for three years and enjoyed my time here. The maintenance staff have been there a very long time and know what they're doing. While the community is an older one, it's laid out well, the apartments are large and the grounds are kept very neat. Easy access to shopping, restaurants, metro, bayou bike trails and schools. This is not a hipster community, there are residents that have lived here for a very long time and it's a nice quiet place to call home. The rent is definitely more affordable than the new 'luxury' ones along the bayou but in the end, these have stood the test of time while some of these newer ones are already showing wear on their plaster outer walls. The staff are all very nice and will work with you if you work with them!

Stratford House Apartment has reasonable rent for all people. They have some couple of beautiful swimming pools for the residents. However, the house is still old and the services here are not provided well.

The place is not bad at all. True, it is a older apartment complex, but it's location is great, close to the highway, great grocery stores, the Brays Bayou which is a great place to walk, job and cycle. The rent is a half than of the newer complexes that were built recently in the area, but on the other hand, it's more open, with a lot of greenery around, rather then 'flats' type as in the new complexes. Recently their service and attitude of the apartment management have been greatly improved. If earlier you have to wait for sometimes more than one week for a simple repair, now the response is almost immediate. Also, the attitude of the apartment management has been improved, too. If earlier they were behaving as if they were owners of the the complex and were making a big favor for allowing you to live there, now they function as they should - to provide service for the tenants. Actually, this is a problem of many other apartment complexes and it mostly depends on how the head management explains to its personnel their duties. My major reservation at this point is the closure of a guest apartment that they had on the property, where the tenants can house their out of town guest for a very reasonable price. For me it was very handy especially during the OTC time (a large oil & gas exhibition taking place in Houston every May) when it is very hard to find a room in hotels and I always have people coming from out of town. Hopefully, the management will reconsider that move and reopen it.

The place is actually not bad, but they have the worst management staff. They will treat you nicely before you sign the lease, but after that, they will be totally indifferent to whatever problems you bring to them. Can't understand why such a good place is run by such disgusting people.

It is a comfortable place with reasonable rent and more than a couple of beautiful swimming pools. The management is really cooperative and caters to all the needs of the residents. It is also situated close to Texas Medical Center, making it ideal for me.

Stratford house is a very good place to live for students. All the required facilities are nearby for example Grocery stores (99 CENT & LA MICHOANA) , Medical stores( Walgreens , MedicPharm), Bank (Wellsfargo &Chase), Bus stop for travelling.

Maintainance is nice and friendly and quick. The lawn is always clean and gets cut frequently. I like how you can request maintainance online. Neighbors are quiet and area is safe.

My family and I have lived here for over five years. It's a great community. Maintenance is always pleasant and does things in a timely manner considering there is only 4 of them for the whole complex. We absolutely love dealing with D.J,P.M, and N.R in the office they are always pleasant to speak with and always answer your questions. When someone hit our gas meter P.M and N.R. Where calling center point everyday to fix it and accommodated everyone who need a place that had hot water. They were friendly and made sure things were taken care of. We absolutely love living here because of those three in the office. Now the other person in the office and her name starts with a T is always rude and doesn't deal with people very well. But the other three make up for her rudeness. I would recommend someone to live here because it's in an awesome location you can't beat the price and it's a great community

Moved to Houston for school and have lived in Stratford House for two of the three years I've been here. I stayed here for one year and then chose another apartment the next year but came running back the third year because I liked this place better. Mostly students and older people live here. You get assigned a carport that you DON'T have to pay for and you're right across the street from a small strip mall. Speaking of which, I hope you like beer and exercise because that small strip mall really only has a CrossFit and Spec's Liquor to offer and I am a big fan of both! Really wish they would re-open a grocery store there though, it shut down in '15 but I digress. Patty, the lady who works in the leasing office, is amazing! You'll like her and her upbeat attitude. Stratford House is also across the street from the Bayou Bike Trail if you're into that kinda thing. It's an older apartment complex but it's fairly priced for a location inside the 610 loop. You can only hear your neighbors if they yell really, REALLY loud. All utilities (gas, water, electric, etc.) are included in your rent statement which is really convenient. I only have three complaints: I wish they would fix the water pipes because sometimes you can hear the pipes moan (this probably occurs twice a month), I wish they would enforce the garbage pick-up times because you have ignorant people who don't understand that they're not suppose to leave their trash out over the weekend, and I wish the roach problem would end (I live on the 1st floor and find roaches every so often but this problem was nonexistent when I lived on the 2nd floor but I blame the people who leave their trash out when they're not suppose to). I'd highly recommend moving here if you're a student on a budget. It's very safe, there has never been a flood here from the time I've been here, and there's a Shipley's Doughnut Shop on the same block as the complex! Delicioso!!! Finally, this general area is starting to see a lot of construction going on (no, you can't hear it from inside your apartment) so you know this location is going to get better. Save your money and move here.

I moved to Houston from NYC on Oct. 29, 2014, and rented my unit on Oct. 30 (and moved in right away). Since moving to Stratford, I have been well impressed by the high standard of service by the leasing office, quickness of response of the maintenance crew, overall clean grounds /laundry room/pool area, and great quiet neighbors (mostly retired seniors and post-grad university students). I am highly satisfied and will continue to lease here for this year (and possibly next). I am also referring two friends to lease here in the near future.

WONDERFUL place to live. Conveniently located. Wonderful apartment managers. Wonderful maintenance. They fix things in a heartbeat the same day requested. Great place to live. 5+ star apartment complex. Beautiful landscaping and upkeep of the apartments happening all the time. Great lighting in the evenings. Very professional, helpful, and knowledgeable staff. Management in the office are the nicest individuals and always greet residents with a warm smile and are always very helpful with any problem we may encounter. I wouldn't want to live anywhere else. I have lived at Stratford House Apartments for 38 years. Many other residents have lived at this apartment complex longer than I have.

DO NOT LIVE HERE! If you prefer RUDE and STUPID staffs named ------------------ (maybe?) give you trouble every time you walk into the office, this apartment will be your choice. They will blame you for every stupid mistakes they have made, and not saying sorry after they realized. Roaches everywhere during the summer, and when the winter falls there will be rats waiting outside your apartment. A very good maintenance guy lives in the same apartment. He is very nice and the maintenance is very quick. The neighborhood is relatively safe mainly because there is a police station 0.5 miles away. Apparently these advantages have nothing to do with their stupid staffs named ---------------------

OK neighborhood, Very good location. Got bike stolen so security is a problem because they don't have gates. Maintenance is quick, the Mexican maintenance guy just lived downstairs he is very kind and helpful. But the management team is kind of rude especially for the lady named "Diaan", the other lady "Peggy" is better. It is really hard to communicate with them because they dont like to spend time to really talk to you. After 1 or 2 minutes they will refer you the contract and say everything is on the contract and trying to be very impatient.

My rating based on the past 10 months living here: Overall living conditions are good for the price. If you want luxury go pay 1,500 rent for a 1 bedroom or 2,4000 for 2 bedroom in the area. This area is very expensive for those on one income. This place is reasonable for the age of the building and the location is very convenient. Majority of tenants are nice working people. Grounds: The grounds are always kept clean and the landscape is always nice. Pools are always clean and best part never full. Carports always very well lighted at night. Building: The complex is old but very well maintained. Don't expect luxury, just your standard amenities. Great large closets compared to a few places I visited when searching. Utilities: are very cheap, they are included and you really pay less than if you paid on your own. The only thing I was disappointed was the fact that the heating system is controlled. I am cold nature and think it's cold if it goes below 60, at the complex they only allow heater if temp outside is below 40 in winter, not happy since I was not told at the beginning, this is my first winter here so we will see how it goes and I will update. Office: The ladies are over all courteous, we all have our days and can get moody, but no one in the office has been overly rude ever. The maintenance staff is a group of very friendly people. Packages are always stored for you. UPS/Fed EX have a set schedule for the complex so you kind of know when to look out for them. Neighborhood: It is zoned to great schools which was my only priority when moving in. And it is located a block from Breaswood trails, it's great to get out and go running. For those on a budget Sellers Grocery store is around corner. Public transportation is just a block on each side of the complex. Last note: Saw rude reviews regarding deposits not being returned, well If you ever lived in an apartment you cannot count on your deposit being returned all the time, it is used for the carpet change, cleaning and painting after you leave, so no matter how clean you leave the apartment in your opinion, don't count on getting a deposit back, unless you leave it in mint condition...simple.

Building: The complex is old but very well maintained. Don't expect luxury, just your standard amenities. Great large closets compared to a few places I visited when searching. Utilities: are very cheap, they are included and you really pay less than if you paid on your own. The only thing I was disappointed was the fact that the heating system is controlled. I am cold nature and think it's cold if it goes below 60, at the complex they only allow heater if temp outside is below 40 in winter, not happy since I was not told at the beginning, this is my first winter here so we will see how it goes and I will update. Office: The ladies are over all courteous, we all have our days and can get moody, but no one in the office has been overly rude ever. The maintenance staff is a group of very friendly people. Packages are always stored for you. UPS/Fed EX have a set schedule for the complex so you kind of know when to look out for them. Neighborhood: It is zoned to great schools which was my only priority when moving in. And it is located a block from Breaswood trails, it's great to get out and go running. For those on a budget Sellers Grocery store is around corner. Public transportation is just a block on each side of the complex. Last note: Saw rude reviews regarding deposits not being returned, well If you ever lived in an apartment you cannot count on your deposit being returned all the time, it is used for the carpet change, cleaning and painting after you leave, so no matter how clean you leave the apartment in your opinion, don't count on getting a deposit back, unless you leave it in mint condition...simple. Do not live here as long as you want your deposit robbed by the Stratford House! I lived in Stratford from Jan. 2013 to July 2014 by seblease. When I moved out, the office did not give me back the money even if I kept the house clean and good as I moved in. They did not say they do not give the deposit back but the company did not finish the process. And this process lasted for half one year until I told them if no deposit back, I would find a lawyer! Also when you moved in, they will ask you to pay the application fee ($45), deposit fee ($325) and administrative fee ($125). But after several days, they would ask you to pay more deposit (up to one month rent!) as the condition to move in even if you have a very good credit history. I understand they want to rob more from deposit!! Stratford alwasy charge high water fee every month. The office agents are always rude to their residents! Many roaches crawl in this old apartment but they do not care. You can hear clearly what your nighbors do in restroom. The people live in Stratford are mostly old women who are very unconcerned. You cannot expect any help from your neighbors!

I read a review on here that said that ----- was mean...No she is NOT. She is the nicest one there and she does all that she can to help people..The one that is mean and nasty is ------..If you do not write your check write she will scold you and make you feel bad or if you ask her anything while she is at her desk she will tell you..no I am off the clock and I cant help you..go to the front. Whoever the earlier poster is WRONG..If you ever need anything Go to -----..------ is not there no more..----- is nice..We like her...This place is not bad..and I will tell GREYSTAR that those people are not bad..price is high...but not as high as others
