I lived here for two years and the number one consideration was price. This was the cheapest place within walking distance of SHSU. To setup the context, I am normally a pretty loud person. I like to sing and play games loudly so I do not mind loud neighbors up until 3am. Also I lived at the buildings on the south side of montgomery road, next to BKV and paper moon. I'll start with the pros because that is a short list: *Cheap - We paid $580 for a 2 bedroom *Distance - About a 10 minute walk to SHSU *Maintenance - They were always very quick to try and fix things, even on weekends *Clean - The grounds were well kept and clean for the most part, maintenance men did a daily trash cleanup of the parking lot, although dog poop is everywhere there is grass *Sound - While there are loud neighbors, the walls are reasonably thick and I rarely hear any sounds through the walls or floors *Laundry - The laundry rooms take a card that you put money on, yes it is a hassle at first and the total cost to wash/dry is $2.50, but the washer/dryer are twice as big as normal and work really well Now for the cons: *A/C reliability - This has been my single biggest issue and is why I am leaving, My A/C has been repaired no less than 12 times over two years. After the 9th time I demanded they find a real solution or replace the unit, after that they found leaks in the lines and burned out electrical components. Yet it still continues to break, I got a call saying they replaced our A/C completely, only to come home and see they replaced my neighbors A/C. *Paint - The apartments are all white, I mean every single last thing is white including door knobs, hinges, even the windows have white overspray on them; not only is the color boring but there must be 5000 layers by now and it is ugly *Trim - Floor trim, window trim, light switches, door stops are all falling apart and look like they attempted to cover it up with another 200 layers of white paint *Porcelain - They attempt to refinish the tubs and sinks in between tenants but it falls apart when you clean it leaving blotches of white and beige everywhere *Counters - The counters are probably a bargain buy from 1970, mine had burn marks from previous tenants *Carpet - Although it was brand new, they chose an incredibly ugly silver (not grey) carpet in my apartment *Towing- I've never not had a parking spot but they are Nazis about towing, I have had my car towed when they for some reason didn't see the parking sticker *Price Increase - They are forcing residents to accept a rent increase of $50 for cable and internet, even if you already have a better deal somewhere else *Bathroom - The toilet is tiny like it came from an elementary school, the bathroom overall is very tiny *Storage - There is no pantry in the kitchen and little to no storage in the bathroom *Stairs - The stairs to my building are falling apart and uneven which frequently causes people to trip *Safety - While I don't know of any bad things happening, the lighting is nonexistent in the parking lot They are slowly making upgrades, such as wood floors for first floor apartments. But all the other problems persist. Overall I think it is DTI (the management company) that is at fault here. Every other DTI property in the area has the same issues from what I have heard and seen. UCA has the unique position of being the cheapest apartments within walking distance to the school, so they will always have tenants because of this. But if they would spend a large chunk fixing these issues now I wouldn't mind a rate increase of $50-$100, which would still leave them as the cheapest apartments in the area. Overall I would say if price is your concern live here. If you want a nice apartment go somewhere else. If you want a nice and cheap apartment, stay closer to 45 & 11th.
