Horrible apartment
I m never seen in my life complex apartment like this it's was very bad experience with very bad and ugly staff and poor people and zero maintenance you look like homeless people still ?? I am very disappointed with this place with 0 communication no discipline with zero management

Absolutely phenomenal customer service!!
Me and my family moved into Valley Oaks two years ago not the best experience we had with our previous managers. During the freeze we had this year 2024 a Pipe burst in our unit. I had to make a trip to the office but before that the maintenance supervisor Tony took care of our situation within 35 minutes, so nothing was damaged. Had to go to the office explain my situation and what was my options? Angela took care of me and my family. Tammy got everything together. I’m very nice person. Gilbert had our papers ready and everything to sign all on the same day less worries and hassle for me to run around. I would like to say I appreciate you guys. My experience is totally different and Tammy. Thank you so much what you said you backed up with action… if I could give you guys more than five stars, I would. Thank you.

Very quick air conditioner repair.
Tony and Steven were here within hours to fix my air. They were both good natured and easy to speak with. I have lived here for 8 years and am content to do so in the future. As owners Western Wealth communities is a good Apartment group.

The owners &,management change a lot. Most of the time I have lived here I have been very happy. Reserved parking is an issue. In some areas of the parking lot flooding & mud cover the reserved paint.

The rent has increased by $147 and I afford to pay my bills, parking has increased from $20 to $40. I will be paying 50% of monthly salary. The apartment complex is not new and the management complex changes occur frequently..and when that happens the new management implementation occurs with new higher rental opportunities that are difficult to pay.

This complex has gone through way too many mgmt changes and each one gets worse. They are horrible about answering the phone, returning calls or responding to emails. Current manager has a major attitude and doesn't care about the residents. They are constantly adding lease violations to monthly bill for lack of insurance which is in place and they don't correct the issue. Recently they add a reserved parking sign to where my car was parked and didn't bother to notify me which could have resulted in my car being towed. I would move if I could but can't at this time

It is okay. There are ways for huge cockroaches that get into your apartment somehow. They do not care if people let their dogs poop everywhere and don't make them pick it up. So it can easily be brought into your apartment.

Changes management every 6months to a year. Depending in the management company tat is running it the rules change to please the current manager. Dog park is useless if you have a small or medium dog. Have asked since it was put in to be fixed so all types of dogs can use it. Trash pickup is hit or miss. Supposed to be Sunday through Thursday but have had multiple times they did not pick up trash. It was put out early enough. Reserved parking is a joke. The paint they use fades quickly and people just ignore the spots. Calling towing company either gets you "you need to speak to the property manager" or an attitude like they just care. Any reserved spot near the mailboxes gets covered in mud everything there is bad weather and just covers up the marking for it. There is not enough parking in the section nearest the leasing office. Take out the trees in the middle of the parking area and we can have more spots. They don't bother refilling the doggy bag dispenser around the property. Every time it is windy trash is blown all over the property. The trash can near the mailboxes is always getting blown over. Between buildings 108 and 112 the sidewalk floods every time it rains. The building number for 112 is facing the wrong direction, it faces Norwood and not the parking area. Get asked all the time by delivery drivers where 112 is. Haven't been able to use the pool in over a year (nothing to do with covid). Have seen a coyote on the property a few times, due to a resident feeding the stray cats outdoors. Down spouts are falling off a few of the buildings. Gutters barely able to contain the rain we get.

Rough. I can't say my roommate and myself are overjoyed with our experience at Valley Oaks. Other than the very first young woman who helped us move in, the office employees have consistently been not so great. There has always been just a blatant lack of communication. The tenants need to be notified when their hot water is going to be out for multiple days at a time. (On multiple occasions.) Especially when its freezing outside. If tenants can receive blast emails about free hotdogs, and small community events, they should receive updates on important situations without having to repetitively attempt to get into contact with the office. The neighbors are allowed to play music at ridiculous volumes any night of the week, for as late as they would like to no consequence. Their dogs bark endlessly. There is one provided animal waste bin in a parking lot of 6-7 buildings and the bag is hardly changed, so of course most don't bother to pick up their animals waste. I really could keep going, its been an interesting two years. Ill end by saying, we stay only because the square footage is better than most places in the same price range. That is currently the only positive we can find to living at Valley Oaks.

I have enjoyed my stay at these apartments. The location is excellent for shopping and other activities. Fort Worth zoo is an easy drive as well as the Stockyards. Nice updated apartment with washer and dryer.

I've had the worst experience here at valley oaks. My apartment when I first moved in was missing patches of floor and the paint on the wall was not great. Wall has chunks. My cabinets are old. Nothing was "newly" renovated as they advertised. Manangment sucks. They don't keep up with anything and they act all surprised when I complain about the same thing. Such as wanting my restroom fixed and walls. No one has came and it's been about a month already. So I give this place. 2 out 5.

Horrible. Online pay system goes down a lot and Staffing is Horrible at answering the phones. Office is never open on time. Staff if not knowledgeable on important matter. Paid for a gym pass for no reason cause there no access to the gym after hours. Nor is there even a need to scan the card. The package system is pointless cause no packages are sent there. Trash pick up pick and choose when they wanna come but it's a mandatory fee to pay for it. There no parking available EVER!!! None amenities are worth it. There are no bag and trash stations for dog waste. Dog park newd improvements. And baskets ball court have not been completed. No place to BBQ which is crazy cause this is TEXAS!!!!

Poor experience. Parking rules are predatory. Maintainence is sub standard. Staff is unprofessional. I continue to enter the same three request and they are marked complete but the work is never done. We are being charged for items that can't be justified. This place is cheap and you get what you pay for.

When we first arrived we loved it here, since then there have been 2 buy outs that lead to new management. I was over charged for 11 months of my recent lease. Even though we have made complaints, our air doesn't blow well, our water pressure is terrible, we have roaches and we never get pest control services, the water temp is up and down.

We love our manager, she always nice and her attitude with any concerns that we had. We don't have any problems with Anita Meregildo, she is the Manager and any time I have a problem I came to her and problem is resolved

The rent is decently priced and in a location that's fairly quiet and easily accessible to the major highways. Close to DFW like 15min drive and Lovefield is about 25mins away. Some of the fixtures in the apts are outdated and could use updating. I have stainless steel appliances in my unit but still have popcorn ceilings but the closets and cabinets are still old. Just repainted over. Carpet is older too. They offer valet trash. Hard to get in touch with the folks in the office they rarely answer the phone. Have to go in there physically to talk to someone each time. The gym is nice but it's only open and unlocked during the business hours of the office which isn't fair. They need to put a code lock on the door so we can use the gym whenever. No covered parking but they offer reserved spots.

When I first moved in, I had awful experiences with the front office. But since they've gotten new management, it's been a lot better. The only complaint I do have is I'm currently having to live month to month verses renewing my lease because there are no "available renewals at this time", which I've never heard of before but that's something minor and tolerable. I really enjoy the FLEX program they offer here. It helps me still have wiggle room with my money for the 1st of the month so I can afford groceries and pay on other bills without being completely broke. Overall, the experience since new management has come in and provided TLC has been more positive than negative.

There has been an ongoing problem with garbage pickup. I have reported this problem to management and, even, the City of Hurst multiple times. I have had to pay for garbage pickup very many times when I should not have had to pay. There has, also, been a continual problem with trash/junk on patios and terraces. Management sends out fliers stating rules about this issue but never follows up, so they are mostly ignored. The parking lot is an eyesore; and, even though it has been repaved a few times, it has not been done properly, and the repairs do not last long.

This is by far the worst place i have lived . They don't fix anything in a timely manner. The pools have never been open longer than 1 day . The gym is not accessible unless you go when there is a person in the office. No one ever answers the phone or reply back to emails. Their "fees" are ridiculous. I'm still waiting on a dishwasher that works it's been 2 weeks so far , my thermostat is messed up as well . My cabinet doors don't shut all the way plus there is no handles . My windows aren't weatherized and my front door you can see lights from outside all around the door frame .

I'm happy here and for the most part I have no complaints. I would like to see the residents take better care of the property. It embarrasses me to have friends over. I don't interact with the other residents much. They are often loud and drive too fast. hearing their arguments isn't fun. I'd like to see ya'll put in a rule for less noise on Sundays and afternoons when kids are napping.

I like my neighbors but I have had three different leasing companies over the years. I do appreciate the service staff and attempts to improve the community, however many service and maintenance issues remain. Many times the hot water boiler needs to be fixed, there are leaks in the ceiling, and many tenants violate policies regarding patios and we rarely see anything down about it. Customer service wise I feel listened too, but I rarely have seen things actually get repaired or updated.

Overall all the experience with the apartment the staff ( Office) Jen, Devin and Osamara was wondrful, the maintance guys, well 5 stars to all of them, they are conscience and prompt and always busy, I see this as I walk my dog often and these guys WORK, Some would that that the complex is abit pricey but its really not at all considering what you get the location and the beauitful re- done apaeartments. My kitchen appliances (stainless steal) brand new when I moved in and looked just as new and shiny with cpeaning them properly

Theres always cops here . The office is always adding extra charges onto rent before they are actually due. First day late was 105$ and our lease says its 75$ after one day. Everything in apartment is breaking and maintenance doesnt come to fix it.

In the month we have been here, the front office has not helped us at all, and we have encountered nothing but problems here. Those problems include losing hot water, a broken garbage disposal before we moved in that we were promised was going to be fixed prior to us moving in and then it took 3 weeks after we moved in for them to actually fix it, and a broken mail box that makes it incredibly difficult to get our mail they they wont replace. Overall we have been nothing but unsatisfied since moving here, and this has been the most frustrating experience with an apartment complex.
