Enclave At Valley Ranch
The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Hi anonymous, We definitely appreciate your feedback and we want to know what we can do to make your stay here with us better. You are correct in stating that our staff has changed, but I want to assure you that Enclave at Valley Ranch has remained under the same IMT Residential management. With change comes growing pains, and we thank you for your patience as we learned the ins and outs of the community. As Tina did, the leasing office is still making the necessary repairs for the best interest for the community. Unfortunately, repairs can often cause temporary inconveniences, but we want to make these repairs for the safety and satisfaction of everyone. If you've felt we've disrespected you at any given time, we want to know so that we can rectify the situation. We don't want you to feel the need to walk on egg shells around us; remember we are here to assist you in any way possible! In regards to the pest problem, pest control is here every Friday of the month. As long as you let us know before Friday, we will make sure we schedule for the pest control to visit your apartment home. Hi Satish - The staff here at the Enclave at Valley Ranch strive to do our best in giving great customer service because we want all our residents to have a pleasant experience at our community. We encourage our residents to work as a team to let me know when these things continue to happen so we can address it in a timely fashion. I want to assure you that your concerns have been heard, and we have since sent out several letters to the whole community about children playing in the parking lot. We are sorry if you feel that you were slammed with charges, that is certainly never our intention. We always encourage the residents to do a walk-through with management prior to move out to ensure that everyone understands what items need to be addressed and what items will ultimately be deducted from the security deposit. We would be more than happy to go over your final statement and pictures of your apartment home with you. Dear Resident, Thank you for your feedback. We definitely want our residents to be happy with their amenities, including the washer and dryer facilities, so we will definitely bring your concern to light. If you ever have an issue with insects, don't hesitate to let us know. Pest control is here every Friday of the month, except a 5th Friday, to service any resident with an pest problem. Dear Anonymous: I want to thank you for your positive feedback about our community in regards to it being quiet, affordable and safe. We strive to keep our community quiet, safe and affordable and are appreciative that our residents notice our efforts. However, I'm saddened to hear that your move out experience was not up to your expectations. In your lease contract we give a detailed pricing sheet for your move out charges that indicate the costs of cleaning charges, as well as replacement costs if there is anything that has gotten broken during your tenure on the community. We also give instructions to ensure that you understand what is expected of you upon move out, as well as an option to schedule a walk-through of the apartment home with us upon move-out. A walk-through gives the resident an opportunity to see what they will be charged for and to rectify the issue before turning in their keys. We always have pictures of our walk-through, of which we are happy to show you. You are more than welcome at any time to contact the leasing office to ask for those photos and for an explanation of each charge. Dear Anonymous, We are sorry to hear that you are experiencing excessive noise in an otherwise quiet community. The best way for us to rectify this issue is if you report a noise complaint to the office staff and include as much detail as possible, such as which apartment home this could be coming from. We will then do what we can to prevent future excess noise. If this issue occurs during business hours, you can also contact the front office and we will come over and take care of it immediately. If the noise happens after hours, call the leasing office and follow the prompts to contact the Property Monitor. Advise him of the situation and he will come over to resolve it. We want your experience here at the Enclave at Valley Ranch to be a great one and we strive to make that happen every day. Hi Stephanie, The staff of the Enclave at Valley Ranch strives very hard to provide each and every person with the upmost customer service and professional atmosphere. We are sorry to hear that you were not satisfied with your experience during your last month at the Enclave at Valley Ranch and we do take your concern very seriously. Whether or not it is a resident's last month of residency, late fees are issued when rent payment is paid after the 3rd of the month.
