The management sucks here!

The management here is horrible. I think b/c they are managed by one of the largest residential companies-Riverstone, they could care less about there residents. They don't do anything like most good apt. communities. They have new staff persons working int the office every few months and the manager sits in her office and will not move unless there's a fire. She will not help you even when it's busy. Good luck getting them to answer the phone b/c it always goes to the answering service. Don't move here, even though the community looks nice. They have several shady residents who live here with great alarms that go off every 30 mins on their cars.

    Nickle & Dime

    First the nice stuff: The 2 bedroom apartment was OK. The neighbors were quiet. The rent was normal given the high-end district of Las Colinas. Maintenance and office support was good. Now the not so good: Parking was limited given that the complex allocated space for covered and garage parking. If you did not want to pay a heafty fee for the extras, you had to compete for a parking spot. Secondly, you need to get a degree in law. Pages and pages of legaleze in their lease agreement. You better spend an hour or two of your time reading it. Penalties are stiff and opting out at the end of your lease has it's own obsticle course. Finally, management now requires every tenant to purchase liability insurance (minimum $50,000 coverage) to protect the La Villita owners. Yes that's right, you must go out and find insurance to cover the owner's butt. I felt as though I ordered a hamburger and they charged me extra for the bun. It was dime that broke the camels back. I'm outta there.

      DO NOT MOVE IN HERE!!!!

      My wife and I lived there for a year and couldn't be happier to be living somewhere else. We moved in right after they were first built and we were the first to live in our unit. There were lots of problems with the construction. Very poorly made. They changed management three times while we were there. The office staff was happy to help you move in, but once you were under contract they couldn't care less about you. There was a leak in our apartment that flooded ours and one of our neighbors while we were out of town. We came home to find our entire furnishings out in the hallway and on the street with no form of security. We found out that they had been left out like that overnight. The complex tried to bill us for nearly $15,000 for the water damage, which wasn't our fault. They said that we were liable since we didn't have renters insurance with flood coverage. They tried suing us for the damages until we got our lawyers on it. Our lawyers shut them up pretty quickly but it still cost us over $3000 in attorney's fees for something that wasn't… See More>

        I've seen worse...

        I have had a horrible experience with Mission that began before even signing the lease. One of the leasing agents, a complete moron, agreed to hold our apartment for 24 hours, only to lease it to someone else 2 hours after we had left. Because they were not approved, we ended up leasing the apartment. (First she leased us the wrong unit, however, and we had to go BACK in to correct another one of her mistakes.) She also charged us $150 a month MORE than what rent was supposed to be. According to this awful lady, our apartment would be ready for us to see on the 23rd of the month and ready for move in on the 26th. When we came by on the 24th, they had JUST began the cleaning process. On the 26th, when we were scheduled to move in, they had not yet cleaned/replaced the carpets. We had rented a moving truck for one day, so we couldn't wait another day. We had to move in with soaking wet carpets that had just been steam cleaned.           Happy to live here- life is what you make of it

          I've been very happy with my apartment and have been lucky not to have heard my neighbors at all. I have heard mention of noise from other residents, but again, it is to be expected. The computer center is a sore point- please plan to bring your own computer and internet connection. However, staff has been extremely helpful even if the office happens to be mobbed. Catered summer parties, safety meetings and a simple welcome gift demonstrate the staffs comittment to providing a pleasant community. Please realize, there is no doorman to walk your dog- you are not paying for that so don't expect it. The pool is active, but not crowded on weekends. A diverse crowd of all ages enjoys weekend afternoons reading, tanning, BBQing or playing volleyball in the pool. During the week, the community tends to be quiet and people are respectful of others privacy. I sometimes wonder if I live in the same complex as all of the negative reviews I've read on this site.             Don't Move Here

            I made the mistake twice! I signed my first lease when it was AMLI who's managment was friendly and helpful. Once Trammel Crowe/Riverstone started managing these apartments they have been started going down hill. I agree with one of the other posting rewarding all the ugly signs around the complex. They make them look cheap - which they are not. I actually moved from a 1 bedroom in the complex to a 2 bedroom and they didn't have my keys ready the day I was moving in and they also didn't clean the apartment! It was dirty - I had to clean it before I could move and I had replace one of the shower curtain rods because it was missing and the back door was missing the whole lock!! I informed Riverstone who just in forwarded my concerns to the managment who just said sorry. I am paying over $1200 a month and I have been living here 2 years.               Long time resident (2005-preasent)

              Pros:<br>Unique finishing on some of the apartments.<br>(Concrete flooring etc.)<br>Great areas for jogging/walking/biking.<br>Reasonable pricing for Las Collinas<br>After 2 renewals - still no rent hikes.<br><br>Cons:<br>As many have noted the trash problem is huge and its been that way since day one. It's simple math. They have too many people putting trash into too small a compactor.<br>Service has gone down noticably since the new managment came in.<br>Pool maintenance has all but stopped... it's getting pretty digusting in there.<br>Walls, floors, and cielings are very thin, you can hear everything that's happening around you.<br>The place does seem to fill up with college aged kids... see the note above.

                Nice Floorplan Noisey Neighbors

                Great floor plans. However, I lived on the 1st floor and my neighbor above was a bachelor. I heard alot of noises such as bed creaking and women hollering at 2 AM. On that note, neighbor upstairs can be inconsiderate at times by walking really hard like he had cement for feet and dropped his weights on the floor. <br><br>My advice is to move on the 3rd floor and enjoy the canal and small lake. Some neighbors are pretty friendly and the staff are attentive to your needs. My only concerns are noisey neighbor upstairs, disfunctional track lighting, stinky and broken trash compactor that they bill you monthly, & tampering of the rent and mailbox. Amenities are pleasant, but not worth the high rent cost.

                  Great apt, some noise from upstairs

                  These apartments are great!!<br><br>There is plenty of parking; the office staff is not only friendly but patient, and the amenities are everything you can ask for. <br>The only thing I would change is that I took a 1st floor apartment for the looks and amenities (the concrete floor, black appliances, and overall cool environment) and I happen to live under a couple that has 2 kids between 2-6 years old and they are constantly bouncing a ball off the floor and onto the walls. The noise does get to me, especially when the kids are getting excited and start jumping off their bed and onto the floor, and the parents do not do anything to calm them down. <br>All things being equal the apartment complex itself is great. It is not crowded in the gym; the business center has everything needed, including copy and fax machine, with 6 computers.<br>Maintenance is sufficient in their request, and being right on the lake and canals, even when I can not get away for a weekend, if all I have is an hour or two, that is plenty of time to catch a few catfish (3-6lbs) or a carp (8 lbs).… See More>

                    Horrible

                    After AMLI sold this property, the new management has driven this place into the ground. They are rude and unhelpful. My lease is up soon and they have raised their rates by well over $100 since I moved in a year ago with no exlpanation. They have spent large amounts of money on useless, unattractive signs. They replaced every apartment sign in the complex with an identical sign with their insgnia on it (there was no AMLI markings on the previopus signs). Pointless. They also just put up a HUGE marble sign right as you drive in that says "LEASING OFFICE" and has an arrow on it. It points to the leasing office that is literally 10 feet away. Pointless AND ugly. The trash overflows the single trash compactor on site and creates a disgusting, smelly mess weekly. Do yourself a favor and move somewhere else. Most have. Just drive around the complex and notice how many empty units there are. Its starting to turn into a ghost town. There will soon be one less tenant as soon as my lease is up.

                      Very good place to live...so far

                      I have to disagree with the previous comment. We just moved here two weeks ago and everything has been more than excellent. Maintenance requests have been taken care of in less than 24 hrs and the staff has been friendly and helpful, I highly recommend this place if you plan on living in Las Colinas, specially if you want great access to all the major highways.

                        THE WORST PLACE TO LIVE IN LAS COLINAS

                        Since AMLI changed to Riverstone Residential group management company and the apartments to Mission at La Villita the customer service has gone downhill. The office staff is very amiable when you´re trying to lease but become arrogant and inefficient when it comes to customer service and helping out with tenant problems. Instead of seeing how they can improve the services offered they are just finding out ways to remove what we had with AMLI. They have complete disregard for their tenants and what we´re paying for. The Computers go down in the business office for a week or longer and no one cares to get them repaired quickly. The copier runs out of toner and it takes them 10 days to replace the cartridge. When you ask the staff what´s going on with the computers they respond they´re not the technicians. These services are offered to get you to sign, but they work half of the time.                           Ok I dont know why some dont like it here, but I have enjoyed my stay here since September. The lake and trails are nice to walk arround. I havnt had any maintance problems at all. I also like the fact that they painted some of the walls in the apartments. I got the wall in my kitchen red. I have never been in an apt that did that before and it sure adds color to the place. In other apts normaly if you want to pant you have to paint it white again before you leave, but not here they do it for you. Also there is free Dallas Morning New papers each day by the office to pick up for residents.

                            New mgmt has made an amazing turn around

                            I've only been here for 3 months =, but so far so good, the apartments are very nice and the service requests have been deakt with within 48hrs. Maybe AMLI was the problem..so far so good, I'll give an update in a couple of months

                              VERY BAD

                              This is the absolute worse place I've ever lived. They tout this place as clean and luxurious, HA! I would like to know by whose standards are they judging. We've been here only 13 weeks (too long)and from day 1 the disappointment set in and it's been down hill ever since. <br><br>This complex is brand new but, don't be fooled. There are no standards here. Tenants leave all of their junk out on their balconies (optical overload), there are leaks, thin walls and RAW SEWAGE backups. Not to mention, the lack of storage, the cold bath water and the ENORMOUS THRASH PILEUPS.<br><br>The staff is pleasant. They give you quick tours of the apartments and brag about the high occupancy levels since opening. But, Id like to know how many people have moved out before the end of their lease term. <br><br>Do yourself a huge favor and move somewhere else.
