Good Luck

What a shame, I initially enjoyed my move to Olympus in 2020. However, after new management took over things took a drastic turn. There's pro and cons anywhere you live. The floor plans are spacious, the views are great, resident gatherings are nice, and my experience has always been pleasant with my neighbors. My cons unfortunately included to name a few, foundation issues (hills and valleys) in my floor, buckling carpet, huge cracks down my walls, rain in my apartment, ants, mold, and constantly being spoken to in a condescending manner by one particular "princess" in the office. A wolf in sheep's clothing does not equal princess if your heart and attitude are ugly. When there's a person that's always the common denominator in rudeness and negativity especially when it comes to people of color, at what point does it click for you that everyone is not lying?! But I guarantee you I'm the wrong and the right one all at the same time. Like I should have initially done, I encourage everyone to please report your encounters to corporate ethics and compliance .       Overall, it's not bad. We are only considering moving because the flooring continues to excrete glue and come up at the seams. Management has been notified several times, and the maintenance team (which we love) continues to try everything and has advised management the floor was installed incorrectly and should be replaced. The property continues to ignore our requests. The management team has changed over several times, with little to no real improvement. The leasing consultants have always been nice, but the action by management continues to be the real issue. The security isn't horrible. We were the victim of theft only once (our cars were vandalized and my BMW stolen...thankfully recovered), but the cameras were not working to provide to Irving PD, a huge security breach and another let down from management. Management isn't consistent with rule enforcement, which leads to the property looking unprofessional. They will send out notices about having clean patios and picking up after pets and trash, but there are obvious violators, and they continue to allow it. (Some patios look like storage units).         The staff will lie to you and say whatever they can to get you to sign your lease, especially Vanessa. They will tow guests within 15-30 minutes of parking which costs over $300. The hallways often have ... bodily fluids in them. The package room is often broken (and broken into) so you better be fast getting your package! Doesn't help that most of the time you don't get notified. I moved into a first floor unit in August because it seemed good at a glance and I had to move in a hurry. I quickly became aware of several issues, one being that many of these units are "converted retail units". That means they were never really meant to be lived in, and they allow an excessive amount of street noise to pollute your living environment. My unit had the added features of liquid coming through the floors, as well as some flooring peeling. I brought these issues up to the office, and they seemed to want to help me have a better living experience, and helped me select a unit that would be better for me.           Poor Management and Complex Need Cleaned Up

          We lived here for 8 years and recently moved after excessive rent increase. Beautiful area but complex not well maintained, staff changes constantly, rude management and pool always dirty. Would NOT recommend this complex to anyone EVER!

              I definitely do not recommend this property to anyone. Out of my 10+ years of renting, this has been the most disappointing and crappy place I've lived. The insulation between floors is non-existent. Be prepared to hear every move of your upstairs neighbors all day every day. Every single time I fell asleep I was awoken by thuds from above. I could hear every step, every argument and every time a kid wailed every single day of living here. It was pure torture. This wasn't just standard walking steps, this was running, jumping and god knows what else they did up there. Thuds would come from above that were so huge, I felt the ground under me shake. I don't think you're supposed to feel movement below your feet in a multi-level building, but maybe I'm just used to living in places with higher structural standards. Good thing there are so many restaurants down the street because so many nights we just went out to get out of the stress of hearing someone yelling at their kid.                 Clearly there’s something that I like about the o place and that’s mainly the convenience and how close it is to the lake. But let me tell you what happened recently. I made A reservation 2 months in advance for the clubhouse (which for over a year now there were no fees attached to it) well it still showed pending and I made mention to the assistant manager at the time. He told me he’s approved it (also I’d like to point out that this wasn’t my first time reserving the clubhouse. Well, fast forward to the day of my reservation and I go to the front office because I see it’s still pending and I wanted to let someone know that I’d be there. Well, we have new management and they couldn’t care less about the miscommunication, empathy or accountability.. they told me that I’d have to pay $850.00 ($350.00 is the cost plus $500.00 refundable deposit) y’all.. this is the day of, less than 2 hours away from the time that I was supposed to have it reserved.                   The day I moved in the apartment wasnt clean - the kitchen cabinets were filthy, there were large chunks of who knows what on the floor, dirty towels and pubes in the bathroom. (Yes, you read that right) I did a full clean and let management know - they didnt seem to be too surprised. The apartments look pretty but are built incredibly cheap. I have to submit a maintenance request just about every week because something breaks, even though the appliances are "new". The maintenance staff is super friendly but it can take weeks for some items to get fixed (most likely due to the amount of things breaking). I can hear my neighbors on all sides of me, quite literally, and not because theyre loud. These are "luxury" apartments with paper thin walls. There are cockroaches and rats, you have to walk through a dirty garage past heeps of trash to get to the breezeways, which are also dirty and never washed. Its embarrassing and smelly. The garage door is broken half the time, you can push through just about any door without using a fab, and theyve had a string of mailbox issues that arent getting addressed.… See More>

                    Thus far I've lived on the property for less than a week. When I moved in, my apartment was not very clean: floors dirty, paint splotches and residue on the floors, counter-tops and cabinets and big scratches on tile wood-like flooring. The carpets where in good physical shape but needed to be vacuumed. I decided to take care of this myself before I moved my stuff in, this way I know the job will be done right. Then came the 1st day that I stayed at the apartment. I had some friends come over and their car was towed while in guest parking. (I told them to park in Guest parking because...well, it's Guest parking!) I spoke with management about it and they didn't seem to have any compassion for their NEW tenant, which I found to be very odd.... just didn't seem to care. I have read some of the reviews from other folks regarding the property and I have already experienced some of the same behavior in the short time that I've been here. Wow! After paying a $322.02 towing bill, I'm starting to regret my decision go with this complex a bit...

                        I live in this community since jan 2020 and the mgmt sucks here. They are vvvv ir responsible - be it your thrash collection, package collection from fedex, or taking care of the residents. they speak as thou they are not bothered abt anything after you move in. they rip you off of every single penny for various amenties and vv poor mtc of all facilities. The mgmt and front desk know nothing abt the social responsibilities, formalities and manners. the exsisting residents just let their pets rule down the roads, path ways and ---- every where . poor mgmt , irresponsible front desk, and useless community staff. if you want to trouble yourself pls take an apt here.

                          This is the worst place I have ever lived. Was so excited to move there because loved the location. I only lived the for one yr but was a terrible experience. I paid for the upgrades for my apt but they started falling apart. I had a terrible mold problem. The office staff are rude. The amenities are not good and close early. Thig thatcwas a deal breaker for me was how I was treated. They do not care about you. I felt like a prisoner Guest parking terrible. I move to The Carolyn 3 months ago and love it. I feel like I am home. The office is great. Always willing to help with a smile.

                            UPDATE!!!! PLEASE SAVE YOURSELF TIME AND MONEY!!!! These are the worse apartments I've ever lived in!!!! I've never seen such a business stay open when there's problem after problem. I'll give you a short list on why this place is a completely joke and why I can't wait to leave!!! 1. The security gates are always BROKEN! How can you feel safe in a place, when the very thing meant to keep ppl out is always malfunctioning?? 2. The elevators are ALWAYS BROKEN!!! I live on the 3rd floor with a new infant and I can never get her down safely unless we drive!!! We've been here since March and the elevator worked once and that's when we moved in!!!! 3. Maintenance is a joke. We've had a leaking faucet since we've moved in and they came to "fix" but it still leaks and after sending videos, pictures and contacting corporate NO ONE HAS DONE ANYTHING!!!                               Ever since Lucia left, staff is disorganized-and not as helpful and property grounds are dirty, especially common hallways- tenants with pets do not clean up after their pets as noted in lease contracts- so you have bad smells. Upon moving in apartment was not cleaned to my satisfaction-but I cleaned it and left the premises spotless - but was still charged for carpet cleaning. Craftsmanship in apartments is cheaply done, paint on walls are splotchy and paint splashed on wood floors. Maintenance is super slow. Far from luxury apartments as advertised. Need to step it up if going to keep up with brand new, luxurious apartments in the elite Las Colinas area.

                                Don't move here-your guest cars will get towed even when you register in the visitor parking on Capital Towing the company they do business with will lie and say your car was parked crooked & tow you anyway. Then property mgmt will ignore you and allow them to rob you of your $298.30 every time. YES $300 people. We sat and watch the towing company tow 4 cars the weekend of 3-15-19. At the end of the day Olympus has agreed to let the towing company do this (you are who you do business with). And for further proof check out Capital Towing's reviews. JUST DISGUSTED

                                  The location is what makes the apartment nice. The staff however has poor customer service, give false and inaccurate information, and has a nonchalant attitude toward resident queries and issues. Staff in the leasing office is poor with responding to emails and phone messages promptly currently they're very unorganized and unprofessional and it is frustrating to deal with. In addition these apartments are not upgraded as others I've seen in this area ,but doesn't reflect in the rent. You could definitely go elsewhere on this very street and get more for your money and peace of mind.

                                    The entire staff always greet you with a smile and are very helpful to my needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24/7 and the pool area is nice. I love the convenience of the covered parking garage. . I live alone here and could not feel safer anywhere else.

The staff is extremely rude ! And they have a very bad bug infestation. Not to mention the apartment above me is leaking causing mold that they continue to paint over and never replace anything! We toured community and showed me the 2bed model and a few vacant 1 bedrooms that were available. After narrowing down my search and receiving a follow up email from Raul, I decided to revisit the community and this time bring my best friend who is ALSO looking for a 2 bedroom. IT WAS THE MOST ABSOLUTE HORRIBLE experience with Kyren on my second visit. The night before I did my research, there were three separate units I wanted to take a look at and confirm pricing. From the get go Kyren was very "sassy " and far from welcoming. Nonetheless I pointed out 3 floorplans I wanted to see and immediately and he said "even if we had them available I would only show you 2. We don't show more than 2 even if we have them".                                                   From the moment I walked I. It felt like home. Kyren the leasing manager was nothing short of amazing. For a Saturday it was extremely busy but he made each and everyone who walked in that door feel welcomed. Not to mention the community it beautiful
