    New owners making progress

    We’ve lived here for 3 years and as many owners. The Portico Group had a lot of clean up to do after the previous ownership left and they’ve been doing a good job. Maybe both pools will actually be open this year. They need to get some more knowledgeable maintenance people that know how to fix what’s in the apartments. The only reason we’re moving is to be closer to family.

      Worst move out ever, rude staff, and love to take advantage!

      I just recently moved out of Saxon woods. It was the absolute worst move out of an apartment I have ever experienced. First off, when you move out they are supposed to do a walk through with you so they can go over damages with you so you know what you’ll be charged for. When I got to the office the lady just took my keys and refused to do a walkthrough. Then I didn’t hear from them for a couple months after moving out. I already paid the move out fee so I thought I was good. Well I got an email from them of damages I was being charged for MONTHS after I moved out. They charged me $700 for carpet replacement due to pet damage…. I NEVER owned a pet and my carpet was left in good condition! Basically they just wanted to replace the carpet with vinyl and charged me for it and lied about me having a pet. When I called the office to ask, the man who answered was very rude, unhelpful, uncooperative and basically told me it wasn’t his problem.         A lot of empty promises + will take all your deposit

        [Photos attached: condition of the apartment when we first we move in] I have been waiting for the apartment to do the right thing and then write a review but nothing happens. The biggest issue of the apartment is the management and the employees in the leasing office. They are dishonest and not professional. They don’t care about you and they don’t communicate or follow up. When you are done with your lease, they will take all your deposit money away. Please take photos (with date & time of the apartment condition the first day you move in (anything, doesn’t matter how small it is, take photo of the blinds, shower pan, grout etc.). So that you have evidence against them later when they try to take your deposit money away. Here are some of our experiences: 1. Leasing team made a mistake on our lease. A 6-month lease turned into 12-month. So please check your contract when you sign it. 2.           It's amazing how I haven't beenable to get ahold of Dan the regional manager in Texas to resolve issues with Property Manager in training that was transferred to my property and is charging me for services that have been cut off, after I moved out, refused to do an exit walk through Etc. It has been 2 MONTHS SINCE MY INITIAL PHONE CALL AND VOICEMAIL, I HAVE CALLED THE FRONT MANY TIMES. THEY HAVE SUPPOSEDLY FOLLOWED UP AND EVEN SENT EMAILS. WHAT WILL IT TAKE TO GET SOME RESOLUTION?????

            The property is covered with dog poop and trash. People speed through the parking lot, yet the only speed bumps are in front of gates where you have to slow down any way. It used to be relaxing coming home to a meticulously maintained property and the apartments all painted in brown hues. Now it's like coming home to a clown factory with colors of red, white, blue, gray and brown. People used to be accountable for there patios, now many are filled with trash and boxes. Very little parking, some cars haven't moved in over 2 years. They painted over the playground equipment and left all they're trash and paint cans under the bridge. It took them 2 months to replace a ceiling fan ( i have heard worse from other residents) though when Courtland owned it, if it wasn't fixed in 2 days, they'd take money off your rent. I incurred a late charge of $150 for being 12hrs late on my rent due to freezing rain, sleet and snow in Texas, asked for forgiveness from the weather, but they would not forgive it.               Do not and I repeat do not move here. I went in to there office on a Saturday while I was searching for apartments . They had a deal going on and had me sign a blank lease during the application process in order to "reserve the apartment for that rate" even before I went through the approval process. After I looked at reviews online I decided to go a different route . I messaged them an hour after I was approved and they told me a had a signed legal binding lease and that if I don't pay the deposit that day it would be sent to collections to destroy my credit and if I wanted to have it out on the market I would be liable for 2-5k in there marketing fees. My move in date isn't until February and they have lied and mislead me and are forcing me to live there. My only saving grace is they let me redo it for 9 months so I can get out faster. I’m currently pursuing other options to to their unethical activities. Check their Yelp reviews they tell more of the story !

                I moved into the Saxon Woods about 3 weeks ago. The first thing I noticed were the lack of cleaning that was done on my apt. I was told to sign my contract before viewing my apartment and when I arrived I smelled smoke in my bedroom. That room is carpeted. I immediately told the office. Shelby told me she would contact management. She returned with a reply that they will do nothing about it. I responded by reminding them they advertise as a smoke-free community, and I do believe there is something they can do especially with my heart condition. She offered me an ozone machine for about 5-6 hours. Obviously that didn’t work. When I moved in there were cobwebs, hair in drains, and dirty face plates. It was obvious my apartment was not professionally cleaned. My dishwasher did not work and so I put in a ticket. Took them over a week to respond.

                  Predatory thieves and liars! My husband and I were looking for an apartment to rent in Texas long distance from Alaska that would accept my three birds in the apartment. After getting an okay for my birds when I initially called, I set up a virtual tour to see available apartments. Tour day came and no called at the designated time. First bad sign… I ended up calling them and was quickly shuffled to a person other than the one I had an appointment with, only now they claimed they did not have any apartments to walk through and could only show me pictures of the floor plans because they were 98% filled. Why was I promised a walk through then? Second bad sign…. I agreed, nonetheless, because I was desperate to find a place to call home when we moved, and the representative used pushy sales tactics to try to hasten me through the process saying that they had a great special going on just for that day and the price would go up if I didn’t snag the apartment just then.                     Although, I dont personally live there, but was visiting I noted quite a few horrific conditions. This community is not secure at all, some of the locked gates do not close. The pool was unusable one summer due to the water turning green. My family member moved into an apartment in the summer, and after asking repeatedly, her stove still does not work. I will note that this complex was bought by new owners, and these problems did not exist before. It was once a beautiful community, but has gone downhill. I think everyone should k d bans together and get an attorney to not pay rent until everything is taken care of. They are in violation of your lease agreement.

                      We needed a 6 month lease until our house was ready. So we signed one for 6 months. They never gave us the contract even though we asked repeatedly. Shortly after we moved in they hounded us to renew for a one year lease. We told them that would be pointless since we had no intention of staying there after our house was ready. Then they started harassing us. The insisted to know what our forwarding address was going to be 4 months before our lease was up. Then towards the end of our 6 months we gave 60 day notice we were moving out and they forced us out 2 weeks early because they said that earlier date was in the contract which they have refused to give us. We cleaned the apartment completely. Better than when we moved in. We insisted on a walk through. They refused. Now we just got a bill from them for about $1000. No explanation.                         Maintenance request go un answered. Pay way to much a month to be ignored. I pay extra for a fence yard that is nothing but dirt. I have spoken to 2 people about this and just ignored. I have sent in numerous request and phone calls, I don't like confrontation but this is redicu;ous.

                            IT'S WAY TOO LOUD HERE!!! When I inquired about apts here I stated I wanted a quiet place to live. You feel like your lving in a GIANT DOG KENNEL here!!! My visiting family and friends make negative comments. Can't sit out on the balcony and have PEACE!!! People let their dogs bark all the time and don't seem to care! It "echos off the buildings" and then more dogs start barking. Some let their dogs out in their private yards or balconies and they are barking non-stop. Dog poop everywhere. This is NOT the country...this is the CITY! MANAGEMENT get a handle on the violators or this beautiful place will literally go to the dogs!!! OMG!!!!

                              Honestly, don't waste your time or money. The new management only wants their rent. They refuse to repair anything...just look around the community...dog poo all over the dog parks, rat infested grounds, mold growing in the vents, trash over flowing everywhere..the only pick up trash 3 days a week and just told us, it's increasing again. The noise volume from the units is rediculous..you complain but they do nothing..so much for quiet time. There are cars parked all over that are broken down leaking oil and unregistered...DONT WASTE YOUR TIME!

                                Once the new owners took over the place fell apart. They blamed everything on COVID, but that excuse got old. I couldn't get them to fix a broken toilet for a month, then when then came to fix it, it wasn't actually fixed. Then I had to wait for another week to get them back out there. For any maintenance request I had to ask several times then eventually go to the office, which they would then say it's because of COVID. That was in September. The pool was another issue. It stayed green all summer. They just don't want to pay to fix it. They also didn't want to pay to change the locks on the doggie bag holders so they just tied it. There were big fallen trees that stayed on the ground (in the small dog park) for weeks. Basically, it cost them money, they wouldn't do it. But they loved to say "that you are a good renter and we don't want you to leave." They wanted to raise my rent, but give less amenities, too. She was helpful, available via text for anything we needed, and just always a happy face to see when going into the leasing office.                                       My mother and I moved in when this was run by Cortland. They really had it down. They kept all the poop picked up,and bags were full at the stations,and maintenance came within 24 hours.Now the bags are tied to the stations because they don't want to get a locksmith to make a key($40.00). There haven't been any bags for a few days now and I have looked at 4 or 5 stations. People can't pick up their poop without a bag. I had to walk back to my apt. and grab my umbrella bag come back and pick it up, and I ordered some more for my pups. I can't get management to turn in my requests, or send maintenance. I am waiting on light bulbs, a filter, and my mom' is waiting on her bathroom lights which need more than a bulb.Our apt. flooded twice from a stopped up toilet that I had called about twice and no one ever came.                                         This review is from a resident of Saxon Woods. The unit above me flooded on July 6th, and it came down into my ceiling causing it to bubble and came down into my walls. It is now August 20th and it has yet to be fixed. I get the whole it has to dry and well it has been dry and is going to start growing mold, it is already in the beginning phase of it. Despite my plea for help Traci just keeps putting me off as if mine and my fiance's health means nothing. The pool has not been well maintained in months due to COVID. Former owner Courtland properties had a person to always keep it maintained until Connor group came in and the pool is growing its own sea life. Mosquitos are becoming a problem due to it not being well maintained. Our dumpster area looks like a landfill most of the time and it stinks.                                           Overnight this went from one of the best apartments with the nicest staff, to an American horror story. From clean to filthy. From fun to tears. Parties gone, replaced with begging for maintenance. From fun in the dog park to avoiding it all together. Pool areas filthy, gross in fact. And the front office lies about everything. They will promise anything to get your name on the dotted line & look you in the eye & shrug when you later call them on that lie. They charge to pay your rent, up to $30 for using a debit card. $25 for valet parking & some kind of scam trash fee of $45. They claim is for dumping the one & only large container. $45. X 500 units = $22,500/mo, I"ll take that job. I don't understand why they don't have someone to keep the grounds & pool clean, honestly the rent is so high, there's really no excuse. Run, don't walk past this place, McKinney has lots of choices.

                                            Lived here for 3+ years - since the acquisition by the Connor group the property has gone downhill fast. They put up a sign saying luxury apartments. They have tried to upgrade the infrastructure with replacing rotted wood and paint as well as putting up TV's (which don't work) and grills within the pool area. The problem is it doesn't matter what types of upgrades you do if you don't maintain what you have. Landscaping is terrible, pool shutdown by the city of McKinney, people taking charcoal grills out to the pool after 11pm because there is no security, people not even living in the complex go to the pool and leave trash and create havoc by throwing chairs, tables in the pool. In addition all of the pool maintenance equipment is just left leaning up by the pool and not put away, as well as the pool bathrooms not working properly and are filthy.                                               NEW SAXON WOOD OWNERS ARE HORRIBLE!!!!! Cortland sold to the Connor group at the beginning of 2020. They fired everyone that worked there and replaced them with rude, incompetent people. Since they have taken over, none of my maintenance requests have been addressed. Here are a couple of examples: Problem: The fan in the bedroom stopped working Saxon Woods Answer: Your AC still works so you don't need the fan Problem: The fridge is Leaking and spoiling food Saxon Woods Answer: Your fridge is cold so we don't need to fix it Problem: The door frame is warped around windows and not stealing properly Saxon Woods Answer: We don't fix windows that aren't cracked Problem: Saxon wants to do an inspection, which I said I was fine with, but the person needs to wear a mask, gloves and either removed their shoes or wear booties over their shoes (I am old and considered a high-risk if I catch Covid).                                                 I moved here in 2019. Cortland management sold this Saxon Woods property to Conner in Ohio. Supposedly (just rumor) no tenants were informed of the take over due to staff signing non disclosure. The bathroom tub paint continues to peel off, I have spoken to all management and staff members. It is like talking to USED CAR SALESMEN. They promise to follow up but do nothing--not even a follow up call back. They promise everything to keep good tenants but I do not expect them to keep any promises based on the situation previously mentioned. Valet trash was decreased from daily, 2 bags per day to MWF 2 bags per day for the same charge. The manager actually used this as a selling point. I guess they were not aware that I knew my waste removal policy? They use COVID 19 excuses--even though the peeling paint on the tub was reported in January 2020.                                                   Cortland no longer owns this property, it is owned by the Conner Group and ever since they have taken over it has been awful to live her. Maintenance people never fix anything, they just ride around in the carts. Pool is closed because they city won't pass it for inspection. The people in the front office can care less about you . They are rude and not helpful at all. Unfortunately i signed my lease just as they bought the complex. but i will follow suit with the rest of the residences and move as soon as i can.
