Horrible management

I have lived at 8500 Harwood since 2016. The first7 yrs were great. Since the new owners took over and all the new changes and charges ,the management has changed for the worst. Last yr I started complaining about the mold, the open electrical boxes with live wires, the condition of the buildings management has been very rude. They stated I didn't pay my rent when I know I did. I received a letter stating they will not be renewing my lease. I wouldn't live here even if the rent was free. I Showed them pics of the condition of the complex but did nothing but cause me problem. They are now charging 162$ on top of the base rent. 162 $ for pool maintenance when the pool hasn't been open for yrs. Maintenance fees, which should be included in the rent. These apartments are not truthful. Rude management and poorly maintained poorly renovated. Do NOT MOVE HERE.

    I had not lived in an apartment for over 30 years, and I found the folks in the office to be very kind, supportive, and attentive . I had a couple of request and things that needed to be looked at, and they were very quick to respond..

      Amazing Environment!!!

      The property is so beautiful and peaceful. The units are fully upgraded and the property is well kept. Modern day look to the apartments with smart devices attached at no extra charge!!!         There is a lot of crime in this apartment complex. We have seen swat and crime tape at multiple units in this complex. We have seen officers with AR's storm in through someone's back gate. Several drug dealers in the community. Lot of sketchy stuff going on there, doesn't feel safe.

          Since we moved in, the office personell was informed of the medical conditions my family is encountering. On the 14, of October, 2021, 2 days ago, we went to court becuase we received Eviction Notice. I filledout the application for #TexasRentRelief from the State of Texas Supreme Court Eviction Diversion Program. who has partnered with the The temporary program is a unique partnership between the Supreme Court of Texas, Texas Office of Court Administration, and Texas Department of Housing and Community Affairs. The application came with the Court order and S2 8500 Harwood Apartments, refused to accept my application. Now my family is displaced and will be homeless in 5 days. These apartments were built in 1974, over 40 years ago and the price is about 1600.00 for a 3 BR 2 B. My review is: do not trust the form because Cameryn Gillian who is the person that have spoken with, will straight tell thge JP 1 Ralph Swearingin, she does not accept negotiation or partnership in helping the community. She never responded to the application with #Texas RentRelief or to me when I sent two emails after I had applied and before the court date.

            I’ve been living in these apartments for 10+ years. There Maintanence service did not improved at all. I requested them to fix few things in my apartment and its been a whole month nobody came to fix it. I requested 6 times already and this is very disappointing and upsetting that no one’s there to help.

              First of all, they fine you with the smallest things which I get, I understand because it’s in the contract. But for a complex that has more potholes than rooms they have a lot of courage to fine. Maintenance takes forever to help and whenever they do, they don’t fix it completely and just leave without saying anything. They give you an eviction notice for bills even though we have rent, bills and all utilities caught up while having receipts that proves it. DO NOT RENT IN THIS COMPLEX! YOU WILL TOTALLY REGRER IT!

                    I would not suggest you live here. I cleaned up the apartment ---- and span after leaving. Never once was I late with my payment, never once did I have any complaint. I took 4 hours to clean the apartment yet when I left they charged me for cleaning and for new carpet. I have watched them change carpet in every apartment when the residents leave, whether they leave in 3 months or more, so why when the carpet was not damaged other than normal wear and tear, would they charge me for a new carpet. UNBELIEVABLE!! TRUST ME, LOOK ELSEWHERE. Also, many dogs are unleashed and it is not safe. Many cars are broken into. People park in your paid for car port and nothing gets done. TRUST ME, LOOK ELSEWHERE.

                      The management team is unfailingly kind and helpful, and the maintenance team is outstanding. In fact, the entire 8500 crew goes out of their way to help me in any way they can. I have never had a single issue with them promptly taking care of my apartment. They all go out of their way to provide prompt and excellent service. Today, I had to lock my dogs in my master bedroom so that the maintenance crew could come in and hang new blinds in the guest bedroom, so I left them a note asking them to let the dogs out when they were leaving. I just came home to find my new blinds hung, and my dogs waiting for me. Thank you, Glen and Robert, for letting my dogs out of the bedroom so that they didn't have to stay locked in there all day. You guys are amazing, and I appreciate everything you do for me!

                        At first eye the place is nice... and quiet... thennnn you move in lol... there is one specific apartment that has constant police visits, drug dealing in and out, 2 people were pulled out on stretchers the other night being rushed by ambulance to the hospital, people kicking in the door, screaming trying to fight other residents. And management allows it. This place is absolutely horrible and many residents dont feel safe and are scared. This is not a safe enviroment for anyone with this person continuing to live in apartment 6921. Im starting to think hes dealing drugs to the staff because the constant chaos and he still hasnt been evicted. The staff and property owners i feel do not value theyre residents.

                          The apartment is okay. When I first moved in, there were a few tweaks that needed to made here and there such as the piece of cardboard that was used to cover a hole under my sink and the dishwasher didn't work at all, and a couple of other things. It took them just about 7 months to bring in a new dishwasher after we put in a work order every month because they kept trying to fix the other one which was old and worn out. The biggest issue I've had is with the trash. I contacted the office on multiple occasions to clarify when exactly I needed to have my trash out to be picked up. The first woman I spoke to told me 6AM-8AM. I got up early to do so.. nothing. I called again, another woman told me 6PM-8PM. I made sure to have it out.. still nothing. I tried to post to the community board, they denied my post to be on the wall.                               With all this garbage everywhere, no wonder there's so many bugs and roaches. It's just common sense!?! Tenants are miserable here because on top of the infestation (is this a Kushner property in Baltimore??) the amenities aren't taken care of. Add to that the staff here doesn't want to even pretend to want to help you. This place sucks.

In reference to the trash, we do have 20 dumpsters available for resident usage at all times as well as provide free valet trash service five evenings a week. These valet trash hours are Sunday-Thursday from 6:00PM-8:00PM. If you witness anyone not following the trash policies and sitting trash out outside the valet collections days/hours please alert our office, so we can correct the issue.                                 I have been living for so many years with them but Still i dont get respect nor treated as a lawful tenant. Some of the staff is rude and lacks customer service, have no manners to speak to residents who have stayed longer than they on their job. Too many maintenance issues and it does gets resolved soon but tired of going through problems in apt. Please read other negative reviews as I have the same problems and they are legitimate. They dont give you any compensation when you suffer due to water/ plumbing issues and your apt is uninhabitable and all they care about is their penny, its all about money making for them and let residents suffer. Too many roaches and bugs, and nowadays lizards in apt, pest has no effect even though done weekly. Overall, cheap apts so dont be fooled by pictures on website as it will be different when you start staying in. The basic structure is unstable and cheap.

                                  Worst apartments I have ever lived at. Definitely would rate them zero stars. Management has absolutely no customer service and they're rude. They're nothing but money hungry people who will charge you for anything. Maintenance never fixes anything, all they do is sit around and talk. The apartments have nothing but cheap materials and appliances. They have roaches and bugs everywhere, if you ever need something fixed they will go look at your apartment and tell you its fine! They need a new manager that actually knows how to run this place. The roads are bad and the people are sketchy. Save your money!!

                                    This has been the worse apartments i have ever lived in its memorial weekend and on friday my celing began to leak. Maintenance came out put a small whole in the ceiling and drained it the leak got worse on the next day, and i called them again to which they told me i would have to wait until tuesday for them to get a plumber out. its now monday and i have spent 4 days living at my parents house because we have no ac and the room in uninhabitable. But the apartment is too cheap to pay for a plumber to come out and fix the issue. Also house flooded from a simalar issue with ac unit a few months back . along with the ac unit catching fire last week i would never recommend any one live here they dont maintain the property.

                                      Garbage piled on more garbage. The parking lot pavement is cracked and full of potholes, there's no sidewalks to any of the resident-use facilities, you can't walk ten inches on the grass without stepping on someone's dog crap, literally half the machines in one of the laundry rooms don't even work (I counted! 4 out of 8 machines out of order! And apparently the other laundry room is completely out of commission!), the key card they gave us for the resident-use exercise facility doesn't work, and when we reported that there were bed bugs coming out of our walls they made US pay for the pesticide service-that right there should show you their level of "commitment" to a clean and beautiful apartment complex. And when we tried to set up a payment plan for the pesticide service that THEY should be fluffin' paying for, they ignored the signed agreement and just billed us the whole thing up front!                                         I am so tired of the communities --------. They recently changed the points system so where you can only get $5 a month for all the hard work I did trying to make this ------ complex look better. I have over 100,000 points and plan on leaving due to roach infestations, garbage and violations everywhere, the utter lack of care the staff has for its tenants. Its almost like they are trying to reward you for lying about how "great" the complex is but as soon as you go to reap the benefits of lying and playing their game, they take that ability away from you. These people are frauds. Its so noisy here it almost feels like youre living in new york city. Im sure all of the residents who worked so hard lying for the benefit of the apartments would be very happy if they changed a lot of their silly policies or at least used the money they are cheating people out of to fix up their facilities.                                             I have lived at Harwood apartments for 2 years now and for the price of our 2-bed x 2 bath and 952 sq ft apartment I love it. We have searched for an apartment last year but for the price for a 2-bed x 2 bath was ridiculous the apartment had a higher price and smaller sq footage. The bedrooms are pretty big even my daughter room it fits her twin bed, a desk, her life-size Barbie doll house, 2 tricycles, toy box, and a small couch. Our bedroom can fit a king size bed, bookcase, entertainment center, shoe case and 6 dressers ( tall not long). The neighboorhood is quite nice its just my car did get broken into amongst others and it hasn't stopped. The parks are wonderful for my daughter and you just have to drive a few seconds if she gets tired of one, now the pools are great when they are open but sometimes only 1 or 2 is open during the summer which is annoying because all the pools are crowded I have only seen the biggest pool open for a week and the back pool open maybe every other weekend. We try to keep all four community pools open daily throughout the summer season, but need community participation in reporting unsupervised minors damaging the safety equipment. We cannot open pools that have damaged/missing safety equipment (ropes, life rings, etc) or have broken glass from prohibited glass bottles being brought into the pool area.                                               Living here has been a rollercoaster for me I am completely confused with these apartments every since i put in my 2 months to leave these apartments back in October they have started giving me issues first by saying i never put in my 2 months trying to force me into staying in this apartment longer and playing extra then by saying i never gave them my pups shot or my renters insurance and also saying that in order for me to have my emotional support dog that I have to have him registered to the city. I've talked to many pet owners in this apartment telling me they never had to do that the only thing they had to do was send a picture of their dog show proof of his shot records and fill out a form. Management are completely rude. Since they missed placed my 2 month notice I have to play extra even though I have the copy that I brought it in and they have the camera that proves I came in on that day. But nope I still have to pay extra

                                                The only positive statement I can make is about the staff - they are ALWAYS kind and helpful. I really do enjoy when I need to go to the office for something. However, maintenance has been another issue. IT's taken at least 3 service requests to get 2 issues solved in our first 3 months of being there. There are tiny roaches crawling around, i see at least one a day. Even though we have pest control come...It's not as nice as the unit they show. I was very let down when we saw our actual place.
