Run from this place as fast as you can I have lived at what is now called Bel Air at Willow Bend for going on three years now and I can tell you with a straight face not to move here. I will start off with the good points, as I don't want you to think that I am totally disgruntled. I love the location, as the apartments are located close to shopping with easy access to the freeways. Also I feel very safe here and my immediate neighbors are wonderful. Now for the bad the new ownership and management are the absolute worst and treat you like they are doing you favor by allowing you live here although you are paying them. I recently renewed my lease and you may be thinking why would I do that if the place is so bad and I will tell you because of the location and my rent did not increase that much compared to starting over with someone else, however this will be my last year here. I will say that you need to review and question every document they provide you with from the lease to your monthly bill. When American Properties purchased the complex the first or second bill they sent had some additional fees and when I went and questioned management I was informed that the previous company had been undercharging residents and although you have been paying your full balance every month it was not correct. You see they started off this relationship on the wrong foot and they have only gotten worse. As the year has progressed I have had the following problems... . Lining on refrigerator door keeps coming off this happens every 2 months . Electrical outlet in the master bath goes out every 2 months . Both tubs need to be resurfaced o You and your pets have to be out of the apartment for 48 hours for this to be fixed. I overheard one of the office staff tell a resident that they would resurface the tub but you are responsible for hotel fees. So you may ask why doesn't management fix this prior to one moving in that would be because they are to cheap. o Termites, yes I had them flying out of the wall in the living room. I reported this problem several times prior to it being fixed and when they started coming out of the wall I was beyond grossed out and immediately went to the from office. That's when the office staff just laughed and said they couldn't do anything about it although I had been promised it would be fixed earlier in the week. . After getting the wall fixed I requested that it be touched-up and of course they used the wrong color. When reporting that the wrong color was used to touch-up the wall I was told they no longer provide accent walls and so they may not have that color anymore. . Again this could had been resolved by simply saying that my only option was to have the wall repainted eggshell and that would had been fine instead I have a blue wall with big splashes of whatever color they had in storage. . Old A/C units that always have to be repaired/replaced in the middle of summer...both units have gone out during my time here. . Oh and if you have an afterhours emergency repair be prepared to live a voicemail and someone may or may not get back to that day...don't hold your breath. But what really takes the cake and prompted me to write this was when I signed my new lease and there was a move out checklist with the fees I would be charged for certain items. Before I signed the lease I went through and I documented everything that needed to be fixed that was on their checklist and presented the document to management. Shortly after dropping the list off the apartment manager called and emailed because she had questions. So I decided to stop by the office and she of course had questions about every item I had documented and she wanted a justification for each one....really. So I happily provided the apartment manager with the additional information and she informed me "that they really don't like to replace certain things while someone is living in the apartment". Talk about customer service and wanting to keep tenants but they would happily charge me to replace those items upon my departure...I don't think so. I could go on and on about the poor service from management and other office staff and the revolving door of maintenance staff who come in and out of your apartment without living a note; but I think you get the point. Don't be fooled by the new paint and remodeled pool these are just cosmetic changes and this place is not worth the market rate which they are charging people. Run and don't even give this place your time as I promise you it will not be worth it unless you like poor service and dog pooh on the sidewalks than this is the place for you.
