Please do not come here. Take pictures when you arrive, and after you have cleaned for moving out. There are hidden fees everywhere. They give your keys to random "employees" and will hardly ever give you advanced notice. You are expected to just let strangers into your apartment, even if it is an inconvenience. Roaches everywhereeeee. It tooks us 3 months to get rid of the roaches. They have an extermination crew on the grounds every day. The crew is incompetent, we had to use many different techniques to get the roaches out on our own. They are constantly fixing the water pipes (why not just fix them once and for all, instead of being cheap?), so expect that some days you won't have hot water. The staff is incompetent and RUDE. They will tell you one thing one day and tell you something totally different the next day. For example, making rules on the spot, telling you things that are not included in your lease agreement. They are just very sneaky and not to be trusted. Write the name of the person you speak with EVERY TIME you speak on the phone or in person with an employee.     I was really surprised to find so many negative reviews for Waterview. I'm using this site to try and find an apartment to move to when my lease is up in December, and I guess I'll have to reconsider the validity of the reviews on this site, or at least take them with a bigger grain of salt. First up: yes, the rent is high. That's why I'm finding a new apartment once my current lease is up. You can get a one bedroom apartment elsewhere in the area for less than you pay for a four bedroom shared with strangers here at Waterview Park. As to the rest of the situation, I present to you my pros and cons. Pros: -Washer and dryer come with most of the apartments: a major plus. -Water. The water bill is capped at $15 which is an amazing bargain. -The complex is well-lit. -There are police connection boxes all over the place. -Parking is very close to the buildings. -Free bug spraying. -MAINTENANCE.       Terrible, lazy, and incompetent. I get that they want some students to help run the leasing office but at least try to get students who will try at their job. I received 3 parking tickets (All were appealed and dropped) for some unknown reason. Received random bills for late payment even though I conformation of payment from their office. Had maintenance issues that took months to fix. You are better off risking your life living off of McCallum.

        have lived here for over a year now and can not wait for my lease to expire seeing as breaking it is outrageously expensive and very difficult due to horrid management. be aware that management will scare you into signing a second lease half way through your current lease or they will give your apt to another renter come time for your lease to end. the apts are very old and highly outdated, sliding patio door never shuts all the way and front door has a gaping leak where they've tried to replace the weather striping multiple times. dust is INSANE here. paper thin walls, i can here every step from upstairs. expect loud neighbors who will stomp down the stairs at all hours of the night and day. expect 4 or 5 people living in a one bedroom apartment being very loud and messy. also no one here knows how to drive or park correctly. i have black mold in my bathroom and the apts are literally disgusting, i feel like i live in a cabin... p.s. the rent here is outrageous. $1050 for a dilapidated two bedroom piece of ---- is honestly absurd. i will be moving near mockingbird… See More>

          I have been a Waterview Park resident for the past 2 years and all I see is the customer service going from good to worse. The two girls up front never want to answer my questions properly and have a attitude when they do. It looks like they do not want to do their job for what they get paid for. Maintenance on property has been good for me and do the job correct mostly the first time around. Hope they fix their issues soon.

            I live in a four-bedroom apartment at Waterview. Things to complain about the apartment: (1) One of the bedrooms was rain leaking during the summer. It was terrible. (2) Management scheduled a bed bugs treatment during the summer break and asked us to clean up the room. But two of the girls were out of the country at that time and of course could not clean up their room. We are charged a few hundred for not preparing for the treatment. We went to the leasing office to explain the situation and ask whether the fee could be waived as one-time courtesy. The manager Erin said no and asked us to leave the office. She even gave us the email of general manager and said she doesn t mind if we complain to the general manager. They are so rude. I wish I have brought a recorder and recorded the conversation. Summary for what was happening in the summer when we were out of the country: rain leaking in the bedrooms, bed bugs, and fee.

              Outrage Among Students in UTD About illegal Apartment Sharing Here is a discussion on the over occupancy problem at waterview which is result from an article published in the UTD newspaper. "A single bedroom apartment would have at least four or five people cramming in. Their belongings would be sprawled all over, and beds made out of mattress pads or comforters would be placed in different areas of the bedroom. There would be shoes of varied sizes strewn around the entrance to the apartment and kitchen cabinets would be bursting to the seam.                 The management are rude and careless due to their monopoly supply of on-campus apartments. They make profit using any strategy. They don't care about their reputation as long as they could generate maximum profit. I guess management's bonus may be based on the fee, since they try so hard to collect all kinds of additional fee (eg. $750 for sublease, $25 for opening the door at night, $10/day for paying late, $300 for non-compliance, $25 for paying with credit card, $200 for keeping a pet, etc). Buildings are old. There are rats and bugs. Music playing loudly on weekends. They check the apartments frequently like police.

                  HORRIBLE!!! First, the staff are rude. They make up bogus policies and then pick and choose which ones to enforce and to whom. Second, the stole my $1200 Trek bicycle because it had a flat tire, and they donated it to charity. Now I'm without transportation. Third, the treat tenants like children just because most of them are international students who don't know what independent living in U.S. is really like outside Waterview. Forth, the building construction is the worst I've ever seen in any apartment complex. You can live just off campus for much cheaper and still be around other students and just a 5-minute trip on the bus to campus.

                    It will take you more than $100 for electricity as the apartment and the appliance (refrigerators, washers & dryers, air conditioners) are old and inefficient. Don't misled by the photo on their website. Also, the staff are arrogant. Most of your neighbors are Indian and Chinese. The only advantage is that it is on the UTD campus.

                      I've been in several of these apartments and they are rather old, and generally not well kept. Occasionally rooms don't have electricity in the bedroom walls, preventing overhead lighting. The worst part has to be the staff, who are just awful. Don't bother asking for a manager: despite the fact that the staff is incredibly lazy, the management is in no way motivated to get them to help you with your problems. My friends have told me some pretty legendary stories about how the managers will simply yell at you and intimidate you. It really feels like they are not accountable to anyone and take advantage of the fact that their residents are students that might not have cars. Simply put, there are cheaper places just off campus that are much nicer. If you have a car, there's no point in living here.

                        I lived in 3 different units over 5 years at Waterview apartments. The management staff is incredibly rude, and will directly lie to you get you out of the office, make up charges or fines and then drop them when you complain or cite the lease, and despite me behaving as politely as I know how, are some of the rudest people I have ever met. Honestly, I would avoid this place as strongly as I possible could. The appliances in the apartments barely function, and are rarely repaired properly. There are walls are paper thin and there are terrible and constant noise problems in every area (its a college campus, so this is to be expected). People let their dogs poop in all the grass, so you pretty much can only walk on sidewalks. Avoid units anywhere near the "streams" or garbage dumps, as they smell terrible. Also parking is usually pretty terrible unless you don't mind walking half a block to your apartment.

                          The actual apartment itself is a get what you pay for kind of thing. It's not really very visually appealing but it's a really good amount of space. It is very nice and quiet and convenient for UTD students. My biggest problem was with my lock. The employee opening the door as he was showing it to me the first time took a good ten minutes to get it open. It was all sorts of jammed and off centered. Not only was it an annoyance, but it was a safety issue. I had them come and fix it a total of 3 times and it was still pretty bad at times. One morning I left to take the trash out and had gotten locked out. The lock was completely jammed. I was still in pj's, and only had my keys and phone (like every good college student I always have my phone:P) and called maintenance. They answered, "Um.                             LOUD, LOUD, and LOUD

                            the office staff is fine, but the manager in there is a total B****. the apartments are old and falling apart. my specific apartment has a foundation issue. for the price i pay here i could easily find something substantialy nicer. expect to hear absolutely everything. neighbors playing music and talking on the phone at all hours of the day. upstairs neighbors stomping, and running/stomping down the stairs outside of the apartments. since ------- mostly inhabit all of the apartments expect to hear them mostly. they talk very loudly and have no respect for their surroundings. 1a.m. on a wednesday is not an okay time to talk on your phone outside my apartment. the indian people are also very dirty people, i have trash fall onto my patio from them. also no one here knows how to use a car, car alarms go off two to three times per day and people walk in the middle of the streets not moving for cars. and the construction of the apartments...horrible. hair is inside the paint on the ways, the lamination in my bathtub is currently coming off, the shelves are bowed, the doors either have no locks or don't shut right,… See More>

                              I've had a TERRIBLE time with them They're nice to you before you sign and instantly turn rude and unreliable. It's overpriced and not a nice play to live filled with inconsiderate neighbors, bugs, and a maintenance team that never shows up! So glad to move out!!

                                Unpleasant experience....

                                I lived here in a 2-bedroom apt for about a year, and I have to say that this apartment complex is not very everybody. On Fridays, Saturdays, and sometimes Sundays, my upstairs neighbors would turn on loud music and hold parties. Many people can be heard dancing upstairs during the late hours of the night. I was a deep sleeper but my roommate couldn't take it. Noises travel through the walls very easily. When I am near or in the restroom, I can hear my neighbors brushing their teeth and making other noises. Even toilet flushing sounds like lightning that rumbles throughout the apartment. Apparently, the walls and floor are very thin. It was bearable until Waterview decided to install WI-FI access for the entire complex and force each of us to pay a fee ($15 I think) to use the WI-FI. Let me tell you, the WI-FI sucks! It was slow and unsecure apparently (they didn't use WEP, WPA, or WPA2 encryption, I don't know if they wised up now).                                   First apartment, with no complaints.

                                  Before people start reviewing apartments, they should really point out the positives. With water only 15 bucks, washer/dryer, fridge, stove, and a spacious bathroom, I'd say I'm getting alot for $610.00/month. I understand that the rent is increasing by 15 bucks but I consider that still worth it. Why? It's a quiet place, no loud neighbors, or anything. It's great for people who are serious in their studies or working professionals while attending UTD. I see no point in complaining about the parking. I would be ungrateful complaining about having to take seven extra steps to get to my front door. If you talk to anyone living in these apartments, they would say they feel safe on campus. When my air conditioner went out twice in the summer (user error), they installed a window A/C unit until the central air (which was colder in my opinion). I've only seen one spider, and that was due to my own messiness. But I've never seen a roach, and I sleep on the floor. No bed bugs, no raccoons crawling through the vents, all is well.                                     Im not a person who likes to complain.. but this place....

                                    Well to start things off. They over charge. I am in a two bedroom with a roomate that waterview has paired me up with. $550 we both pay which is a ridiculous $1,100 together. The apartments are VERY standard. Appliances are all outdated. With that kind of money you can be living in luxury ACROSS THE STREET! If you dont have a car, the UTD bus shuttle goes to all the aprtments 5 min away from campus. I went to my friends apartments that was across the street, I almost wanted to cry becuase his apartment was so much nicer than mine and he was paying alot less than me. There is no campus life WHAT-SO-EVER, makes no sense to live on campus at all. Also, they charge a $25 late fee each day your late. They charge you a $25 fee if you want to use the online payment method. They find all ways to charge you more money each time. I've been living here for 4 months.                                       They have a monopoly demand due to students of UTD. So, they can make profit using any strategy. But, they think that they are the best management team on the planet.                                           I have to say that I love living in these apartments. They are friendly people that work with you in order to make you happy. They come quickly when you need them and all the maintenance people do what they can to make you happy. I would recommend this place to everyone!! It is very calm here and a great environment.

                                            No early terminations except for death or military deployment

                                            www.facebook.com/pages/UTD-Waterview-Park-Apartments-Concer Even though Waterview is UTD student housing only they do not allow early termination except for death or military deployment. It is the student responsibility to find a replacement and if you or waterview is unable or unwilling to find a replacement then the student is still responsible until the end of the lease regardless of completing a notice to vacate. They do not allow for early termination for any other reasons such as: loss of scholarship, loss of financial aid, transfer schools, suspension, withdraw from University, overseas study opportunities, early graduation, illness, etc. The leasing office is uninformed about the lease terms. We were told verbally that we would owe the 60 days notice plus 85% of 1 months rent to terminate the lease in spite of what the document said. Of course we should have known better because verbal information does not stand up in court. This leasing policy is in direct violation of UTD student housing policies of not allowing non-students reside on campus. The UTD housing office sends a print-out each month of students that are not maintaining minimum residency requirements and are supposed to be asked to move within 30 days.                                                 The Management team is terrible!!!

                                                1. The management accountant is terrible. He would refuse to talk to you and try to claim that its all your faults. I sent a check to the office, but then I found a mistake on the check so I came to tell them that to stop the check and I would write another one for them. They told me it would be fine and they wont process it, so I wrote them another check. 1 week later, the office sent me a notice saying that I must pay $50 fine from the bank because of the "error check". They sent the check to the bank by mistake (even though they told me they wouldn't), and they wanted me to take responsible for their problem???!!!! 2. The whole management team is unprofessional and mean. They would kick you back and forth like ball because they do not want to talk to you or deal with you. All they want to do is to kick the "ball problem" away and act like its not their responsibility. 3.                                                   Hope you like moving out the week before finals!

                                                  University House (as they're called now that they've been split in two) is the worst apartment complex I've ever lived in. Instead of reading a rant, I'll simply bullet the things they've done: 1. Rent goes up annually by around $50 or more. I began at $275, and am leaving at $425. I was never late with payments, they simply wanted more money. 2. The apartments are in shoddy condition - moldy, stained carpet (which they will charge you for, but I'll get to that later), mold growing in walls, faulty pipes (I was unable to use my bathroom for a week because they had to fix a burst pipe. They weren't fixing it, they were just keeping the WALL OPEN!), ROACHES AND FLIES. My air conditioner practically FELL THROUGH THE ROOF there was so much water damage. One emergency call and SEVEN HOURS LATER they came to plug it up. 3. Unenforced parking. God forbid you end up next to the fields, because when there's a game, you won't find parking anywhere close to your unit. 4.
