Recently moved out of the The Mansions at TPC (AUG 1, 2013) as of September 16, 2013 I have yet to receive a bill/statement explain any charges that they may have had after the move out. When I initially called they could not answer any of my questions concerning my Security Deposit and that a manager would give a call back shortly (this was at 10am)...4:30pm comes around no phone call, so...I decided to call back and a manager answered and put me on hold while she brought up my account. Once she came back she stated that she mailed the ITEMIZED list to my forwarding address on the 4th of August, which I never received. I asked her to explain them over the phone and the first thing she said was there was a $19.75 balance due...I couldnt believe that out of a $275 deposit I owed them $19.75. She explained the charges and I agreed with the last months water, trash and 1 day pro-rated rent.     I am a resident here and it seems it keeps getting worse here. With the office staff, the move out problems, being orver charged, or not getting your deposits back, and even all the apartment and car break- ins...for a supposedly upscale luxury apartment complex and for as much money as you pay to live here (market value or not), it seems they really don't care about their residents or respect the fact that they have a job because you choose to live here. If they keep getting bad comments on sites like the ones i have read, maybe they will start to take notice and live up to the level of expectation of the community. And maybe once people realize this place is not all they make it out to be and the office staff treats you like cramp, then maybe people will not move here, then they cannot talk about they have a waiting list to live here. The water is way more than quoted and increases in rent if you renew your lease are drastic. I think its time to buy a house.       I've had no ac for several days. It's the 5th time since I moved less than 10 months ago. ----- at the front desk is so rude and disrespectful-I literally sat and waited for more than 30 mins 2 weeks ago, she couldn't be bothered to help me. Sat and talked to a man about going to Judson HS. When I told her now that I need to still have someone come fix the ac for a fifth time she laughed at me, ridiculed me, etc. I have also been asking for my carpet to be cleaned or replaced since I moved in-10 months almost-because the people before me clearly had a pet and there are pee stains on the carpet still. ---------------- are nice but at this point I'll be seeking legal help

        WORST place I have ever lived. Rude office staff. Insanely horrible management company, who has horrible reviews at every property they own, and the owner, Marcus Hiles is getting sued all over the place. They deleted ALL the bad reviews. I'll be posting another one shortly. I lived there over two and a half years. The only bright spot is the maintenance crew who is awesome, but get treated like crap from the office. The place is a JOKE.

          With very little legal research and all the charges they try to add after you move out is NOT legal and all the other shady tactics they pull while living there by over charging your rent and water bill. It will only take a handful of people to start a Class Action Suit against this property. The ones who have been violated by their bad practices should all get together to file, takes no money out of your pocket to do this. With all the BBB complaints on file makes it even easier to get the ball rolling. All the office staff will sure to be cleaned house after as well... DO NOT MOVE HERE!!!! Staff is nasty rude and horrible. When you move out you lose your deposit and they will make up all these charges and charge you double what your rent payment is for the last month.             Better check BBB for this property and company! (Western Rim Properties) rated an "F" and it looks nice on the outside but a real s**thole to live at. The staff and mangers are so nasty and rude it's unreal. If you love fake people this is the place for you!!! Oh and just wait till you move out what you will have to endure, Good Luck!

              Management Company has a better business bureau rating "F." This is a warning! All military personnel civilians and active duty, please help other military personnel to avoid this situation. You can do so by reporting them to housing. With a number of complaints they will be put on the sanctioned list. Trisha and Melaine are very nice initially but when it comes time to move out they are very nasty. As for Jessica she tries to be nasty but she is just confused, just listen to her and you will know what I'm talking about. The way they take advantage of their tenants when they move out is terrible. According to the law of karma (which is how the world works) what goes around comes around. In other words, they will experience the same loss if not greater in both their personal lives and professional lives. They think they are getting over on people but they really are not. Also, do a review on yelp.com and apartmentreviews.com.

                We are living in a 4~bedroom at Mansions at TPC Parkway while our home is being built. We have been here since Dec. The minute we spoke to Melaine over the phone we were sure the first apt. we called would be the one we would call home for 6 mos. We explained to her my partner worked at home and needed a room suitable for an office and had to be quiet. We looked at the model and signed on the dotted line ASAP. We have been so impressed with everything here the walking path, the dog area, the two car garage, the clubhouse, spa,exercise room. They remember me and always greet me with a smile. There is an app. Building Link.com that keeps us in quick contact with package pickups,Marketplace,Get Me Home,Front Desk, Building Contacts and last but not least repair requests.(My Favorite) When I have made a request for anything from light bulbs changes to a reset on a hot water heater the maintenance men are here almost every time within hours or at least same day!                   I normally do not complain about apartment communities, but the representatives here will lie to get you to sign an extended lease agreement. The complex looks good but it is completely overrated. The design and layout is terrible. For example, you have your neighbors garage door under your bedroom and the noise is very loud! The neighbors living room wall is the common wall to your bedroom, therefore you hear their television. The walls are very thin, you can hear your neighbors talking and also hear them using the restroom. Also, the rates they quote you for water and trash, before you sign your lease is not accurate. They low ball these numbers. Also, the "security" gates do not always work. Yes, during the day the gates are open but at night the gates get stuck open. However, the grounds are clean and the maintainance crew is very nice. The overall assessment of this complex and the management company is a score of a 1 out of 5 (1 being not recommended and 5 being highly recommended).                       Edit to previous review after speaking with the property manager. All of my concerns were quickly and appropriately addressed. The areas that I gave lower ratings to below are primarily due to inconsiderate residents who don't clean up after their pets. Unfortunately, I haven't actually seen anyone do this myself - just the evidence left behind. The maintenance/grounds crew does a pretty good job of cleaning it up. It makes me wonder if the people who leave it behind realize someone else is having to clean it up. Other than that, this is a good place to live. The area is nice and lots to do, plus the schools are really good.

                        16 November 2012 I have lived at The Mansions at TPC for 2 years and couldn t imagine living anywhere else. The amenities are great. I enjoy the convenience of having a fitness facility and the spa/salon on the premises. On those rainy days the attached direct-access garages are great. The ease of making lease payments online is very time-saving. The leasing managers and maintenance staff are friendly and take care of any issues quickly. I don t think I could have found a better place to live.

                          I have lived at the Mansions for the past 3 and a half years and I have been pleased with my experience. I see other reviews complaining of noise and poor management/office help and I'd have to disagree with those reviews. First off, you're living in an apartment, if you think that it's going to be perfectly quiet then your expectations are wrong. And yes, it is a little pricey, but you get some nice amenities like a full gym, access to two pools, and a spa right on site where residents get a discount. No apartment is perfect, but I've been happy with my stay here, otherwise I would have left! I've looked at other apartments/renting houses and so on but have always stayed. You pay a premium to not have to ever worry about fixing/replacing anything and having people handle your issues. Great place to live, I have/will again recommend this place as an option for living.

                            My husband and I have been living at the Mansions since Summer 2009. For the past 3.5 years we've been extremely happy not only with our cozy townhouse but with their maintance services, all the amenities, and the friendly office staff. Would highly recommend to others.

                              We have been living here for 7 months now, and I can't say enough good things about this place. The staff are always friendly and helpful Our apartment is beautiful Maintenance are courtous, friendly and efficent. I put in a work order and it is complete usually by the next day. Isaac and Ramon are wonderful The ladies in the office are wonderful ( sorry I'm not naming all of you but I'm horrible with names) they always have a smile and kind words when I pop in. The only thing I think could be improved on is Parking, there just isn't enough....but then again where is there ever enough parking????? I'm glad we rented here.

                                Horrible! They will not return ANY of your deposit no matter what! Hardwood floor was truly cheap. Creeked when you walked on it. Very noisy and could hear every footstep of neighbors. The biggest now side is that they find a way to keep entire deposit no matter what you do to please them Real shisters! I was also worried about the reviews but gave them the benefit of the doubt.....wrong! Don't do it! Go to the View! At least their rent is less.

                                  We were extremely unhappy with our experience at the Mansions at TPC. We signed the lease quickly because our move to San Antonio was unanticipated and we rented the unit sight-unseen. If we had done our research we probably would have looked elsewhere to rent. We chose this particular complex because of the townhome design and the finishes (could not find any other complex in the area with nice finishes!). While the finishes are nice, the apartment was poorly done - paint splatter on the cabinets in the bathroom, poorly patched (or not at all) nail holes throughout and significant scrathes on the wood floor. Our biggest disappointment was when the complex failed to meet its lease obligations in repairing our A/C unit and the property manager was unwilling to even discuss the issue to identify a solution. So, we decided to terminate our lease early and pay the fees for fear of dings on our credit reports or a lawsuit if we did what is said to be a remedy in the lease - immediate termination of our agreement. This apartment will nickel and dime you while they shove new policy after new policy down your throat. The premadonna's in the office are pretensious and rude.                                       The office is very unhelpful. They have had broken equipment in the gym since the day I moved in which was 13 months ago. When I moved into the apartment it smelled like cat litter, the door was broken and it took them a month before they finally fixed it. We had a ant infestation twice and the walls are so thin you can hear the person next to us going to the bathroom. I would not recommend this complex to anyone.

                                        This place is the worst when it comes to anyone in the office trying to help you with any problem you might have there. The noise is out of control I can here my neighbors as if they were almost inside my house, people play loud music till 12am, talk outside loud until 2am, and just make all kinds of noise through out the night. This has been the worst experience renting and it will be my first and last time. If you want to to deal with fake, rude, nasty office staff this place is for you. Funny how nice they are to make that quick commission off of you when you first move in, after that it's like your just a piece of scum to them and could care less about helping you.                                           Dark and Gloomy

                                          I have been living at the mansions for Six months. When i fist moved in I loved them but as soon as i settled I started to see the cons. First the apartment consist of one room with carpet, that stains even if you spill water on it. Second if you have any kind of animal, i promise you it will be infested with flees as soon as it steps outside in the heat. Third if something breaks down or you lose a key and need maintenance, its like a hole in the head to get them. It has been two months since we have got into contact to received a new key. lastly if your looking for a vampire like atmosphere to call home, welcome to the Mansion. Our apartment is dark and gloomy, even with the blinds open.

                                            I can only beg that no one rent from the company. They will nickel and dime you for anything. The management is rude and very unhelpful. You can hear everything your neighbor does even when they are trying not to make much noise. When you move out the will keep all your deposit even if you clean your apt spotless and have no pets. They still will charge outraged price for make ready fees. I have lived in many apts, town homes, and this place is the worse.

                                              Turn around and run away!

                                              When we moved here in 2008, the property was quite nice. However, it has deteriorated greatly over the past 4 years. Parking is non-existent, cars have been broken into and/or stolen over the past couple of weeks, drivers pay absolutely NO attention to speed signs (or other cars and people - I've had to dive out of the way several times), maintenance is a joke and front office staff, while nice for the most part, quote a party line and do nothing. Apparently, they'll now rent to anyone, which has also contributed to the downfall of the property. I've had to call the police at least 10 times over the past 6 months for serious problems; I didn't have to do that at all in our previous complex and only once in our first 2 years here. I've noticed others mentioning poor construction leading to high electrical costs, but our unit appears to be the exception to this. Noise is ATROCIOUS, however.                                                 Save your money, buy a house!

                                                My wife and I were in a bind and this was the only place that would allow our large dog. What a mistake! We acctually got to see the unit we would be renting, we were lured in by the crown molding and appliances. FYI they don't service their appliances, well unless you want to pay double what it costs to do it yourself. I have worked in construction and let me warn you of the poor materiels and workmanship. Case in point, one of the door jams that keeps the security system activated, was installed so poorly that the entire system doesn't work. Another has an obviously broken piece of wood that was just painted over! I'm sure this place was put together as fast as possible for dirt cheap. This is a turd with glitter on it. We have had two seperate set of upstairs neighbors and it sounds like they own elephants, they in fact do not. But I can hear them walk from room to room and hear their regular conversations as if they were fighting!                                                   STAY AWAY!!! They keep the model apartment very nice, what you actually get is nothing like what you signed up to rent. They are all extremely over priced and will nickel and dime you to death on every little thing. Apartments are poorly built, no insulation, during the summer A/C units run all the time and your power bill will cost $300 dollars or more. They will charge you for something every time you turn around! The staff and maintenance personal are very unreliable. Don t even deal with Matthew! Not enough parking, no vistor parking, some vehicle's being allowed to sit for months on end, leaking oil and flat tires. But if your moving in, they will put a big sticker on your vehicle, telling you to move. The best advice I can give you is stay away, just stay away!!!
