I've lived here with my roommate for 8 months now and neither one of us know why there are so many terrible reviews... I really have nothing to complain about, other than that this one maintenance guy will come to the door sometimes, knock, and then unlock the door and come right in. I've just gotten to where I deadbolt the door 24/7. But I mean, nothing's ever been stolen, so I'm assuming they just come by to check the place or fix something. The office staff is always friendly and we've only had one or two problems with payment misunderstandings, which were quickly resolved. Tip: keep the receipts they give you. That's always a good habit to get into. The grounds are very pretty and shady, lots of big trees, and the maintenance guys keep it tidy. The buildings look good, inside and out. I'm not sure how old the place is but it doesn't look old or rundown at all. The apartments aren't the biggest you can find, but they're a pretty good deal for the San Marcos area. If you have big dogs RSR takes them, and as far as I can tell from the wide range of breeds I've seen around the complex, there aren't any restrictions. I've seen cats in windows too, so obviously they're okay. I don't know if they allow reptiles/birds. Parking can be a pain sometimes, but I think that's pretty normal for apartments. We've also never had issues with any of our neighbors, so that's nice. It's a very quiet place to live. Make sure you ask for a place with a washer/dryer. Apparently those units cost the same. Wish we'd gotten one! Even so, there's a nice laundry place on site that's pretty close to all of the units. Overall, I'd definitely recommend Riverside Ranch, and we'd be renewing our lease if the prices weren't going up a little and we didn't want to move to Austin. Don't believe all the crappy reviews you've read. We love it here. :) EDIT: There are two things I forgot to list that I didn't like, which are both pretty minor. Our hot water has been shut off for a few hours a few different times, which was really annoying. The power was also shut off once or twice for like an hour each. I don't really think either of those things are that big of a deal though. We were always notified by a note on out door when it would happen, a day or 2 before.
